Our house has a bright living room, 1 bathroom (separate WC), garden and street parking. It is perfectly located: by bus Shoreditch 15min, by walk- Broadway market 7 min, Colombia rd. 13 min, Haggerston st. 8 min. By train- St.Pancras 30 min, Centre 35 min.



Partying is STRICTLY forbidden.



The Space:

Lovely, artsy & modern fully newly furnished house at the perfect location!



Our brightly lit 3-bedroom provides an excellent home base for a pleasantly memorable stay in London. It's situated on a very quiet street in a friendly neighborhood, 2 min away from Regent's Canal (great for walks). It can sleep up to 8 people, but please if booking for 8 be aware that 2 sleep on sofa bed and you only share one shower, one toilet. Ideal for 6 people :)



ROOMS

The 3-bedroom is a generous size and houses a comfortable king size & two smaller double bedrooms on the first floor facing the garden, welcoming you with the view of green trees (rare in London). Two of the bedrooms and living room have a sunrise light, and another bedroom and kitchen have beautiful afternoon sun. All bedrooms will guarantee you a restful night of sleep with each room’s darkening curtains.



LIVING ROOM

In the beautifully laid out living & dining area with a 45’ TV (Netflix), you will find a comfortable sofa/sofa bed (also possible to be used as the 4th bed, considered a double bed ). The living room is a great place to relax and enjoy yourself. The access to the garden is from the living room.



KITCHEN

The kitchen is on your left when you enter. It's a very spacious kitchen with an extra table & 3 chairs (if you’d like to have an early coffee and not to wake up anyone ;)). The kitchen allows for a home-like experience to practice your cooking skills. It’s very well equipped with oil, balsamic, coffee, tea, a big toaster, kettle, French press, Nespresso De'Longhi coffee machine, big fridge, grill & oven, microwave, dishwasher & more.



BATHROOM

The house has one bathroom (separate walk-in spacious shower) & 1 toilet (separate). The bathroom benefits from a big shower head.



BABY COT

We have a foldable cot with a small mattress (100*74*74cm 4 sides mesh, suitable from birth to 36 months). Please request and we get it ready for you. We don’t provide a baby proper mattress or any baby duvet/bedding. Please bring your own :)



GARDEN

Lastly, let us not forget to mention our spacious sun-soaked garden. This is a perfect area where you can enjoy the sun and fresh air. It has 2 small tables and seats 6 people.



PARKING

Parking is available for as little as £8 per day. Free parking on the weekends and between 8:30 pm and 8 am on weekdays.

The Neighborhood:

Haggerston is a fantastic area, recommended by Time Out and the Guardian, amongst others. There is a great mix of fun things to do in a safe residential area. Broadway Market, London Fields, Victoria Park, Columbia Road Market, Hackney City Farm, an outdoor heated swimming pool, kids playgrounds, tennis courts, bicycle hire, cafes, bars, restaurants, cinemas are all just a short walk away. If markets and food trucks are your thing, Shoreditch, Brick Lane and Spitalfields are vibrant areas only a 30 min walk or two stops on the Overground.



Another big draw is Regent’s Canal, which is lined with street art, colourful barges and former warehouses turned apartment blocks, with independent restaurants and cafes on the ground floor. At a push this can become your own version of a Rivera come the summer months, when all the locals can be found mooching along the towpath on the weekends or spilling out of the Proud Archivist with glasses of wine to enjoy the last of the sun.



The newly rejuvenated arches ferrying the Overground north to Dalston and south to Hoxton have hosted an explosion of cool openings in recent years, from classy Japanese eateries to daffy east-London concept cafés. All this in close proximity to pubs both impeccably hip and craft-based, and comfortably ‘EastEnders’ grimy, and easy access to the lush Columbia Road Flower Market every Sunday.



Getting Around:

Haggerston is well-connected since the large Overground station arrived, which connects to the underground (Victoria Line) at Highbury and Islington following an 12 minute journey. The Overground covers most of the major routes throughout East and South London, with a journey to Stratford in one direction taking 21 minutes, and a trip to Peckham Rye in the other direction taking 24 minutes.



Haggerston also benefits from plenty of bus services, and the City is mere 10 minute bus ride away making it ideal for those commuting to work. It’s also possible to walk to many places from Haggerston, particularly neighbouring areas such as Shoreditch and Dalston Junction.

**Last minute booking - check in at 5pm (availability might vary and house might be ready at 3pm already)



**We are happy to provide airport pick up and drop off for an additional price.



**No Pets Allowed: We have a strict no-pet policy.



**No Parties or Events: Parties, events, or gatherings of any kind are not allowed on the premises. We live next door (we had a bad experience so we are very careful and want to know people in advance that partying doesn't go with this house) :)



**No Smoking Indoors: Smoking is prohibited inside the flat.



**No Illegal Activities: Engaging in illegal activities on the premises is strictly prohibited.



**Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please be mindful of other guests and our neighbours during these times.



**Registered Guests Only: Only registered guests are allowed on the property. The person who booked must be present during check-in and throughout the stay.



**Key Management: Please take care of the keys provided. Lost keys will result in a replacement fee.



**Respect the Space: We ask that all guests treat our home with care. If you have any questions or concerns, please reach out to us.

**We do professionally dry clean all our bed sheets and towels. We do not iron our sheets.
