Beautiful location, but sadly let down by the property’s management, condition and security concern
The property is in an excellent location, with beautiful views overlooking the Tuscan hills. It is approximately a 10-minute drive from San Gimignano, as well as shops and restaurants, making it a very convenient base for exploring the area.
The property itself is large and spacious, with comfortable beds and a generous social/dining area that worked well for our group. The pool area is also large and has lovely views of the surrounding countryside.
Andrea was on site to check us in, provide the keys and offer local recommendations, which was helpful and appreciated.
Unfortunately, shortly before our stay, once we received the property address, we found several historical listings associated with the property containing significantly more negative reviews, including concerns regarding cleanliness and, importantly for us, security and a previous burglary. This information had not been apparent when booking. We contacted both Booking.com and the management company seeking reassurance about any security improvements made since, but unfortunately did not receive this. As we were travelling for our wedding, we requested cancellation and for the fee to be waived given the information we had subsequently discovered. This was refused, so we proceeded with our stay.
The property is traditionally Tuscan as expected, but overall we found it tired and in need of investment. Cleanliness was below our expectations, although some of this appeared attributable to general wear and tear. One of two toilets in the main property did not work, one shower regularly flooded the bathroom floor and another shower in the lower property did not work. The lower property also had a significant mosquito problem despite keeping doors and windows closed, with no mosquito netting.
Outdoor furniture and pool loungers were worn and some rusted. The pool itself was large but regularly required clearing of flying ants. We also requested a midweek clean with fresh linen and towels for eight beds and were quoted €600, which seemed extraordinarily high given we had already paid approximately €5,600 for one week.
Overall, the location was excellent, but we did not feel the condition, cleanliness and amenities reflected the four-square Booking.com rating or price paid. Most disappointing was how our concerns, particularly around security, were handled before arrival. Rather than providing meaningful reassurance, the management company dismissed previous negative reviews as being from “haters”. It is disappointing as frequent travellers our concerns were not heard
