Our home also offers a large den for added relaxation and access to a private outdoor patio overlooking the peaceful lagoon.

GUEST ACCESS:

Guests will have full access to the home, including all living spaces, 3 bedrooms, 3 bathrooms, kitchen, and the private canal-front patio.

You’ll also have access to the Gulf Highlands community amenities, including multiple pools, tennis and pickleball courts, mini golf, and the private beachfront restaurant with a pool and beachside restrooms. You will also have private access to the beach at this location for private Gulf Highland guests.

We provide beach chairs, towels, a wagon, and an umbrella for beach days.

This property is luxuriously furnished with quality, comfortable furniture, and amenities which include:

- 1 Queen Bed in the Master Bedroom with a large walk-in closet.
- 1 Queen Bed in the Second Bedroom, as well as a Large walk-in closet.
- 1 Queen Bed in the Third Bedroom with another walk-in closet.
- Large Queen pull-out sofabed in the living room for additional flexible sleeping arrangements, ideal for couples or small groups.
- Fully stocked gourmet kitchen for all your cooking needs & desires, including a breakfast bar seating up to 4 people.
- Indoor laundry room with a washer & dryer.
- Dining room area.
- Free high-speed Wifi Internet.
- 5 digital cable TVs. Large TVs in the living room, Den, and Master Bedroom. Secondary bedrooms also have TVs.
- Fully stocked living amenities including (fresh bed sheets/linens, indoor and beach towels, hygiene products such as shampoo, hairdryer, kitchen cleaning supplies such as dishwasher pods/soap)
- Cleaning service rates start at $250 per visit, which includes a complete reconditioning of the whole condo.
- Easy check-in via keypad once at the unit, no office stop required for keys.
- 2 Gate access cards are in the top bedside drawer in the master bedroom.

Check-in is at 4:00 pm, and check-out is at 11:00 am.

This unit comes with 2 free parking spaces. Guest parking passes need to be picked up at the front gate upon entry.

To ensure a safe and responsible environment for all guests, the primary guest making the reservation must be at least 25 years of age. By booking this property, you confirm that you meet this requirement and agree to provide valid government-issued identification upon request.
Reservations made by individuals under the age of 25 may be declined or canceled, and applicable fees may apply. In accordance with Florida State Statute 509.41, reservations made under false pretense are null and void, and check-in will not be allowed, or guests will be asked to vacate the residence without refund.

ABSOLUTELY NO SMOKING (cigarettes, marijuana, cigars) or vaping allowed, even on the unit’s patio areas.

PET POLICY: Pets are NOT allowed on or in the property - NO EXCEPTIONS!

QUIET TIME HOURS & DISTURBANCES:

Quiet Hours: 10:00 PM – 10:00 AM. Be mindful of other guests and keep noise levels to a minimum at all times. If there is a noise complaint from other guests, security, or neighbors, you may be issued a warning or be asked to leave the property without a refund.

NO PARTIES OR UNREGISTERED GUESTS.

Failure to adhere to any of the above will result in immediate eviction and no refunds of any kind.
