Occupancy
Maximum occupancy is 6 guests.
Only registered guests listed on the reservation are permitted to stay overnight.
The number of occupants may not exceed the maximum occupancy at any time. Misrepresentation of the guest count or exceeding occupancy may result in additional charges or termination of the reservation as permitted by the booking platform.
Minimum Age
The primary renter must be at least 21 years old.
The person making the reservation must remain at the property for the duration of the stay unless otherwise approved in writing by Paradise Breeze.
HOA & Community Rules
This property is located within the Rotonda West community and may be subject to HOA or community rules and restrictions. Guests must comply with all applicable community requirements during their stay.
Any fines, towing charges, penalties, or other expenses resulting from a guest`s violation of HOA or community rules may be charged to the responsible guest to the extent permitted by law and booking-platform policy.

Guests must be respectful of neighboring homes and comply with all local noise ordinances and community regulations.
Excessive noise, repeated complaints, HOA violations, or law-enforcement involvement may result in termination of the stay when permitted by the booking platform.
Visitors
Visitors are not permitted without prior approval from Paradise Breeze.
All overnight guests must be registered on the reservation and must remain within the property`s maximum occupancy.
Unauthorized guests or visitors may result in additional charges or other action permitted under the reservation terms and booking-platform policies.
Smoking & Vaping
Smoking and vaping are strictly prohibited inside the home, garage, screened lanai, and near open doors or windows.
A minimum $400 cleaning and deodorization charge may apply if smoking or vaping occurs in a prohibited area.
Guests may also be responsible for additional cleaning, odor remediation, damage, or replacement costs when necessary.
Pets
This is a pet-friendly property for approved pets only.
Maximum: 2 pets.
All pets require prior written approval and payment of applicable pet fees before arrival.
Pets must:
Remain under the guest`s control at all times.
Be leashed when outside unless within an appropriate secured area.
Not create excessive noise or disturb neighboring properties.
Not damage furniture, doors, landscaping, flooring, linens, or other property.
Have all pet waste picked up and properly disposed of immediately.
Unauthorized pets may result in additional cleaning, pet, damage, or accommodation charges as permitted by the booking platform.
Hot Tub / Spa
Use of the hot tub or spa is at the guest`s own risk.
Children must be supervised by a responsible adult at all times.
No glass containers are permitted in or around the hot tub or screened lanai.
Do not add soaps, oils, bath products, chemicals, or foreign substances to the hot tub.
Guests may not adjust, disconnect, or tamper with pumps, heaters, filters, valves, timers, electrical equipment, or service settings.
Do not sit, stand, or place objects on the hot tub cover.
Damage or service calls resulting from guest misuse may be charged to the guest.
Guests should follow all posted safety instructions and discontinue use if unsafe conditions are observed.
Lanai & Outdoor Areas
Please keep the screened lanai and outdoor areas clean and orderly.
Do not move indoor furniture outdoors.
No glass should be used in the hot tub or outdoor recreation areas.
Outdoor furniture should remain in its designated area unless otherwise approved.
Please close exterior doors when not in use to help prevent insects and wildlife from entering the home.
Wildlife
Florida wildlife may be present in the surrounding area. The owner has specifically disclosed wildlife as a potential property-area consideration.
Do not approach, touch, feed, trap, or disturb wildlife.
Children and pets should be supervised outdoors.
Immediately notify Paradise Breeze if you observe wildlife creating a safety concern near the home.
Parking
Parking is permitted only in approved driveway areas.
The following are specifically prohibited at this property:
No parking on the grass.
No street parking.
No trailers.
Boats, RVs, commercial vehicles, oversized vehicles, or other specialty vehicles require prior written approval.
Guests are responsible for towing charges, HOA fines, or other penalties resulting from parking violations.
Do not block neighboring properties, sidewalks, mailboxes, emergency access, or roadways.
Cleaning & Trash
Guests are responsible for maintaining reasonable cleanliness during their stay.
Trash must be securely bagged and placed in the designated property bins.
Follow any posted trash and recycling instructions.
Do not leave loose trash, food, pet waste, cigarette waste, or personal items outside.
All personal belongings and excessive trash must be removed at checkout.
Excessive cleaning, stains, excessive trash, or improper disposal may result in additional charges.
Kitchen & Appliances
Please use kitchen appliances only for their intended purpose.
Do not place inappropriate items in the garbage disposal, dishwasher, washing machine, dryer, refrigerator, oven, microwave, or plumbing system.
Guests are responsible for damage resulting from misuse of appliances or household equipment.
Do not relocate appliances or disconnect installed equipment.
Air Conditioning & Utilities
Keep exterior doors and windows closed while the air conditioning is operating.
Do not tamper with HVAC equipment, electrical panels, thermostats, water systems, internet equipment, or other mechanical systems.
Do not set the thermostat to an excessively low temperature or operate the system in a manner that could cause freezing, condensation, or equipment damage.
Turn off lights and unnecessary appliances when leaving the property.
Report HVAC, plumbing, electrical, water, or utility concerns promptly.
Internet, TVs & Streaming
Wi-Fi and streaming services are provided for normal guest use.
Guests may use available Roku or streaming devices in Guest Mode where provided.
Do not factory reset, disconnect, relocate, modify, or reconfigure TVs, Roku devices, routers, modems, smart-home devices, or related equipment.
Guests are responsible for purchases or subscriptions made using their personal accounts.
Maintenance & Property Access
Report maintenance concerns, leaks, damage, unsafe conditions, or equipment failures to Paradise Breeze immediately.
Do not attempt repairs unless specifically authorized.
Paradise Breeze, the property owner, or authorized vendors may enter the property when reasonably necessary for emergencies, urgent maintenance, safety concerns, required service, HOA compliance, or other permitted reasons.
When possible, reasonable notice will be provided in accordance with applicable requirements.
Failure to promptly report damage or maintenance concerns may increase guest responsibility for resulting damage.
Security, Cameras & Privacy
Lock all doors and windows when leaving the property.
Do not share entry codes, keys, or other access information with unauthorized persons.
