The Property:
Conveniently located just minutes from Downtown Breck and with access to two indoor hot tubs just steps from the condo, it is easy to enjoy both the excitement of town and the relaxation of the mountains. From the front door, you'll make your way into the large open kitchen and living area. A granite peninsula bar doubles as a custom dining table with seating for seven, creating a great space for shared meals and conversation. The fully equipped kitchen features stainless steel appliances, granite countertops, and updated wood cabinetry, making it easy to prepare everything from a quick breakfast before the slopes to a relaxed dinner with family and friends. In the living room, a comfortable sleeper sofa and matching loveseat provide ample seating for guests to cozy up by the electric fireplace or enjoy a movie together on the Smart TV with cable and streaming options. Step onto the covered balcony to breathe in the fresh pine air or fire up the Grill for a tasty meal. Bedroom 1 features a Queen Bed, HDTV, and dedicated workspace. Bathroom 1 is conveniently located adjacent to Bedroom 1 and features a custom-tiled walk-in shower. - Free year-round bus service: Picks up right outside the complex, with a bus heading in each direction - the ski lifts are just one stop away, while Downtown Breck is only 3 stops and 3 minutes in the opposite direction.

Arrival, Accessibility, Layout and Parking:
- Once you book, we're here to support you before, during, and after your stay. We will provide you with arrival instructions, local information, and answer any questions you might have.
- Accessing the property: From the parking area to the front door, there are 7 steps up. The entry is on the main level. Once inside, the condo is laid out on a single level, with just two small steps down into the living area.
- Parking: The condo includes two outdoor parking spaces, making it easy for everyone to get around town. Trailers, campers, and RV's are not permitted. Parking passes are required and provided on arrival.
- 4WD vehicle information: The roads which lead to and from this property are generally easy to navigate and well maintained. However, please note that your route to the area may include a mountain pass. When traveling during snow and winter weather conditions, 4 Wheel Drive or All Wheel Drive and tires with good tread are recommended.

** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day & weeks of the year, AC is not needed. Summer nights are cool & fans are provided at most properties. Check the average high & low temperatures & weather forecast for your dates of travel, & look at the list of amenities to see if AC or fans are part of the rental property & look for ceiling fans in photos.

** Pet Free - Pets & Service Animals are NOT PERMITTED in the property or on the premises. This is a privately owned home & is a PET FREE property. Due to the existence of pet allergies, this home is marketed & maintained as free of pet hair & dander. Allowing pets or service animals would result in a fundamental alteration of the nature of the property, & may pose a direct threat to the health & safety of others. Therefore, in accordance with the Americans with Disabilities Act & the Fair Housing Act, PETS AND/OR SERVICE ANIMALS are not permitted in the home or on the premises. There may be circumstances that create an exception to this policy, but only if the Guest provides advance notice of the presence of a service animal in writing before booking, & receives specific approval.

** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, & are thus able to list a lower nightly rate for smaller groups. Each rental agreement & associated rates are for a specific group size. Guests must enter the correct & maximum group size at the time of booking. The agreement requires a guest to confirm the group size & subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, & may result in a security deposit becoming required.

** Video & Noise Monitoring - Please note that noise monitoring devices, & security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances & exits of the home. Cameras are present to ensure the property remains secure & safe, as well as to ensure that guests are honest & upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value & quality of the property, then this is not the place for you, & you should not book the property. For normal, respectful groups, we are sorry that these statements & measures are necessary. Security cameras & noise monitoring devices are an example & demonstration that the property's owners are taking steps to ensure the home remains available for rental, & in good condition, for your benefit. ** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals. Long Term Rentals must be discussed & approved prior to booking online. A long term rental / lease agreement may be required. A Security Deposit will be required for all long term rentals, & mid-stay cleaning(s) / inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, & so on.
