Gate Access — SymLiv Registration Required

Formosa Gardens uses SymLiv for community access. After your booking is confirmed, you will receive an email invitation from SymLiv to complete your guest registration.

Please complete the registration before arrival to help ensure smooth entry into the community.

Open the SymLiv email invitation and follow the registration link.
Add the names of the adult guests in your group.
Register all vehicles that will be entering the community.
Complete any required community registration steps.
Once completed, your guest and vehicle access information will be available through the SymLiv portal.

Please make sure all vehicles are registered before arrival, as unregistered vehicles may have difficulty accessing the community.

Please use the driveway as your primary parking area. Street parking is allowed only in front of the Wizard`s Way house. Do not park on the grass, do not block sidewalks, walkways, signs, or hydrants, and do not block any neighboring driveway. Commercial vehicles, RVs, trailers, boats, buses, ATVs, refrigeration trucks, and similar vehicles are not permitted.

Pool Heating Disclaimer

Although the pool is set to approximately 86°F, a specific water temperature cannot be guaranteed.

During cold fronts, winter months, or colder nights, outdoor weather conditions may affect the heater`s ability to maintain the desired temperature.

Without optional pool heat, pool temperatures can drop significantly during the colder months, depending on weather conditions.

Pool heating is designed to help warm the pool and maintain a more comfortable temperature, but bathtub-like temperatures cannot be guaranteed during or after Central Florida cold fronts or cold nights.

Pool heat cannot be activated or deactivated on short notice, and refunds are not provided for previously ordered pool heating.

We reserve the right to make pool heating temporarily unavailable when maintenance or repairs are required. In the event of a technical malfunction, the pool heating charge will be refunded only for the period during which the heating service was unavailable.

POOL SERVICE

The pool is serviced once a week to maintain proper water quality.

Service is typically performed on Thursday or Friday.

Please do not be alarmed if you see a pool technician on the patio checking or servicing the pool during your stay.

BBQ GRILL

A BBQ grill is available as an optional extra.

Please clean the grill grates after each use and turn off the propane after use.

- The most important rule: Relax and enjoy yourselves. :)
- Place all trash and trash bags in trash containers out front near the garage.
- We know you`re on vacation, but we would appreciate that you place dishes in dishwasher and run the dishwasher before you check out.
- Please place used towels in washing machine and run washing machine before you check out. We`ll do the rest.
- DO NOT leave doors and windows open (Florida is hot, the a/c will stop working and you`ll have insects, or lizards visiting you in your sleep. ;)
- Accidents happen. Inform us immediately about any damage. This way we can ensure the house remains in perfect condition for all our guests.
- To ensure maximum cleanliness for all our guests we ask that no shoes, food, or drinks be allowed in bedrooms, or loft area.
- No pets: Although we love pets and animals, unfortunately we cannot accept your pet into our home, because we have other guests and potential visitors who are allergic to certain animals.
- No parties or gatherings of groups larger than the confirmed reservation total. Be mindful of the noise level for our neighbors.
- No tape, adhesives, or anything sticky allowed on walls, furniture, stair railings etc.
- Remotes controls must be left in the rooms they belong.
- Remove any leftovers from the refrigerator or any other personal belongings.
- No commercial vehicles, refrigeration trucks, recreational vehicles, RV`s, all-terrain vehicles, boats, watercraft, buses, or trailers are allowed in the community. This included Polaris SlingShot vehicles and ATV`s.

- No glass or food in or near the pool. Please use plastic
- No specific pool temperature is guaranteed
- Children should always be supervised

- Pool is serviced once a week, please don`t be alarmed if you see someone on the patio checking the pool.

COMMUNITY RULES:
Championsgate Resort employs a team of safety professionals to help maintain a positive vacation experience for all guests. The patrol monitors noise complaints, parties, improperly parked vehicles, and suspicious activity. Roving Patrol 7pm-3am

Parking Enforcement:
- Do not park on or block any driveways
- Street parking is allowed in front of your rental home. Do not park on the grass. Please Note: repair costs for damaged sprinklers will be passed on to the guest.
- Avoid blocking sidewalks, pedestrian walkways, parking signs and fire hydrants.
