Situated in Florence, this lovely condo for $248 per night is a fantastic option for your next trip. Elegant and comfortable apartment close to the city centre just outside the ztl area, therefore, hassle free if you have a car. We are at a 15 minute walking distance from city centre and 25 minutes walking distance from Duomo, Uffizzi Gallery, Piazza Signoria, Statue of David, Ponte Vecchio and great shopping too. You can take the tram if you prefer which takes only 3 minutes! It is a pleasant walk with pastry shops and cafes along the way. The apartment is spacious, airy and bright. There is a baker, butcher, laundromat, wine-shop, grocery store close by. Very convenient and ideal location far from the noise but at walking distance from all attractions. The beautiful Villa Fabbricotti, Stibbert Park and Museum is right behind us and at walking distance to Giardino del'Orticoltura with its beautiful conservatory. Our apartment has been newly refurbished. We used high quality fixtures through out. It is elegant and comfortable with up-to-date amenities. Brand new designer bathrooms with new fixtures. The spacious double living room has a large sofa bed and can be closed with sliding doors. This offers complete privacy and is used as the 3rd bedroom. The master bedroom has an en suite bathroom. The other bathroom is in the hallway. The apartment has 2 balconies and has a spacious feeling. Unlimited wifi access, air conditioning and linen are all included. There are NO hidden costs. It is on the second floor WITH elevator. The size is 115 square meters. PLEASE NOTE: THE SINGLE PULLOUT BED THAT GOES IN THE BEDROOM IS UPON REQUEST. PLEASE LETBUS KNOW IF YOU NEED IT.

Rita's place was perfect for my family of 6. We received such a warm welcome and the perfect amount of communication throughout our stay. The host was very responsive to all of our needs and we found the place to be ideally located...just on the outskirts. We walked everywhere with no problems. Our group consists of 3 college students, 1 middle schooler, and my wife and I. The grocery store is right around the corner which served us well. Would definitely stay here again and I highly recommend this to anyone traveling to Florence.

Our adult family of 5 had a comfortable stay here. Good location if you like a light walk with the Duomo and museums about a mile away. Apartment was VERY clean, comfortable beds, and well stocked kitchen with all we needed to cook an authentic Italian meal. Rita answered all questions quickly so no complaints about anything. Would stay here again!!

A nice apartment. A moderate/long walk to attractions but nice to be outside enjoying a different culture. Owner and host were great - answered all of our questions and gave us recommendations for food/gelato, bank and trams. Were met at the tram and walked to the apartment - this was great after a day of travel. Worked with our schedule for a late check in and what time we could get to Firenze based on a class schedule. Had a small issue with the breaker being off for the electric lighting of the stove and microwave was in the process of being replaced. Grocery store and restaurants were close by. Enjoyed walking in the rain with the umbrellas provided. Appreciated having a washer/dryer combo unit to do a small load of laundry and dry our clothes! Would want to stay closer to the sites next time but would not rule this apartment out.

Very nice apartment. It was cleaned and met our expectations. The tram is not far from the place and they are all types of services in the area. Everything was fine. Good communication with the owner who was available at anytime for our questions. She was very helpful by suggesting restaurants and places we can visit and also she refers other friends for more information. No complain, only instructions for garbage was not given up front so we had to as her what to do.

Two couples comfortably stayed in this exceptionally clean, well equipped and perfectly located apartment.
We were warmly greeted by property local manager and made aware of apartment equipment operation (air conditioning, cooking gas, door locks, window shutters, etc). We also had easy, open communication with the owner. All amenities were absolutely as expected, the furnishings were comfortable, the kitchen fully equipped and the two bathrooms were newly updated. The apartment is bright and spacious and offers two dining seating areas as well as two living rooms. Bedrooms were large. Fully air conditioned apartment was most appreciated during the week we stayed. Elevator made for easy transport of luggage in and out. We could not have asked for a better home away from home!
Location was a convenient walk down two blocks to the tram that took you right into Piazza Santa Maria Novella and downtown Florence. There was a daily food market right out the door each morning and a lovely grocery just steps around the corner …also a small coffee, tobacco & pastry shop right downstairs. We enjoyed two lovely restaurants recommended by owner within easy walk in neighborhood.
You can also walk through lovely neighborhoods to downtown Florence in about 20-30 minutes from this location. It was great to be away from the very crowded downtown area and we felt very safe in the neighborhood!
You will not be disappointed if you rent this beautiful apt!

Where to start.. first everything was great. The room had all the comforts and amenities of home. It was very clean and everything worked as it should. Sadly we didn’t catch up with Rita however, Richard checked us in. He was very helpful and informative, how to work things in the apartment, where to eat, drink, or just places to go. He even made a dinner reservation for us. Yes I ate that whole steak! Anyway, we really did enjoy our stay in Florence and having a clean safe place to stay made it just a little better. Thanks Rita and Richard.

Took us a few days to acclimate and get to know our way around. This property is off the beaten path and a quiet neighborhood. As we were 4 seniors we found it a little bit far to get downtown so took a lot of taxis! The property itself is lovely and Rita and Richard were excellent hosts!! They helped us with trains and trams and called cabs for us! Very accommodating!!

We LOVED Rita’s property. She truly thought of everything to make our stay comfortable and functional. Fully functioning kitchen, great living space and spacious bedrooms. The neighborhood was great and lots of good spots within walking distance. Would highly recommend for any group needing a place in Italy!

The four of us enjoyed our stay. Location was not far from the tram to get you to the city center. There was a grocery store and small café just around the corner that we found
very convenient. The apartment was well appointed and very clean and comfortable. Richard who I believe is a cohost was incredibly helpful in every way you can imagine. Any time we had questions or even needed help finding a doctor he was on it and offered his assistance at any time. This was crucial on this trip, because two of us became ill during our stay.

Wonderfully spacious and appointed apartment. The location allowed both easy access and tranquil respite from the city center.Rita was incredibly responsive with all our communication and needs. Our host, Rita, was exceptional. From the time our reservation was made until our stay was over, Rita was invaluable in making sure our stay an immersion into Italian life. She not only recommended local restaurants but went further to make reservations. SheRita was always available by phone when we had questions. The tram into central Florence is a comfortable 4-5 block walk and takes 10 minutes to get into the city. We plan to return to her.

Our time in Florence was very enjoyable. The apartment was very conveniently located near the tram as I getting to the historical section and train station was very easy - 10 minutes. In fact we did take the train to Pisa for a day visit during our stay and it was very easy to do. Often we chose to walk to the Duomo and that is just over a mile away.
The apartment was very nice and perfect for two couples, but it can actually accommodate more. Rita, our host, was extremely responsive to any questions or requests. We would definitely be open to a return visit.

Just spent 19 days in amazing Florence. What a fantastic property. Rita was a great host and her home was beautiful. We travelled with friends and it was perfect for two couples. Located about 1.5 miles from town, it was a great 25 min walk each morning. Also, just around the corner, there is a little coffee shop and a great little grocery store that had everything we needed for the entire stay. There are also several local restaurants that Rita recommended that were amazing if you didn’t want to go into town. About 2 blocks from the property is a T1 tram stop. It runs by every 6 minutes and will take you right into town center. I can go on and on about how much fun we had in Florence and how much we enjoyed Rita’s home. I hope we will be lucky enough to return again some day. Thanks Rita.

We stayed for 10 weeks and were able to walk everywhere or take the tram to the center of the city. The apartment with 3 king beds worked pretty well and when we needed more space for people who didn't want to share a bed, the two couches came in handy.
The kitched is really up to date and the AC worked well, which was really important with the sizzling heat we had. We had a "Rear Window" kind of view from one balcony and on the other side, we had the street view. The grocery store (Penny) and the neighorhood bar were within a block.
If we return to Florence, and we probably will, we will hope to be able to stay in the same apartment again.

The Perfect Apartment in the Perfect Location
Our family of 6 (21 years to 76 years of age), all agree I chose the perfect apartment and location for our home in Florence for 23 days. It is a wonderfully furnished and decorated home that has everything you would need to have a comfortable life, including air conditioning and an elevator. It is in a great location which is walking distance for any of our needs, such as the fresh fruit and vegetable stands, the bakery, the coffee bar, Penny Market, gelato, and several eating places. It is walking distance to most of the tourist sites. The train station, Santa Maria Novella, is close by. You can walk there or take a tram there. The train can take you to day outings to some of the other areas you might want to see for a day. We did not need a car. If you do use a car, there is parking. More importantly, I chose the right person, Rita (the owner) to correspond to while planning our trip. Rita has a wealth of information that was very valuable to all of us. Her suggestions, her ideas and her recommended tours turned out to be exceptional for our family. They will always be part of our memory of this amazing trip to Florence. Rita has a man named Richard, who oversees the apartment. He was waiting to welcome us to Rita's home. He saved us a lot of time by showing us around the apartment and showing us how everything works, such as the air conditioning, the TV with so many choices, the washer/dryer, the shades for the windows and other things. He then impressed me by suggesting a walking tour of the area around. My husband declined and I accepted (our kids and grandkids hadn't come yet). We spent about 45 minutes walking to all the places I mentioned earlier. He even showed me how to use the machine to buy tram tickets (1.5 euros for 90 minutes of use). I also appreciated the phone call a couple of days later to see if we had any questions or any problems. I had his phone number to call if we needed his help for anything which we did at the end of our trip. We had him call a taxi to take us to the train station with all of our luggage. We didn't understand the italian of a taped message when we called the cab. We were grateful for Richard's assistance, his caring attitude, his sincere interest in Florence and for his knowledge of history.
All six of my family members agree that this is a five star home and five star location for others visiting Florence. When you start planning your trip to Florence, email Rita first.

The guide and private chef that Rita recommended made our trip even more memorable. We have been practicing Giovanni’s recipes every alternate weekends when we meet at my mum’s house. This apartment underwhelmed in every way. The condition of the apartment was unacceptable. From the pictures the place looks fine but up close and in person everything is so random and worn down we just didn’t feel comfortable at all. It was just junky and dirty. Also, you should know that we are avid travelers and this is the first time ever that we’ve felt it necessary to write a negative review on an apartment, which says a lot. Walls had dirt and grime on them in the entry/kitchen, and on every doorway the paint was worn down and chipped away. Baseboards were disgusting, and walls around corners were beat up. The beds were super flat and hard, and the bedding was awful. The colors of the bedding and slip covers on the couches were different than in the pictures, looked like someone had taken the nice stuff away and left a bunch of old stuff that was mismatched. The living room rug had red junk embedded in it, the main bathroom smelled like urine. The walls seemed very thin, we could clearly hear a dog barking from the next apartment and music blasting above us. So, we arrived after a long travel day from Paris, with 5 bags and a daughter in a wheelchair, everyone exhausted and hungry to find this awful mess. We left the apartment as quickly as possible, as we couldn’t stand it for even one night. I have photos if anyone would like to see them. I am highly questioning the other positive reviews on this apartment and have filed a complaint with vrbo to investigate. Unfortunately since we left the apartment as quickly as possible without calling vrbo they won’t refund our money either.
We booked the apartment for over a month to be our base in Florence, but were willing to walk away from the whole thing and eat the entire rental cost, it just felt that shoddy so that’s what we did without getting reimbursed (ouch!). Yes, we stayed not one hour in that place and had to pay for over a month of rental, she refused to even shorten our stay on VRbO so that she could rent it again and we could get out of some of the rental fees. She did offer to paint the bad patches in the hall and change the slip overs. Who wants to show up on their dream vacation
to wait for the owner to fix up the place before they can relax?
The owner did offer us a discount on one of her other properties , however this place didn’t give us any confidence so we passed. Renters beware!!!!

Clean Comfortable Convenient
This Florence apartment is located in a safe neighborhood, only a few blocks from tram (local train) service, which gets you to center city in about 5-10 minutes. The unit itself had lots of room to stretch out with 2 bedrooms - 2 baths - kitchen - dining room - living room and den/3rd bedroom. The beds were comfortable enough and the baths were conveniently located. An elevator made hauling luggage a non-issue. Rita was away while we were there, but her friend Richard, an American in Italy, took great care of us when we needed anything. Definitely a "do over" location!

New wonderful feature, but one less than wonderful issue
I won't repeat all of the preceding compliments about the space, Richard and rita.....the positive reviews are not hyperbole, particularly the helpfulness of Richard. A recent development is a tram that runs all the time from a stop five minutes away and takes you in ten minutes to the Santa Maria novella train station, which itself is a five minute walk to the Duomo. My one critique, for which I almost deducted a star, was that the mattresses were like sleeping (or trying to) on slabs of granite. I ended up sleeping on one of the couches, which was ok, but not an answer for a larger party. That having been said, the overall experience was terrific and I would gladly stay there again.

First trip to Italy
Rita and Richard helped make our first trip to Italy very enjoyable. They offered excellent restaurant selections and helped with parking. The apartment was clean and had everything we needed to make our stay comfortable. Plenty of room for 4 adults. Would definitely recommend booking with Rita.

Wonderful flat for visiting Florence
This flat is wonderfully comfortable, spaciously well-furnished, beautifully remodeled and provided everything we needed for our first-time visit to Florence. The photos and amenities listed are completely accurate. It is located in a quiet and safe neighborhood near a bus stop and train station. Rita’s attention to us was unparalleled as was Richard’s, the local host who greeted us at the flat and answered our questions. Richard also helped arrange a taxi to the airport on our final day because he speaks Italian. Rita was flexible with our early arrival and when we needed to delay our departure slightly. Email communication with her was fast, thorough and courteous. When we travel we prefer to walk to take in the local scenes, so for that the flat’s location is perfect. It was no more than a 15-20 minute walk from the major attractions, which we didn’t mind at all. At the end of the day if we were tired we took a taxi back to the flat, but most of the time we enjoyed strolling through neighborhoods and parks. Very close to the flat are a nice small grocery store where we picked up a few items we needed, a coffee bar where we had our daily morning cappuccino (and to chat with local residents), and across the street is the most wonderful bakery with delicious freshly baked goods which we enjoyed for breakfast every day. We will absolutely return here again for our next trip to Florence.

Florence Gem
As a family of 5, we stayed there 3 days. The apartment was clean and comfortable. We had younger children so we did not walk to the center of the Duomo Plaza but cabs were readily available once called. Richard and Rita were very responsive to any questions or concerns. The apartment was comfortable and we appreciated the hospitality. It is literally steps from the grocery store, a daily market and other conveniences. There was a bakery right across the street and a coffee shop that we picked up quick breakfast from before starting the day. The kitchen (newly renovated) was well equipped for cooking which we did a few nights. It was helpful to have the washer and dryer. This apartment was a gem. As we were 5, there was enough space and did not feel cramped at all. The 2 bathrooms were fantastic. Overall, this place is a hidden gem! I would recommend it and we did not have any concerns. If we go back to Florence (we plan to!), we would surely stay here. Thank you Rita and Richard!

An AMAZING beautiful flat in a PERFECT location!!
I can't say enough about the apartment, Rita (the owner), Richard (who is the local support caretaker) and Ailyn (who cleans the place. What a team! I've been here for 7 weeks - had friends come to visit, as well as 7 family members at different times. They even remarked how amazingly comfortable and nice this place is. Rita, the owner, will do everything in her power to provide whatever you need, and so will Richard, who lives locally. I honestly felt like I had "24 hour concierge service" When I need to find a doctor, needed to see a doctor needed a taxi to be called, wanted great restaurants to go to, etc. -- they replied within minutes most of the time and handled everything! And here's the icing on the cake -- if you want to take sightseeing tours, a woman named Marilena, who lives in the same apartment building, is a 20-year professional tour guide and a friend of Rita the owner. Her knowledge of Italy, the whole history of the Renaissance era, the families who controlled Italy - is endless and vast. I strongly recommend you hiring Marilena for your family or groups private tour. She was amazing and delightful. If that isn't enough, it's only a 25 minute walk to the heart of the Duomo area and all the museums. The apartment is in a lovely neighbor, with a farmers market right outside 6 days a week. I will DEFINITELY come back here!!
