Iconic mid-century design defines the entire two-story, single family home, with antiques and fine art throughout each spacious room. Boasting a double-wide bay front lot on the quiet side of the Island, this home can wonderfully accommodate family groups any time of the year. If a bit more room is needed, the separate rear upper apartment can also be booked simultaneously, when available. (See separate listing or contact our office for more details.) Here's what you will find: FIRST FLOOR LIVING ROOM: - Expansive room w/ sectional sofa; matching side chairs; set of 4 additional side chairs - back-to-back gas fireplace - TV and sound system - wall-to-wall full-length windows w/ bay views - slider out to front patio DINING ROOM: - Bamboo octagonal dining table w/ seating for 8; matching side chairs - wall-to-wall bay views - slider out to front patio - pass-thru granite counter to kitchen - back-to-back gas fireplace - side board buffet; tea cart KITCHEN: - Top of the line appliances - fully stocked w/ food prep dishes, utensils, pots/pans, serving items; storage galore - butler's pantry w/ secondary fridge/freezer - full laundry appliances and full sink - view out to courtyard - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: - Bedroom #1: queen bed; antique accents; side chair; nearby bathroom - Bedroom #2: twin trundle set; leather side chair; built-in storage; cable TV; slider to inner courtyard EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. OUTDOOR LIVING: Bayfront Patio: - Dining table w/ seating for six; side benches; wicker seating - lush garden setting; awnings; views up and down the bay channel Interior Courtyard: - Lush garden area w/ outdoor seating - bbq grill - ping pong table - canopy - fountain - garage access - Outdoor Shower NOTE: Regularly scheduled gardening maintenance takes place around the entire property, including the inner courtyard, on Mondays. BOAT DOCK: Property Boat Dock & Gazebo is off-limits to guests and is for the sole use of property and boat owners PARKING: - Double car garage accessed via rear alley - Dimensions: 18 feet deep x 17 feet wide x 6ft High LAUNDRY: Free facilities are located in the utility area next to the kitchen. Guests must provide their own supplies LOCATION: Bay views on the quiet side of Balboa Island; front public boardwalk circumnavigates the entire island; close walking distance to the Balboa Auto Ferry (cars, bikes and pedestrians) that crosses the main harbor to the Newport/Balboa Peninsula and ocean daily until 11 p.m; Marine Ave. is the charming main commercial district 1/2 mile away - a pleasant walk - to shops, eateries and much more - a must! GENERAL BOAT DOCK INFO: There are several public boat docks throughout Newport Harbor, including one right near this property - especially convenient for picking up your guests on a rented Duffy Electric boat or other water craft. (highly recommended activity!) There is no overnight docking on public docks. For longer term docking, mooring or anchoring, call the Newport Harbor Master for locations and pricing. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests; plus Pack n Play portable cribs, and portable high chairs, etc. Contact us for more information! ​​​​​​​ CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. The good: it’s a big house. Nice location. The bad: Very old. Couch was quite disgusting. The set up is not comfortable. There is an obscene amount of cups and wine glasses for drinking and random dish wear. To the point of hoarding. Bring your own seasoning for food, paper towels, toilet paper etc. This is the first VRBO I’ve stayed at that didn’t have these thing so it was odd. Look, it was fine. It’s not like we were in prison but my recommendation is to find another property or for the price, stay at one of the amazing resorts Newport has to offer

Location and the property were amazing. The inside of the property was much better than I expected from the photos. It is clean and very good condition. The only thing I didn't like has nothing to do with the property only the listing. Based upon the description I read on vrbo I thought the listing was for the entire house. There is also a second floor back unit that is 1 bedroom and 1 bathroom that was rented at the same time. However, it is set back and I didn't even notice the other renter.
