From this private pool deck, you’ll enjoy the sunset view west to the San Jacinto Mountains. If you prefer the sunrise with your morning coffee, there is a back patio on the east side of the house just off the great room. Morning or evening, you’ll enjoy this peaceful jewel of a home.
Whether driving into the 2 car garage or walking in through the gate, you’re welcomed into your private courtyard before getting to the front door of the house. From there, to the left is the great room with a comfortable living area with fireplace and flat screen TV, dining area with French doors opening out to the pool deck, and a well-stocked open kitchen with large breakfast bar.
On the other side of the house, to the right of the entrance, you’ll find a bathroom for visiting guests, and two bedrooms. The front bedroom offers a Queen size bed, TV and en suite bathroom with step in shower. The master bedroom is at the back of the house with a comfortable king bed, and a spacious en suite bathroom with step in shower. The master bedroom also opens out directly to the back patio to enjoy the sunrise.
The guard-gated community of Rio Del Sol in Cathedral City offers 3 pools/spas, 4 tennis courts, a dog run and clubhouse, all on beautiful grounds with several lakes and gorgeous views, and it’s close to the heart of Cathedral City restaurants, theaters and events. The property is situated directly between vibrant Palm Springs and Rancho Mirage or Palm Desert, where you’ll find popular destinations at The River and El Paseo. It’s a great central valley location!
Per City rules: Please be mindful of your neighbors - limit noise at all times during your stay to respectful levels. Outdoor music is not permitted at any level at anytime. ABSOLUTELY NO PARTIES OR EVENTS.
MAX occupancy is 4 adults.
This vacation home rents on a 30-night minimum basis. During the winter season, between December and April, you must begin on the first day of the month and end on the first day of the following month.

Other Things to Note:
-This property is professionally managed by Oranj Palm Vacation Homes and it is required to submit a signed rental agreement by the guest/tenant within 48 hours of an accepted reservation.
-Responsible party (YOU) must be 25 years or older per city laws to sign rental agreement.
-Maximum occupancy allowed is 2 people per bedroom.
Mandatory Utility Deposit:
A utility Deposit of $1,000 per month is required as an additional fee and a vacation rental contract must be signed to confirm the reservation. The utility deposit will be used to pay monthly gas and electric bills that when combined exceed $200.00 per month.
TERMS & CONDITIONS OF RENTAL:
- Violation of any rules/ordinances listed below may result in fine(s) and/or immediate eviction. Renter agrees that any such fines will be charged to the credit card on file.
-All cancellations subject to a $75 cancellation fee regardless of time frame.
- No house parties: An unauthorized party or event at the property will lead to your immediate removal from the property.
- No outdoor music allowed at any volume at any time of day (This includes any music, at any volume, on any device such as a cell phone) any indoor music which can be heard from the street OR from the neighboring property is prohibited.
- No smoking indoors. Smoking is strictly forbidden anywhere inside the house. If smoking outside, please follow HOA rules and make sure to use an ashtray and collect all cigarette litter.
- AC/Heating - Please DO NOT turn AC below 74 degrees during summer, turning AC lower than 74 will not cool the house faster and may freeze the AC system.
- Please make sure you keep all doors and windows shut in summer/winter to conserve energy. We monitor energy usage at all properties, and you may be charged an additional energy fee if energy usage is 20% or more above normal.
- Our properties do not include RV, trailer, 5th wheel, etc. parking. Other arrangements will need to be made.
- Please do not place hot or wet plates or cups directly on furniture, use coasters.
HOUSEKEEPING & MAINTENANCE:
- Guest/tenant must notify upon check-in or within 24 hours of any housekeeping complaint or property maintenance issue.
- Please, DO NOT attempt to fix anything yourself, please call us immediately. -Broken/Missing items: we much prefer that you report to us any items broken or missing upon your departure. We understand that accidents happen and would appreciate your honest cooperation if something went wrong while at the house.
BEFORE YOU LEAVE CHECKLIST:
- ALL trash should be tied in garbage bags and put in your trash bin prior to departure. Excessive trash left at the property may incur extra charges.
- Laundry – please remove all dirty sheets and towels and place in the laundry area/room. We would appreciate if you start a first load of laundry.
- Please do not re-arrange the house décor or move furniture.
- Close and lock all doors and windows, set the alarm on if a code was provided to you.
- Make sure to turn all lights and electronics off, including pool/SPA lights, shut off the AC, and turn SPA off.
- Return all sets of keys, gate passes and garage door openers to our Smoketree office.
