The location is prefect to downtown Dunedin and the Key West room was adorable.
The property looks a bit run down and needs upkeep. We stayed at this property years ago under different management and loved the pristine condition inside and out. Now the property needs care, plant beds need maintenance, walk ways need to be leveled for older guests and painting in some areas is over due. The kruig coffee maker in the kitchen was dirty and the end tables in the bedroom needed dusting. The wall unit air conditioner was next to the bed and the vent was missing the part that would have blown the wind up and away from my face as I got in and out of bed, very annoying.

Good location in central historic Dunedin, with plenty of restaurants in easy walking distance and close to the marina. The Pineallas trail was brilliant for walking and cycling.
Didn't like the fact that there is no one there to welcome you on arrival. Owner sent a msg on the phone but it didn't give clear enough instructions on how to get into the room plus you have to know exactly which room you booked.
Didn't like the foam mattress, it was uncomfortable and made you hot.
Very small bathroom in the garden suite room.
There are issues with lots of bugs/mosquitoes around , hence they provide lots of sprays for your use. We sprayed, but even so we got bitten quite a lot.
