GUEST VERIFICATION AND AGREEMENT: All guests are required to sign a rental agreement. In the event any of these House Rules conflict with the terms of the Rental Agreement, the terms of the Rental Agreement shall control.

NUMBER OF GUESTS: The reservation must list the exact number of guests. Maximum occupancy is 6 persons. Any more than the maximum occupancy or than listed on the reservation residing at the property will result in immediate cancellation, and no refund will be given. This fee is already included in the price when booking as long the guest count is listed correctly as required. Two persons per bedroom, as the term bedroom is defined in the Florida Building Code.

NO PARTIES / NO EVENTS: No Parties, Events or Gatherings without written approval from Owner. Guests shall not have parties or events at the home without obtaining prior approval of 2917 Lighthouse Point, LLC.

SOUND: The home is monitored for noise. Any sustained period of loud noise that causes the system to trigger an alert to the Owner and is grounds for immediate removal from the property without refund. Any sound shall not be plainly audible for a period of one minute or longer at a distance of 25 feet or more when measured from the source property line between the hours of 10:00 p.m. and 8:00 a.m. daily and at a distance of 50 feet or more when measured from the source property line between the hours of 8:00 a.m. and 10:00 p.m. daily. Guests will be responsible for fees, court costs, fines and any citations or noise violations

PETS: Approved pets are welcome; a non-refundable $150 pet fee shall apply. Please observe the following pet rules: No pets on any furniture or bedding; remove all pet hair to avoid additional cleaning time/charges; All waste must be picked up and placed in the garbage cans tied securely in trash bags; No pets in hot tubs, bath tubs or pools; Pets should not be left unattended unless in a crate / cage; Guests agree to pay for all additional pet related cleaning or damages in addition to the pet fee.

EARLY ARRIVALS / LATE CHECKOUTS: Should you request an early arrival (before 3 pm) or a late checkout (after 11 am) please do so at least 48h ahead to receive information about fees and availability. In the event the request falls short of 48h prior to scheduled checkout, additional fees may apply. Some services may not be completed prior to early check-in and guests should expect staff or vendors to continue servicing the home during this time. A $500.00 fee will be imposed and charged if guests violate the check-out time.

SECURITY: The property includes a camera at the front of the property for security purposes and sound level monitoring system. All renters, guests and invitees consent to such recording and use of security devices.

WASTE REMOVAL: That no solid waste or recycling container for the residential property shall be located at the curb for pickup before 6:00 p.m. of the day prior to pick up, and the solid waste and recycling containers shall be removed before 9:00 p.m. of the day of pickup

NOTICE REGARDING SEXUAL OFFENDERS AND SEXUAL PREDATORS: It is unlawful to allow any person to occupy any transient rental within the City, with the knowledge that it will be occupied by a person prohibited from establishing a permanent residence or temporary residence at said transient rental, if such place,
structure, or part thereof, trailer or other conveyance, is located within 2,500 feet of any school, designated public school bus stop, child day care
facility, park or playground or other place where children regularly congregate as described in Chapter 5 - Law Enforcement, Article VIII - Sexual Offender Regulations of the Code of Ordinances.

PARKING. Vehicles must be parked in the garage or designated spots in the driveway. No off-street parking or in neighbors` driveways, swells or lawn is permitted. All vehicles associated with the transient rental, including guests, must be parked on hard surface off-street parking provided on the property, and no
more than one vehicle per bedroom in the transient rental shall be permitted.

NO SMOKING: The home has a strict No Smoking inside policy. Any evidence of smoking or smell of smoke inside the property will incur a minimum $500 fee.

SWIMMING FACILITIES: Renters and guests voluntarily assume full responsibility for any risks of loss, property damage or personal injury, including serious injury or death, that may be sustained by them as a result of using the Swimming Facilities including the swimming pool. NO DIVING.

CANCELLATION, NO SHOW and REFUND POLICY: A rental prepayment is due at booking which confirms your reservation. Once confirmed, any cancellations or change requests will will be subject to the applicable Cancellation Policy.
If guest arrives and decides to leave early, the nights not spent are not refunded.
No shows are not eligible for refund of deposit and will be charged the total amount due for the entire reservation.

Refunds for cancellations or shortened stays due to actual or anticipated hurricanes, tropical storms, other inclement weather or Acts of God will be issued or not issued in the sole discretion of the Owner.
