Location is excellent, size was huge, ammenities great, ticket all the boxes.
It is an old property and there is a damp smell, however I think this is to be expected in Venice.
Check in time was not confirmed until after 3pm, and the left luggage facilities for early arrival are not great and not secure.
Communication with accomodation delayed and difficult and only via WhatsApp

We love the location, and the staff was friendly and responsive to our questions
The mattresses in the bed were old and lumpy as well as the pillows. The bathrooms also had a showerhead that was falling off and a very slippery tub for my parents who were in their 80s. They ended up having to use our bathroom shower. And when we were trying to leave, one of the elevators was not working, and we had to lug our very heavy luggage down the stairs

Locations size of property
Not much, just a couple of small maintenance issues like shower rose in ensuite didn’t stay up, and bath plug was broken.

The host's communication was great throughout and they were very helpful. The location is honestly unbeatable, 10/10 - right in the heart of San Marco, close to everything.
There are many apartments in the building, so this could be unique to our apartment and experience. For an apartment marketed as 'luxury', it was a letdown, and we wouldn't book again. My husband woke up with his legs covered in bites, consistent with bed bugs. Separately, the apartment had a strong, persistent smell of mould - worst in the main bedroom, to the point where I ended up sleeping in the kids' room instead just to avoid it. We also found a half-eaten lollipop on the floor by the bed, which suggested the cleaning between guests wasn't thorough.
