The home is conveniently located in Conley with easy access to Hartsfield-Jackson Atlanta International Airport, Downtown Atlanta, I-285 and I-75. Conley is roughly 9 miles by road from both ATL airport and central Atlanta, though drive times vary significantly with Atlanta traffic.

## NO SMOKING INSIDE THE HOME

This is a **strictly smoke-free and odor-free property**. Smoking of any kind, including cigarettes, marijuana/weed, or vaping, is **not permitted inside the home**.

A **$250 deep-cleaning and smoke-removal fee** will be charged if smoking occurs inside the property. Smoke and odor removal requires extensive additional cleaning and may also require us to temporarily block the property from future reservations.

Please **do not smoke directly outside or near the front door**, as smoke can travel back inside the home. If you choose to smoke outdoors, please move a reasonable distance away from all entrances and windows.

**Do not leave cigarette butts, marijuana/weed remnants, ashes, or smoking debris anywhere inside or outside the property.** Please dispose of all smoking materials properly.

Bedroom Access & Guest Count

Our pricing is designed to keep stays affordable for smaller groups.

For reservations of 1–4 guests, two bedrooms are prepared and available for use. The third bedroom remains closed.

For reservations of 5 or more guests, the third bedroom is opened and prepared for your stay. An additional guest fee of $25 per person, per night after 4 guests applies.

Please be sure to enter the correct number of guests when booking so we can prepare the appropriate number of bedrooms before your arrival.

Important: The third bedroom is not included with reservations of 1–4 guests, regardless of sleeping arrangements.

You are free to use the entire home except the 1 additional bedroom which will be locked off along with the garage ...

***Parking & Shared Property Access

Please note that there is a separate unit on the property with its own occupants. The driveway and backyard are shared areas.

Guests may park in the driveway; however, please keep the RIGHT SIDE of the driveway clear at all times. The occupants of the separate unit park behind the garage and use the right side of the driveway and the gate beside the garage to access their unit/parking area.

Do not block the right-side driveway, gate, or access to the rear of the garage at any time.

The backyard is also a shared space, so you may occasionally see the occupants of the separate unit using the yard accessing their parking area or access their unit

********Guests are strictly prohibited from bringing any firearms or weapons onto the property. This is a private property, and any violation will result in immediate termination of the stay and removal from the premises. If necessary, law enforcement will be contacted, and legal action may be pursued..
