Reefwatch is a spacious beachfront home on Franklin Parade with uninterrupted ocean views and a stunning wall of glass bringing the coastline into the living space.



Sleeping up to 8 guests across 4 bedrooms, with multiple living areas to spread out, it’s perfect for families and groups wanting to enjoy the coast, with Victor Harbor, cafés, dining and the Encounter Bikeway nearby.



The Space:

The upper level is the heart of Reefwatch, with open-plan living, dining and kitchen areas designed around the incredible ocean views. Large windows fill the space with natural light, while the slow combustion fireplace creates a warm and inviting place to gather during the cooler months.



With living areas upstairs and downstairs, there’s plenty of room for everyone to enjoy the home in their own way. Gather together for meals and conversation, or find a quiet corner to relax and take in the view.



The kitchen is fully equipped with modern appliances, generous bench space and everything needed for easy holiday cooking.



Reefwatch comfortably sleeps up to eight guests across four bedrooms:



• Master bedroom – Queen bed, ocean views and private ensuite.

• Bedroom 2 – Queen bed.

• Bedroom 3 – Queen bed.

• Bedroom 4 – Two single beds.



A main bathroom downstairs and upstairs powder room provide extra convenience.



For bookings of 5 guests or more, all bedrooms are available. For bookings of 4 guests or fewer, the fourth bedroom will remain locked unless requested for an additional $40 per night.



The Neighborhood:

Step outside and enjoy the sea air from the balcony, with morning coffees, evening drinks and uninterrupted coastal views.



With direct beach access and the Encounter Bikeway nearby, Reefwatch makes it easy to explore the coastline. Victor Harbor, Yilki Store and Whalers Seaside Dining are just a short drive away, giving you plenty of options for coffee, meals and seaside adventures.



Other Things to Note:

This is a very strictly non smoking and vaping property both inside and outside. Non compliance with this will result in fines of $250.

No parties, no schoolies.

Must be 25 years of age to book.

Sorry, no young children under the age of 12. Infants under the age of 1 are welcome, we do not supply cots, high chairs, or stair gates at Reefwatch.

This property is not pet friendly.



Our properties are fully self-contained and we supply starter provisions consisting of laundry powder, dish liquid, dishwasher tablets, a dish cloth, bin liners, milk, coffee, tea, sugar, olive oil, salt and pepper, as well as bathroom amenities (shampoo, conditioner, body wash, and soap). A spare roll of toilet paper is provided per toilet. Please note that these complimentary provisions are supplied to get you started for your holiday and are not replenished during your stay. We provide bathroom linen for the number of guests included in your booking only. Please bring your own beach towels. Bathroom linen is strictly not to be used for the beach.



A 25% deposit is required upon booking confirmation. The remaining balance is due 7 days before your stay. Cancellations made during the refundable period will receive a refund of all payments made, less a $30 cancellation fee.



A pre-check-in form must be completed before arrival, which includes confirming your booking details and agreeing to our terms and conditions. Pricing reflects the number of guests included in your booking. If your guest numbers change, please let us know as soon as possible, as additional charges may apply for additional guests.
