• While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

Guests have full private access to the entire 1-acre estate, including the home, pool, hot tub, outdoor living areas, and all amenities, with easy self check-in and parking for up to 15 vehicles, plus room for an RV or boat.
