The Main Residence is a two-storey house. The ground floor features an open-plan area with a fully equipped main kitchen, dining area and living room, as well as a full bathroom. The upper floor features 3 bedrooms, one single, one double, and one triple bedroom, as well as a second full bathroom.

Independent Guest House – 34.80 sq.m.
A completely separate and fully autonomous guest House, offering additional privacy and independence. It features 1 bedroom with two single beds, a comfortable living area, a kitchenette, a small dining table, and a private bathroom.

Pool House - 40.50 sq.m.
A separate building located directly next to the swimming pool and serving the outdoor area. It features a small kitchen, a private bathroom, a storage area, and a washing machine.

Guest access
Guests have full, exclusive access to the entire 5900 sqm private estate, including both residences, the private swimming pool, the pool house, and all outdoor areas. The basement rooms (storage and boiler room) are locked and not accessible. There are no shared spaces, and no one else stays on or has access to the property during your stay.

Other things to note
Private Swimming Pool & Safety:
The swimming pool is completely private and exclusively for the registered guests. Guests have exclusive use of the entire pool and are solely responsible for its safe use. The maximum depth is 2.90 metres and there is no lifeguard on duty. Minors are strictly prohibited from using the swimming pool without the constant and direct supervision of a responsible adult.

Exclusive Use of the Property & Unregistered Guests:
The property is rented exclusively to the registered guests included in the reservation, with no shared areas or facilities. Entry or use of the property, including the swimming pool, by unregistered guests is strictly prohibited. No housekeeping or other on-site services are provided during the stay. Guests are responsible for the proper use of the property and for keeping it in good condition.

Location & Surroundings:
The property is located in the countryside, in a quiet and secluded natural setting, away from the traffic and noise of the city. Lygourio, the nearest village, is approximately 5 minutes away by car. There are two neighboring residences, one of which shares an open boundary with the property. Both properties are completely private, and neither guests nor residents are permitted to enter the other property.

Property Condition & Age:
The house was built in 2002 and has not undergone a full renovation. As a property of its age, guests may notice some minor signs of normal wear and tear or small cosmetic imperfections consistent with the passage of time. These are natural characteristics of a well-maintained property of this age and do not affect its functionality or comfort. Guests are kindly asked to bear in mind that not all elements of the property are newly installed or brand new.

Guest Information:
In accordance with the applicable legislation regarding short-term rentals in Greece, guests with a Greek Tax Identification Number (AFM) are required to provide their AFM. Guests who do not have a Greek AFM are required to provide a valid passport number instead.
