Plenty of room for our family of 11. Kitchen was well stocked with plates,glasses silverware and small appliances. Pool area was great! Small issue with air conditioner but maintenance was there promptly to fix the problem. Would recommend for a large group

Overall great property
The home was very clean upon check-in, a few minor issues were that there was not enough silverware for a home that sleeps 20-people, and the one dryer was not operational, however, we had no need for it, so this is just from Franks information.The biggest problem with the home is that the a/c units are grossly undersized for the location and overall size of the home. We live in Myrtle Beach Sc and have similar weather conditions and both my A/C units were more than one ton larger than in this home. There were many fans in the closets to help with the heat, however, when the temperature in the home would not go below 75 degrees during our visit it was not acceptable for the price that is charged. I would rent again from Frank the owner, but only during the cooler time of the year.

First day we got there the pool was not hot they came out presumably the next day and did it but I got charge for the entire week
Smoke detectors one I’m was going off constantly found out the battery needed to be changed after checking all the rest of the smoke detectors they had no batteries in them direct safety violation for families

Wonderful vacation
This rental had previous sketchy reviews that made us a little nervous. My wife and I arrived first and checked the entire house. This house was clean, spacious, equipped as stated, and very nice. We had at times 18 people and were able to manage meals with very little trouble. We did bring our own small grill and griddle because of the amount of people. We would recommend that. The water park was a very short walk. The neighborhood was quiet and safe. Overall we give it 5 stars. We had two minor issues that were handled within 2 hrs. Easy communication with management was seamless. Great vacation. We stayed 6 days in March of 2022. A big thanks to our host!

While the location and size of this house was great for a family trip to Disney, the house needs major work and it is more than standard maintenance.
So here was the list we sent to the owner and the property manager.....the owner simply replied they would let the property manager know and we never heard from the property manage. We had to spend over $150 just in sheets not to mention other things.
Size and space: The size of the house is perfect for large gatherings and the pool is nice. The downside is we paid for the heat, but then had no way to control it and this happened to be a warm week, so it needed to be turned down. We asked the pool guy and he said it was controlled from a remote. The WiFi worked well.
Air Conditioning: The air was not working properly. Some people came, but it was to replace a doorknob on the kitchen cabinet and were checking the vent for the dryer because it wasn’t running. Another person came and said they did not do HVAC and would report it. There are no filters in air handler. There is a filter lying on the floor and it was filthy which means that the air handler is probably backing up. The air ran nonstop, and we did not put it beyond what was recommended. We were glad there were fans.
Condition. This house is a health hazard because of the mold in bathrooms and the fact that the air system has no filters. We live in the south on the coast and AC maintenance is a must or you will have mold. We did take pictures of the bathrooms. The curtains are filthy. They appear to have mold on them. The walls are dirty and the railing up the stairs is just gross. It is sticky and the paint almost looks like it is peeling.
Linens: There were four beds with inadequate sheets. Some had bottom sheets, and some had top sheets. We called and on Tuesday the linen company texted to find out which beds and said they could be delivered on Wednesday. Of course, we had already had to go and buy sheets. Also, the comforters were smelly and so we spent our first day doing linens and this was an added expense.
Kitchen: Plenty of dishes which was nice.
Toaster is broken. The left side will only toast one side of the bed.
Coffee maker: The coffee maker was gross and had to be cleaned.
Ice maker: The ice maker is broken.
No hot pads and only two dish towels.
No cookie sheets and only pizza pans. .
The bar area had only 2 chairs. One chair was broken in the garage when we arrived. I believe the others were

Disney trip
The house was what we needed for my families vacation. The pictures you look at when reserving the house are from when it was new. The house is definitely showing it’s age. A good coat of paint some minor repairs and it could be brought back to it’s former beauty. In the meantime some simple things like replacing the broken towel bar in the downstairs master bath making sure all the lights work, one upstairs bath the shower lights didn’t work. One thing I will note is that the next door neighbor keeps odd hours so be prepared for some late night music occasionally. The music didn’t bother us but I could see it being a problem for some people. Overall the house was clean and met our needs.

It was ok.
We stayed for a week at the end of October. Having read the horrible reviews, I was a little apprehensive about our trip. However, everything turned out fine. The neighborhood was mostly peaceful - no large parties or problems. The security was a little lax. We were waived right through the open gate upon arrival. No one bothered to check who we were or where we were going at any point during our stay. The house was in decent condition, although there is a lot of visible wear and tear - dinged up paint, stained carpeting, ripped felt on pool table, etc. There were not enough bath towels for everyone and absolutely no hand towels. I had to run to Walmart to buy towels, which did not make me happy. We have stayed at quite a few Orlando rentals over the years and this one, house and neighborhood included, are not my favorite.

If you are looking to have 20-30 of your friends come party for a day or two and trash the house than this is the place for you. If you are looking to bring your family with kids and expect not to have neighbors playing obscene music, smoking weed and partying till 4-5am than I would look elsewhere. The house is as described. Big home, plenty of room, plenty of bathrooms, bedrooms, big kitchen table, nice living room, etc. The problem is the house is absolutely beat. I think these homes are 4-5 years old max and they look 30 on the inside. Carpet has more stains than clean areas, walls are dented, holes, marked, scuffs, etc. Pool table is ripped, and the beds have indents where people lay that look like a person has been laying on them for 5 years straight. The rules say (3) cars max in drive, no campers no parking on both sides of the street, etc. There was a motorhome there our entire stay and cars at all hours of the night on both sides of the road. In (7) days we had 5 different renters on one side of us and (40 on the other. The house has (2) fridges though one did not work until day 5. Has two washing machines though one did not work until day 5. Two dryers and one has been broke for who knows how long just reading past reviews and there is a non working fridge in the garage that once again has been there for an extended period of time reading past reviews. I had to argue with the property manager about towels. He stated there are (2) towels per bathroom and that was not the case. We had (8) total towels for (18) people. Even if we had 2 per bathroom that would have been (10) towels. How does that work for (18) people. Most of the towel racks and toilet paper holders are either broken off of the wall or have been many times. The community pool is jam packed with people who are not on the invite list because you can see them pull in and head right into the pool. Security is a complete joke. You get a scan code that is supposed to let you in. All you do is roll up to the gate and say scan code and they pass you right on in. No name check, no scan, nothing. That is why there are houses with 10 cars outside partying all night. Again, if you are a group of singles looking to destroy something other than your own home this is your place. If you are looking to rent a large home for your extended family to make some great memories probably not the one for you.

When my family & I arrived they were still cleaning the house. We arrived about 5:30 but check in time is at 4:00. There need to be to touch-ups done around the house. There are scuff marks, our bathroom toilet paper holder was barely hanging on & they only provided large drying towels. The comforter on my bed was worn but it was clean. The sheets could be a little softer. My aunt &grandma shower was messed up and I wasn’t able to get in touch with anyone that night. They had to hear the shower run all night. They came to fix it the next morning but it should be an emergency maintenance number to call. Overall the house is nice and we enjoyed ourselves just need to make sure the house is clean and ready to go for the guest. I felt like we should have been accommodated in some type of way. We also had to buy our own pots/pans.

The owner knew because someone came to check the thermostat that evening but the a/c was not fixed for 24 hours which made for a very hot downstairs! There were no towels in the house, we later found them all dirty inside the front load washer which was broken. One of the refrigerators did not get cold enough and the dishwasher was full of dirty dishes from previous guests. There was even dirty glasses under the sink. They did send someone out om our 3rd day but the washer was never fixed and one dryer had a broken knob as well. The house did not seem to have been cleaned or inspected, there were clothes in drawers from previous gueats. The carpet is VERY dirty, and the walls are dirty and marked up as well as there are holes in walls from t/p holders. The TV in my daughter's room did not work or have a power cord. The owner said they were sending one but it never arrived. The owner was pretty responsive but the house is ready for guests. we did enjoy the pool and the neighborhood lazy river.

They advised us the A/C was out, but fortunately we were able to get it up and running by the next morning. The home was definitely not like the photos. The walls were filthy, the carpet looked as though it had not been vacuumed in months let alone shampooed. There was mold on the downstairs shower door in the master as well as around the sink in the kitchen. There were holes in the walls from the towel racks and a few toilet paper rollers were barely holding on. Some of the furniture had stains and all the bedding was worn and with some stains in certain bedrooms. The cherry on top was being locked out of the home because the door code was never changed to the one I was provided. It was a real damper on my family and I especially since this was a surprise vacation for our kiddos. I spoke with the property manager once about the issues and she stated the property had just been turned over to her so there was nothing she could do to accommodate us. After that she never answered any more of my texts or calls, even when we were locked out of the house. We ended up calling the resort customer service for help. In the end we made the best of it, but it was definitely a disappointment. I wouldn’t stay at this property again nor recommend it.

Definitely Recommend for a large group
The size of the house was perfect. The pictures were accurate. I loved the gated community and clubhouse. We had an issue with the main refrigerator not getting cold at all. I put in a work order and received an additional refrigerator within an hour. Super easy. I sent over a list of a few other things that need to be addressed, which are typical wear and tear for any frequently used house. Overall, my family would definitely rent this house again.

Property pictures were different than what is currently there. Walls were scuffed numerous places. lots of little things were damaged upon our arrival. Towel bars torn off and put back on with poor workmanship. Screen around pool ripped. Walls had small damage in numerous spots. Thought we paid alot more than it was worth. Dave

Property was not very well taken care of by property manager.
Security did not enforce the noise after 10:00 PM.
We had 3 different neighbors at the building next to us during our stay and they all partied and argued well into the morning (4:30-5:30) including small children. Called security 1 night who called the local authorities who came and talked to the people. When he left, they continued on for at least another 1/2 hours like nothing happened. We bought a birthday cake for two children and set it on the kitchen counter. When we opened the cover in the morning we discovered very small, fast moving ants/bugs from the counter were all over the cake. We then realized that these small ants/bugs were on both countertops in the kitchen. We called about the ants/bugs in the kitchen and nothing was done. There were also small red ants in the main floor master bedroom shower and tub that is right off of the pool area.
There was one broken chair for the dining room table that was broke when we got there and also noticed there were only 3 bar stools as the 4th one must have been broke by someone else (never replaced) and it was in the closet. There were toilet paper holders and towel racks pulled out of the sheetrock and one had plastic flat pieces covering previous holes (main floor master bed by pool) and hung uneven when they fixed it again. There was also a cable connection pulled out of the wall in the upstairs bedroom to the right of the bath straight up the stairs. The carpet was very dirty as was the floor in the garage (should be sprayed down).
The garage had a none working refrigerator which should have been removed or it should have at least been turned around so the doors were facing the wall as the doors could still be opened even the the handles were removed. I feel it is a safety hazard for children. The dryer vent had both dryers in a T shape with flexible hoses going from each dryer joining in one vent that went out of the garage. One was crushed and had black tape around parts of it. It took 3 cycles to get clothes dry. I feel the venting should be solid and not the flexible hoses (one which was crushed) and should have their own holes out of the garage wall which would make drying time less as well as the electric bill.
I do have pictures if you want verification of these things.
We would not stay at this VRBO again.

Called security 1 night who called the local authorities who came and talked to the people. When he left, they continued on for at least another 1/2 hours like nothing happened. We bought a birthday cake for two children and set it on the kitchen counter. When we opened the cover in the morning we discovered very small, fast moving ants/bugs from the counter were all over the cake. We then realized that these small ants/bugs were on both countertops in the kitchen. We called about the ants/bugs in the kitchen and nothing was done. There were also small red ants in the main floor master bedroom shower and tub that is right off of the pool area.There was one broken chair for the dining room table that was broke when we got there and also noticed there were only 3 bar stools as the 4th one must have been broke by someone else (never replaced) and it was in the closet. There were toilet paper holders and towel racks pulled out of the sheetrock and one had plastic flat pieces covering previous holes (main floor master bed by pool) and hung uneven when they fixed it again. There was also a cable connection pulled out of the wall in the upstairs bedroom to the right of the bath straight up the stairs. The carpet was very dirty as was the floor in the garage (should be sprayed down). The garage had a none working refrigerator which should have been removed or it should have at least been turned around so the doors were facing the wall as the doors could still be opened even the the handles were removed. I feel it is a safety hazard for children. The dryer vent had both dryers in a T shape with flexible hoses going from each dryer joining in one vent that went out of the garage. One was crushed and had black tape around parts of it. It took 3 cycles to get clothes dry. I feel the venting should be solid and not the flexible hoses (one which was crushed) and should have their own holes out of the garage wall which would make drying time less as well as the electric bill.I do have pictures if you want verification of these things.We would not stay at this VRBO again.

Property was not very well taken care of by property manager.

Great vacation home!
This was our first time staying at a vacation home. Overall, we had a great stay in this home. There were a few disappointments when we arrived. The pool's blower was out, the pool table had a rip in the felt and the foosball table only kept score on one side. The clubhouse doesn't offer tubes for their lazy river and only has them available for purchase, which would have been nice to know. However, the house pool was fixed by our 2nd day there and we enjoyed the accommodations for remainder of the stay,

Multiple Family Orlando Vacation
Overall we had a great stay, the house was just as described. It had plenty of room for our group of 12. The kids loved the pool and the Foosball. We stayed in Feb and some days were a little chilly at night but the heated spa and pool were perfect. The house is a very short 2-3 minute walk from the clubhouse however, We didn’t get to utilize the resort pool or amenities, the arcade was closed due to Covid and the kids were a little disappointed about that. The one day we planned to hang out at the resort pool, I believe everyone else in the neighborhood did too, it was so busy there were no lounge chairs or tables available and they only had 1 person working the poolside bar. Stood in line for 30 minutes and never got a drink. Nice facilities, but we decided we would have more fun and less frustration just hanging out at the house and ended up doing that instead. The beds were comfortable. The only thing I found odd with the house was the bathroom lighting in a couple bathrooms had a strobe light or flashing effect as if the build was bad or maybe wiring was bad. We just kept the light off while we showered and it was fine with the light coming in from the sink area. Wasn’t a big deal for us. It was a short drive to Disney, and we had a great time. We did have some loud, obnoxious neighbors 2 nights of our stay and had to call security on them to quite down. Overall we really enjoyed our stay and would stay again.

This property had a really great location and great amenities. The pool heater was the only things that gave us a little hard time because the weather got cold and the heater was not properly set up to macr our desired temperature.
