Perched above the community pool with sweeping views of Boca Ciega Bay, this bright, coastal-styled home comfortably sleeps up to 8 guests and is the perfect base for an extended stay.

The Space
The open-concept living and dining area is anchored by a plush sectional sofa and floor-to-ceiling windows framing the bay and pool below. The fully equipped kitchen features crisp white cabinetry, quartz countertops, a chic blue herringbone tile backsplash, double wall ovens, and stainless steel appliances — ideal for cooking up your favorite meals.

The primary suite offers stunning water views, a comfortable king bed, and a mounted TV, while the en-suite bathroom is outfitted with a frameless glass walk-in shower, dual vanity, and elegant marble-look tile. A second bedroom with its own bed offers comfortable accommodations, and two additional sleeper sofas provide flexible sleeping space for larger groups — sleeping 8 in total.

Need to get work done? A dedicated workspace and WiFi throughout make it easy to stay productive during your stay. A full-size laundry room with washer and dryer means you can pack light and stay long.

Guest Access
Guests enjoy full access to the unit and Isla Key`s community amenities, including the waterfront pool, hot tub, and tennis courts. (Please note: the community pool is currently undergoing renovation, with completion expected by the end of September. Pool access/usage may be limited until the project is complete.)

Assigned and guest parking is available, limited to 2 vehicles per unit.

A Note on Stays
This home is available for a minimum stay of 30 nights, making it perfect for snowbirds, remote workers, or anyone looking for an extended coastal getaway. Please note: no pets allowed.
These rules combine our house rules with the Isla Key Condominium Association`s official rules for renters and guests, which govern the community and take precedence where the two differ.

Violations of any rule below may result in fines, additional cleaning or damage fees, immediate termination of the reservation without refund, and/or reporting to the applicable booking platform.

The total number of individuals authorized to stay on the Premises is to be stated in the reservation request and may not exceed 6 persons, including all overnight guests and daytime visitors at any given time.

Check-in: 4:00 PM — Early check-in is not guaranteed and must be approved in advance by Host.
Check-out: 11:00 AM sharp — Late check-out is not permitted without prior written approval from Host.

Late Check-Out Fees (unauthorized):
Up to 1 hour late: $100 fee
More than 1 hour late: Full nightly rate charged per hour or any portion thereof

Late Arrivals (after 10:00 PM): Guest must message an estimated arrival time at least 2 hours in advance and text again upon safe arrival at the Premises.

Minimum rental period is 30 consecutive days. Renters may not sublet. A Request to Lease form and application fee must be submitted to Resource Property Management no less than 5 days prior to occupancy — Host will handle this.

HOUSE RULES

1. QUIET HOURS — STRICTLY ENFORCED
Quiet hours are in effect daily from 10:00 PM to 8:00 AM.
During quiet hours:
Zero noise audible outside the unit — no music, loud conversation, television, or slamming doors
All outdoor areas including balconies, walkways, and the pool area must be completely quiet
Gatherings must move indoors and remain at a minimum noise level
Association rules additionally prohibit noise or music of any kind — in the unit or common areas — that disturbs other residents at any time, not just during quiet hours.
Violation of quiet hours is grounds for immediate termination of the reservation without refund.

2. PARKING
Maximum of 2 vehicles permitted per unit: one in the assigned parking space, and one in a space marked `Guest`
Vehicles must display a rear-mounted Isla Key parking sticker or temporary permit and must drive forward into spaces
Guests staying more than 2 nights must display a temporary parking permit (arranged through Host)
No trailers, RVs, or boats/watercraft may be parked overnight. Only passenger vehicles, trucks under one ton, and motorcycles are permitted
The speed limit on all Association roads is 10 mph
Unauthorized or non-compliant vehicles may be towed at Guest`s expense

3. NO PARTIES OR LARGE GATHERINGS
Parties, events, and large gatherings are absolutely prohibited on the Premises at any time. The number of people on the Premises at any time — including daytime visitors — shall not exceed the authorized guest count listed in this Agreement.
Any evidence of a party or unauthorized gathering is grounds for immediate termination of the reservation without refund and assessment of additional cleaning fees.

4. SMOKING & DRUGS
The Premises is a 100% non-smoking property. Smoking of any substance — including cigarettes, cigars, marijuana, or any other device — is strictly prohibited indoors.
Violation fee: $500 plus the full cost of professional deodorization and cleaning.
No smoking is allowed in the pool, spa, or anywhere on the surrounding pool deck.
Use or possession of illegal drugs on the Premises is strictly prohibited and constitutes grounds for immediate termination of this Agreement without refund and may be reported to local law enforcement.

5. PETS
No pets are permitted on the Premises under any circumstances. This is an Isla Key Association rule with no exceptions.
If an unauthorized pet is found on the Premises, a fee will be charged immediately and the reservation may be terminated without refund.

6. QUIET ENJOYMENT & NEIGHBOR RELATIONS
This is a residential community. Guest and all members of their party are expected to behave in a respectful and courteous manner toward neighbors and surrounding residents at all times.
Keep all walkways and common areas clear
Do not slam doors
Respect neighbors` privacy and personal space at all times
Creating a disturbance in the surrounding area is grounds for immediate termination of this Agreement without refund

7. SECURITY & MONITORING
Outdoor cameras (Ring/doorbell style) are active 24/7 and monitor exterior entry points, driveways/parking, and outdoor common areas
There are no cameras inside the Premises in any living spaces
A Pool Tag must be carried by all persons in the pool area and shown to Security upon request
Guest consents to the presence of outdoor cameras and Association security monitoring as a condition of this Agreement

8. POOL, SPA & COMMUNITY AMENITIES
Note: The community pool is currently under renovation, with completion expected by the end of September. Pool access and usage may be limited until the project is complete — please check with Host for current status before your stay.
Pool/spa hours: dawn to dusk, seven days a week. Quiet lap swimming only permitted starting at 7:00 AM
No lifeguard on duty — swim at your own risk. No diving
No food, glass, or animals in the pool, spa, or on the surrounding deck. No beverages in the pool, spa, or within 4 feet of either
Shower before entering. Proper swim attire only — no cut-offs
Children under 12 must be supervised by an adult at all times in or around the pool and spa
Spa: maximum temperature 104°F, maximum use 15 minutes
No running, pushing, horseplay, or loud games. Radios/media devices require earphones
Pool furniture may not be reserved; personal items left overnight are subject to disposal
No smoking anywhere in the pool, spa, or deck area
Tennis and bocce courts open 8:00 AM to 11:00 PM daily; supervise children under 12
Drones may not be operated anywhere on Association property
Fireworks, open fires, and charcoal grills are prohibited. Only electric grills are permitted on balconies
No roller skates, skateboards, or team sports anywhere on Association property
Do not hang clothes, towels, or other items from balcony railings, decks, or in windows
All garbage must be bagged and placed in the designated trash chute or bin — never left outside a locked chute door

9. CLEANLINESS & COMPLAINT REPORTING
Guest agrees to inspect the Premises upon arrival and report any cleanliness or condition concerns to Host immediately and no later than 1 hour after check-in. Host shall be given a reasonable opportunity to remedy any reported issue before any refund or compensation will be considered.
Reporting a cleanliness issue at check-out, after departure, or after submitting a platform review does not constitute timely reporting and shall not be grounds for a refund or compensation.

Check-Out Requirements:
Start dishwasher if there are dirty dishes
Dispose of all trash in outdoor bins/chute
Leave all used towels on bathroom and bedroom floors — do not strip beds
Lock all doors and windows
Turn off all lights and fans
Return all keys, fobs, or access devices to their designated location

10. MAINTENANCE & REPAIRS
Guest shall use the Premises only in a careful and lawful manner. Guest shall pay for any maintenance or repairs required as a result of Guest`s actions, misuse, or negligence.
Guest agrees to report any maintenance issues or malfunctions immediately upon discovery. Minor maintenance issues reported outside of normal business hours (9:00 AM – 6:00 PM) may be addressed the following day. Emergency issues affecting health or safety — including floods, fire, or complete lockout — will be addressed as promptly as possible.
