Great budget option in the city! Close to the Subway and Times Square, plus short walking distance to many Broadway theaters!
There was stair construction during our stay in July, but I'm sure the hotel is now nicer for it! :-)

The location. The excellent front desk staff. A good bed with an assortment of pillows.
While I expected a standard room to be small, it was tiny. The AC unit labored. And the bathroom, while nicely renovated, did not have a single horizontal surface to lay out toiletries.

The location is excellent, the room was clean, the shower was good, the bed was comfortable and the staff were very friendly. While the room is small, they have a luggage rack, hangers for clothes and a couple of shelves for items. I left a laundry sack in the room by mistake and I was able to return and pick it up from housekeeping the next day.
The floor needed repairs. There were pieces of clear packing tape holding down the wood (vinyl) strips. In one place there wasn't tape and I was afraid the edges would give me a splinter or something if I wasn't careful when barefoot. While the bed was comfortable, the pillows were extremely thick and not comfortable for your neck.
