WELCOME TO THE RIVER HOUSE

Settle into a peaceful riverside retreat just 2 miles from Colgate University and the Village of Hamilton. Located on the first floor of a renovated early 1900s general store, the River House combines the character of an old country property with the comforts of a thoughtfully renovated home.

Oversized windows fill the main living area with natural light and offer beautiful views of the backyard, mature trees and Chenango River beyond. Step outside onto your private deck for morning coffee, an afternoon with a book or a quiet evening surrounded by the sounds of the countryside.

ROOM TO RELAX

The River House has several comfortable places to spread out.

The open kitchen, dining and living area includes two separate seating areas. One faces the 75" smart TV, perfect for movie nights or relaxing after a day out. The other faces the oversized windows, private deck and Chenango River, making it a peaceful spot for coffee, conversation, reading or simply watching the chipmunks play.

At the front of the home, a separate sitting room has a queen pullout sofa and black out shades. This "cabin room" provides another quiet space to relax or an additional sleeping area for one or two guests.

SLEEPING

The River House sleeps up to 4 guests.

The private bedroom has a king bed, bedside reading lights, blackout shades and plenty of storage.

The separate front sitting room includes a queen pullout sofa, blackout shades, and reading lamp for one or two additional guests. Blow-up mattress available upon request.

KITCHEN & DINING

The kitchen is fully stocked for cooking in, with a full-size stove, dishwasher, cookware, dishes and plenty of the extras we appreciate when we travel, including a coffee maker, Keurig, French press, coffee, tea, cooking oils, spices and more.

The dining area is surrounded by large windows that fill the space with natural light. The table includes a hidden pop-up leaf that expands it to accommodate additional guests.

OUTDOORS & THE RIVER

The River House has its own private back deck overlooking the wooded backyard and river area.

A path leads approximately 200 feet from the deck to the Chenango River. Guests are welcome to enjoy the riverbank, sit by the water and keep an eye out for ducks, herons and other wildlife. When conditions are safe, guests may also enjoy the shallow water. Children must be accompanied by a responsible adult.

The river area is shared with guests staying at our other nearby properties.

CLOSE TO COLGATE

The River House is conveniently located near Colgate University and the Village of Hamilton, making it a great home base for campus visits, sporting events, family weekends, reunions and other Colgate gatherings while still giving you a quiet place to retreat at the end of the day.

ENTRANCE & ACCESS

Guests enter the River House through the side entrance using a digital keypad.

The River House has its own private entrance, private deck and indoor living spaces. The front porch and front entrance are used by guests staying in the upstairs Movie House.

A washer and dryer are available inside the River House.

GOOD TO KNOW

The River House occupies the first floor of a two-story building. The Movie House, a separate vacation rental, is located upstairs. Each unit has its own private entrance, kitchen and living areas.

You may occasionally hear guests upstairs, and we ask everyone in the building to observe quiet hours from 10pm to 8am.

The old workshop building beside the yard is part of the property's history but is locked and not available to guests.

This is a rural country property, so you may hear roosters and other normal countryside sounds. The Chenango River is a natural, unsupervised area, and children should always be supervised near the water.
