The hotel is less than a block from the beach! Rooms also have a small kitchenette and they have a decent breakfast.
We were on the first floor and the 4 foot tall stucco covering the balcony railing trapped the heat from our AC, making it uncomfortable to hang out there.

The location is great being next to the DE line. We were able to walk everywhere the entire week except for to the boardwalk.
The door and balcony door were hard to open, I had a hurt big toe so it was a challenge getting it without help. The bathroom has mold on the ceiling, the toilet wouldn’t stop running and almost overflowing. Our balcony spot was directly over the pool so it wasn’t the best hangout spot but it was at least quiet around 9:30. Got charged an extra $400 after being charged the initial fee and spent the last two days of vacation not spending money because I was overdrafted.
