A first-floor master bedroom suite with direct access to the pool is an additional luxury. The upstairs queen-sized bed guest room and a room with 2 twins (at your request, we can place an insert between the beds and convert it to a California King king-size bed) share a full-sized bathroom. In this guest room there is a chaise lounge chair that can be converted to a twin bed. In addition, the large chaise sofa in the living room can accommodate another guest. The house comfortably sleeps 8 adults. Kindly seek prior permission before hosting additional visitors. The guests of Villa Hibiscus have access to the entire property and beautiful landscaping with palm and hibiscus trees. All amenities are provided free of charge. Revel in the spa-like atmosphere with a private dock, boat lift, and pool. Enjoy the screened-in lanai with a convenient propane grill, perfect for outdoor gatherings. For those seeking adventure, we provide 2 kayaks, 3 beach bikes, as well as an array of beach gear, or there is easy access to a nearby marina for boat rentals. Set sail to the Peace River within a mere 10 minutes by boat or take a 15-minute stroll along the walking trail to Fishermen's Village for various dining and shopping options. Villa Hibiscus is easily accessible by car and conveniently situated near airports, essential amenities, and a charming local beach – all contributing to a seamless vacation experience. As a thoughtful gesture, a chilled bottle of sparkling wine awaits in the refrigerator for your enjoyment. Please let us know in advance if you wish otherwise. Compliance with Villa Hibiscus’s Regulations for a Secure and Enjoyable Stay: Your well-being, adherence to local guidelines, and preserving of the property's integrity are our foremost priorities. Enforcement and associated charges rarely become necessary. We earnestly request that our guests extend due respect to the property and the neighborhood. Obligations of the Booking Guest: As the individual responsible for the booking, please be aware that you must ensure that your guests adhere to all House Rules. Neighbor Relations and Noise Considerations/ City Ordinance Compliance: Respect the boundaries of our property and ensure that your guests do not trespass onto our neighbors' premises. In the event of any complaints from neighbors, prompt action will be required on your part, and failure to address the issue may result in you being asked to leave the property. All guests are expected to adhere to the ordinances of the City of Punta Gorda. A link to the city ordinances is provided in the Guest Manual. You are vacationing in a residential area. Please be a good neighbor by keeping the noise respectful during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of private property. Quiet hours must be observed from 9 PM onwards. Note that our property is equipped with a noise-detecting device called NoiseAware, which monitors noise levels in decibels. If prolonged and excessive noise is detected, I will receive an alert and may contact you accordingly to address the situation. Excessive noise that disturbs the neighbors can lead to forfeiture of your damage deposit and potential eviction. Please refrain from frequent nighttime entrances and exits or activating door lock remotes, as these actions can disturb our neighbors. Parties and Events: No parties or events are permitted. The maximum occupancy in the home is 8 people at any given time, both for gatherings and overnight stays. Prior consent is necessary to bring additional guests onto the property. Smoking: Smoking or vaping is prohibited within the property's indoor and outdoor areas. Fireworks: Fireworks are not allowed on the premises. Pet Policy: Pets are not permitted on the property unless explicit approval has been granted. A non-refundable pet fee of $250 per pet applies to approved cases. Pets must remain off furniture and bedding and be leashed when walking outside. Free roaming by pets on the property is not allowed. Please promptly clean up after your pet and deposit any waste in separate plastic bags before disposing them in the regular garbage can. Remember to use a liner in the regular garbage can (95-gallon liners are available in the garage on the counter). Bully breeds are not permitted. Waste Disposal Guidelines: Garbage Collection: Garbage is collected on Tuesday & Friday. Please take the garbage cans from the outside area by the side garage door to the street on Monday and Thursday evenings after 6 p.m. Recyclable Collection: Recycled garbage is also picked up on Tuesday, so the recycled garbage can also go out on Monday evening. Please return the cans to the garage before 6 p.m. on Tuesday and Friday. Please do not leave the garbage cans in front of the garage door as they damage it. If cans are outside when you arrive on any day other than Monday and Thursday evening, please return them to the garage. Please place a garage can liner in the regular garbage can after emptying it. Prior to check-out, please remove all garbage from the cans inside the house and place it in the outdoor garbage cans, including the diaper pail if used. Miscellaneous Items: Parcel Deliveries: Amazon has access to the garage for parcel deliveries. If you find any packages left on the front doorstep, kindly place them inside the garage. Toilet Usage: Please advise your guests not to dispose of tampons or sanitary napkins in the toilet. These items can clog the drain and lead to plumbing issues. Electric Vehicle Charging: The property is not equipped for guests to charge their electric vehicles. Attempting to do so could damage the electrical system, for which you would be held responsible. Surveillance Equipment: Please note that there are no recording devices within the interior of the home, nor the back deck, patio, or dock area. A Ring Doorbell is positioned at the front entrance and actively captures audio and visual information. Views of the surveillance cameras are provided in the Guest Manual. The property was immaculate in all respects. The kitchen was thoroughly equipped and the dinnerware included everything needed for preparing and serving complete meals. The dinning table chairs could use updating, but otherwise the furnishings were very comfortable. The pool is well maintained. The house itself has been well maintained. Everything was in good working order—from the appliances to the lightbulbs. All things considered, this was one of the best short term rentals we’ve experienced. Grace works hard to see that everything goes smoothly.

We had a great stay with 2 adults and 3 children. The property was easy to find and a convenient location for our time in Punta Gorda. Everything was as promised and I would gladly stay again if needed. We had planned on having a few more guests stay, but they could not make the trip. This house was the perfect size for our group, it would have been tight had they come. The Owner was responsive and even replaced a burnt out pool bulb withing hours of us calling.

We had a fantastic week at Grace’s home. Everything about our stay was first rate. Grace is wonderful to work with and made everything very easy for us. The home was spotless, exactly as described, and in a great location. We would absolutely stay here again!

Perfect home for our family over Christmas holidays. The home was so very well equipped - including paper products and spices. Great sound system. Immaculate. Communications with Grace were wonderful. Pool is heated but a very cold snap hit Fla, so we could not enjoy it. Highly recommend this home.

Wonderfull home, perfect location for summer boating. easy access to water front attractions. Home was clean and well appointed. Quiet location within easy drive to shopping and sight seeing. Would highly recommend for a family get away.
