THE SPACE



Welcome to Fox Hat Ridge, where three couples can travel together — or more, with bunk beds in the game room — Each king bedroom is on a separate floor. Three king sized beds, three full baths, three levels — each with its own bedroom and bath, so everyone gets a door to close and a proper night's sleep. Mornings are coffee and long-range mountain views from the decks; evenings are the hot tub while the ridgeline fades out and the stars come up, then shuffleboard downstairs.



The cabin sits on 1.25 private acres in gated Black Gum Estates, six minutes from downtown Blue Ridge. The main level opens into a great room with wood floors, a chimney-vented gas fireplace, and windows facing a mountain view that doesn't disappear when the leaves do. Custom barn doors and craftsman detail throughout — this was built as a home, not a rental shell. The tankless water heater means the third shower runs as hot as the first, and whole-house filtration plus a reverse-osmosis tap at the kitchen sink means the water tastes as good as the view looks.



This is our first season welcoming guests, and we've spent it getting the details right. The mattresses are new or nearly new, the linens are all fresh, the HVAC system is new, and the kitchen is stocked from scratch with cookware, spices, and everything you'd actually reach for. It's a well-kept craftsman that's been lived in and cared for — the warmth of a real mountain home with the comfort of a fresh start.



SLEEPING ARRANGEMENTS



- Main level: king bedroom + full bath (no stairs required)

- Upper level: king primary + full bath

- Terrace level: king bedroom + full bath

- Game room (terrace level): two twin-over-twin bunks, sleeps 4



Sleeps 10 — three kings for the adults, four bunks for the kids. The bunks sit in the open game room rather than a separate bedroom, and those guests use the terrace-level full bath.



KITCHEN AND DINING



Fully equipped kitchen — refrigerator, cooktop, range, microwave, dishwasher, cookware, and a stocked spice cabinet, so the first grocery run is a short one. Reverse-osmosis drinking water at the kitchen sink, so skip the bottled water. Breakfast room for slow mornings; separate dining room for the big dinner.



OUTDOOR LIVING



The evening circuit: an hour in the hot tub with more stars than you get at home, then the fire pit, then one more round on the screened porch. Open deck for grilling weather, covered patio off the terrace level for the rainy days, and 1.25 gated, private acres around all of it.



ENTERTAINMENT AND AMENITIES



Indoor shuffleboard and a games collection in the finished daylight basement — rare in this market, and the reason nobody in your group goes to bed on time. Internet tested at 300 Mbps down, 16 up, 11 ms ping — enough for several people to work, stream, and game at the same time. Ceiling fans throughout, and a full-size washer and dryer for longer stays.

- 6 minutes to downtown Blue Ridge — the Scenic Railway depot, breweries, and the shops and restaurants on East Main

- 7 minutes to Mercier Orchards

- Several North Georgia wineries and tasting rooms within an easy drive

- Short drives to the Toccoa River, Aska Adventure Area trails, and Lake Blue Ridge

- 90 minutes north of Atlanta



Close enough to do town twice a day; removed enough that the loudest thing at night is the fire.



GUEST ACCESS



Full private use of the home and grounds. Smart-lock self check-in — no key handoff and no set arrival window, with your door code sent before you travel. We answer messages quickly before and during your stay. Paved driveway with parking for up to 4 cars. Gated community entry — access instructions sent before check-in.



THINGS TO KNOW



- One exterior video doorbell camera at the front entry, covering the entrance and driveway. There are no cameras inside the home. (Not monitored during your stay; it essentially stays off)

- The bunk beds are in the open game room, not a private bedroom. Great for kids; worth knowing if you're booking for four adults beyond the three couples.

- Three levels connected by interior stairs; the main-level king and bath suit guests avoiding stairs, but this is not a single-level home.

- Well and septic system, standard for the North Georgia mountains — no wipes, no grease down the drain.
