Bottom Floor – Studio Suite
The bottom floor features a spacious studio-style living and sleeping area with a TV, closet, dining table, and full bathroom with a shower. The kitchenette includes a refrigerator, microwave, sink, and portable stovetop, giving guests an additional convenient space for preparing simple meals.

Middle Floor – Bedrooms & Spa Room
The middle level includes three bedrooms: a primary bedroom with a king bed, desk, and closet, a bedroom with a queen bed, desk, and closet, and a bedroom with a full-size bed and desk.

This floor also includes a full bathroom with a shower, as well as a separate spa room with a soaking tub, sink, massage table, and seating area for an added place to relax.

Top Floor – Main Living Area & Kitchen
The top floor is the heart of the home, with large windows overlooking the waterfront and sliding glass doors that open directly onto the deck.

Inside, you’ll find a comfortable living room with a sleeper sofa, TV, and projector, along with an extendable dining table and breakfast nook. The updated kitchen includes an induction stove, refrigerator, microwave, Keurig, coffee maker, toaster, and other essentials. This floor also has a full bathroom with a bathtub/shower combination.

Dedicated Office
A separate office provides two desks, a printer, and an additional sleeper sofa, giving guests plenty of space for remote work or additional sleeping arrangements.

Waterfront Deck & Dock
Step through the sliding glass doors onto the spacious deck and enjoy the waterfront setting from the outdoor furniture or lounge chairs. Guests can gather around the fire pit, grill outdoors, or simply sit back and enjoy the view.

Beyond the deck is access to a walking path that’s perfect for a peaceful morning or evening stroll. Continue straight toward the water and you’ll reach the private dock. The hot tub is positioned overlooking the waterfront, creating an especially relaxing place to unwind and take in the Delta views.

Overall, the home offers three traditional bedrooms, a spacious studio sleeping area, two sleeper sofas, three full bathrooms, multiple living spaces, and dedicated work areas, all spread across three levels for added comfort and privacy.

Guests will have access to the entire three-story home, including the studio level, all bedrooms and bathrooms, spa room, office, main kitchen and living areas, deck, hot tub, outdoor seating, fire pit, grill, walking-path access, and private dock.

The front yard is available for guest parking and can comfortably fit approximately 4–5 vehicles depending on size.

🌊 Waterfront Dining & Bethel Island Favorites
One of the best parts of the location is how easy it is to enjoy the waterfront beyond the property. Sugar Barge is about a 2-minute walk or paddleboard away and is open Friday through Sunday, with live music, great food, and drinks. The Rusty Porthole is also nearby, about a 10-minute walk or paddleboard away, making it easy to head out for a casual meal, drinks, and even more time by the water.

A short drive into Bethel Island brings you to even more local favorites and everyday conveniences. Gateway Market offers groceries, a butcher counter, gas, and a laundromat. There is also typically a taco truck nearby serving some of our favorite tacos — especially the al pastor with pineapple.
For more local food and drinks, Delta Bar is a great spot for breakfast, meals, and cocktails, while La Bonita is another local favorite for breakfast and lunch.

🚗 Parking
The property has a spacious front parking area that can comfortably accommodate approximately 4–5 vehicles, depending on vehicle size. All guest vehicles must remain within the property’s designated parking area.

Please note that street parking is not available, and guests may not park on neighboring properties or in our neighbors’ yards. If your group will be arriving with several vehicles, we recommend coordinating transportation in advance.

🌙 Quiet Hours & Gatherings
This home is not suitable for parties or large events. Small, respectful gatherings are welcome, but the property is located in a quiet residential neighborhood where sound travels easily.

We ask that outdoor music and excessive noise stop by 11:00 PM, with quiet hours observed from 11:00 PM to 7:00 AM. During these hours, please keep voices, music, and activity at a respectful level, particularly on the deck, dock, and other outdoor areas.

🌊 Waterfront Property
Because the home sits directly on the waterfront and includes access to a deck and dock, children should be supervised closely around all outdoor and waterfront areas.
