Walk out the door and you are just down the street from Salida's shops, cafes, galleries and Riverside Park. * Prices good til midnight. This home features: ~An upper level master suite with queen bed, a lower level bedroom with a queen, and a loft bedroom with a twin-over-full bunk bed ~A full-sized air mattress is provided to accommodate extra sleepers ~Both floors have a full bathroom (upstairs bath is in the master bedroom) ~One car garage and off street parking ~Warm and Inviting open Living/Dining/Kitchen, all professionally furnished ~Large Deck with Gas Grill overlooking the River ~Well-appointed Kitchen w/ upscale appliances ~Flat Screen TVs with Direct TV service ~Wireless High Speed Internet ~Full Size Washer & Dryer ~Beautiful views of the Arkansas River and some historic Salida character. - 2 Well behaved dogs max All Pinon homes are "vacation ready" with a fully appointed kitchen, towels and linens. Hand, dish and shower soaps are provided, as well as toilet paper, trash bags, salt and pepper and coffee filters. Bring your own laundry detergent, paper napkins and toiletries. Pinon Vacation Rentals provides guest support from 7:00 a.m. to 10:00 pm. All guests are responsible for reading Welcome Book “Check-In and Check-Out instructions. ~Max of 2 pets at $15 per pet per night; acceptance of the terms of the Pet Policy is required. ~Discover, Visa, MC accepted for payments. ~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. Five to 7 days before arrival, check-in instructions will be sent to guest. **This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV's other than in the driveway as access only, unapproved over-occupancy or pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $1000.00 to the Guest's credit card on file, as authorized by Guest's approval of the terms of the Rental Agreement. Reservations may be canceled more than 30 days prior to check-in with full refund minus a $125 Cancellation fee or a $75 Change fee if applicable. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions.**

Nice Condo on the Arkansas River with easy walking distance (@.2mile) to downtown Salida for shopping and restaurants. Property clean and well prepared for our arrival with plenty of space to spread out. Great spot for dogs as well with easy access to the river.

Such a gem of a property! A great location, walkable to anywhere downtown (we did not use our car at all in town). Well-furnished and well-equipped with all our family needed. Parking and access to the garage was a real plus. Proximity to the river was great too. We would rent again, no question.

Our stay was perfect! Just enough room for two families to stay and have room. We loved the location and proximity to downtown was perfect. The kids were able to easily ride bikes and we had a garage to store all our bikes and toys so they weren’t stuffed in our house. Would stay again.

We had a great time overall. House was clean. Checkin was super easy. Didn’t realize the bunk bed was on a landing with a curtain instead of being in its own room, but for two nights and the excellent price it wasn’t a big deal. The bed in the downstairs bedroom was hard as a rock, but again, for the location, ease of check in and check out, and amenities it is doable. I’d just recommend putting an extra comforter on it and sleeping on top of that. We did it the second night which made it more doable. Overall we had a good stay.

Very clean with great access to downtown Salida
All processes and procedures were laid out in a clear manner. Property was very-well equipped and was comfortable for 6 adults. The property is located next to the river where you can not only hear the water flowing but watch rafters, kayakers, paddle boarders and hear multitudes of birds. A young buck also visited the yard on our first morning.

I was in frequent contact with the property manager and I believe the issues became too much for them to handle. We love VRBOs, especially in the Salida area. The list we kept is below. We are not choosy and love to work with property managers when things aren’t quite right. It helps the process. This was a bit beyond realistic and we thought perhaps the property wasn’t often rented. Some of the list is ‘non-starter’ type items, some are not that big of a deal. None are beyond what should be easily maintained or resolved.
- Oven cleaning chemicals were left in the oven and after days we went ahead and finished the job so we could cook in it.
- Crusty food was on paper towel holder
- Water pressure in the kitchen was poor then started a large leak.
- Kitchen exhaust fan can’t handle the food being cooked on the phone.
- Breaker blew with fridge and toaster oven on it and the breaker panel was challenging to find, so we had to call maintenance. This info could be in a VRBO Guest Guide or something.
- Keys do not work from the outside of the second floor deck door, which caused two lockouts.
- Couch and blankets had pet hair all over them.
- Maintenance contact stopped communication. She ended up telling me that she personally cleaned out the oven…but it was still not cleaned out. I have photos and video of us cleaning it.
- Maintenance crew did not appear to be educated on home maintenance.
- Had to walk back home to check if the work had been done because of prior issues. It had, but was not complete as the mirror was still on the bed.

We enjoy a family vacation every year to Salida. The three places we rented were very near each other and allowed a lot of family time playing games.

Owner expectations flawed
We enjoyed our stay for our daughters wedding weekend but the owner should not have rented the place based on his expectations for its use. We reject the idea we were not careful and respectful of their property

Loving River Livin"
My family had a great time at River Livin'! The condo was clean and updated. The downtown location made it very walkable. We were ages 26-88 and everyone was very satisfied. Staying right on the river was very nice and you could see and hear it.
