The home has been professionally designed with welcoming modern-boho details that combine style and comfort. The primary suite includes a private bathroom with a soaking tub and separate shower, a spacious walk-in closet, and a desk and chair for guests who may need to work remotely. Another bedroom includes a relaxing hanging chair, and each bedroom is furnished with newer, high-quality mattresses and comfortable bedding.

Spend time together in the spacious living room, complete with a 70-inch LED Smart TV. Enjoy meals around the dining table for six, with additional seating available at the kitchen island. The backyard is designed for relaxing and having fun. Lounge on the saltwater pool’s tanning shelf, cool off in the sparkling water, practice on the putting green, or enjoy oversized lawn games such as tic-tac-toe, Jenga, checkers, and cornhole. There is something for guests of all ages to enjoy.

The property includes a full-size pool table, and a dedicated neon-lit game room / atcade featuring full-size arcade games and an air hockey table for friendly competition. There is also game table stocked with family board games.

MAINTENANCE:
Pool service days are Mondays and Thursdays between 7:00 am and 11:00 am (about 15 mins). Pool technician comes in through the side gate.
Gardening is done on Tuesdays.


PARKING:
A maximum of 3 cars are allowed on the property. Please park in the garage (one car will fit in the garage/gameroom) and driveway only. Fines start at $1500 per vehicle per day for violations.

Additional parking is located outside the community.

IMPORTANT: Vans, commercial trucks, signage vehicles, commercial vehicles are not allowed in the community.

CHECK-IN TIME: 3:00 PM
CHECK-OUT TIME: 10:00 AM

Early check-in / late check-out can be requested subject to availability.

EARLY DEPARTURE/EVICTION POLICY:
No refunds for early departure and/or eviction in any circumstance.

POOL HEAT:
Please notify us if you would like the pool heated by the time you arrive.
Pool heat fee: $100/night
Spa heating is included in your reservation at no extra cost.

NO third-party bookings. The person who books must be the person who checks in first.

An extra $250 cleaning fee will be applied for silly string, glitter, confetti, and water balloon trash.

NO SMOKING POLICY:
No smoking is allowed in or on the property. There will be an extra cleaning fee added for non-compliance up to $2,500.

PET POLICY:
A maximum of 2 pets are allowed. Pets are not allowed in the bedrooms or on furniture. Pets cannot be left unattended on the property.


TRASH:
Please place all trash in bags before putting it into the outdoor trash bins located along the side of the house. Trash bags are provided inside the home.
Trash is collected every Tuesday morning at approximately 7:00 a.m. Please help us keep the property clean and ready for pickup.

NOISE DISTURBANCES:
We want you to enjoy your stay while also being considerate of our neighbors. Quiet hours are from 10:00 p.m. to 8:00 a.m., and the City may issue fines beginning at $1,000 for noise violations after 10:00 p.m.
Should we receive a noise complaint, we will contact you and kindly ask that the noise level be reduced. Continued disturbances may result in the reservation ending immediately without a refund.

Guests are responsible for any fines or citations resulting from their stay.

WEATHER CONDITIONS:
Our home is located in the desert, where weather and driving conditions can vary throughout the year. Guests are responsible for reviewing current forecasts and road conditions before and during their trip.
Desert conditions may include high temperatures, wind, rain, fog, dust, or other unexpected weather. Refunds cannot be provided for weather-related conditions, road closures, flight disruptions, or other circumstances outside the host’s control.

PERSONAL BELONGINGS:
Please check carefully for personal belongings before departure. The homeowners cannot guarantee that items left behind will be located, stored, or shipped. Any costs associated with returning an item, when possible, will be the guest’s responsibility.

LIABILITY:
We hope every guest has a safe and enjoyable visit. By accepting the reservation, guests acknowledge that they use the home, pool, game room, outdoor areas, and all other amenities at their own risk.
The property is privately owned, and the homeowners are not responsible for accidents, injuries, illness, loss, theft, or damage involving guests, visitors, personal belongings, or valuables during the stay. Guests are also responsible for the safety and conduct of everyone they invite onto the property.
