Guests have private access to Sweet Pea’s lower-level yard and patio—a quiet spot to relax, grill, or enjoy your morning coffee.

Summer Access:
Follow the fence line down the steps, take a right, and then follow the steps up to Sweet Pea. Once you navigate this you will learn the lay of the property and see other ways to navigate it to load and unload your belongings.

Winter Access:
Enter through The Nest’s white picket fence. The gate latch is on the inside near the mailbox, marked by a small fake flower sticking out of the fence. Walk to the back of the deck where a patio table sits and open the black gate which takes you down to Sweet Pea Pines.

NOTE: Please relatch the gates when entering or exiting, as pets or children may be staying in the main home above.
Also, be mindful of this!
*If you`re traveling with a pet, please leash them until you are in the lower level of the yard. As the upper yard belongs to The Nest property.

* NO TRAILER PARKING: You can request a variance from the city to park in the empty shopping center parking lot across the street or any other open public parking spaces they may have. So if you`re needing to bring a trailer, please request this.

* Street Parking: Please read parking restrictions when you receive your check-in requests. Please let us know if you will be coming in on bikes and need garage space.

* The streets in Lead are very narrow, and most homes have just street parking.

* No washer and dryer available. A nearby laundromat is available.

* A separate guest cottage is located behind the main house. Separate entrance and no shared walls.

* This property does host a two-car garage. One side is for the main house and the other side is for The Sweet Pea. The garage can only fit a sedan or motorcycles.

* For dogs: We do not allow puppies (under 1 year old), German Shepherds, or Huskies.

* We do not allow cats.

* If bringing a pet, a pet fee of $75 per pet is required. Please message us to let us know, and we will send a request for the payment, or you can pay through the listing platform.

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.

* Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.

* Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight

- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Other House Rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 10PM and always be respectful of the
neighbors and other tenants in the building.

5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

6. If bringing a pet:
6.1 We don`t allow puppies (less than 1 year old), German shepherds, or huskies.
6.2 A pet fee of $75 is required. Please message us to let us know so that we can send a request for the deposit.
6.3 Please clean up after your dog (pick up your dog`s poop)
6.4 No pets allowed on furniture or beds.

7. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

8. For noise complaints:
8.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

9. Please be mindful of neighboring personal property, such as swing sets. Do not let children play on or use this without prior written permission.

10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $250 for extra cleaning.

Follow all check-out procedures:
1. Take out all trash

2. Wash dishes (or start dishwasher)

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checkingt, the guest will be charged $100.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.
