Imagine a vacation like no other spent in a 9 bedroom, 10 bath custom luxury lakefront pool villa. The Formosa Grand is located in the exclusive gated community of Formosa Gardens Estates and one of the closest communities to Disney (less than 10 minutes!!) No expense was spared in the gorgeous estate which also makes it an ideal setting for intimate weddings. You will be wowed as soon as you enter and take note of the polished marble floors, grand staircase, marbled pillars, 20ft high ceilings & baby grand piano! The main living area has 2 separate seating areas with a large wall mounted flat screen TV for viewing when you aren't taking in the views of the pool & lake. As you make your way into the open concept kitchen & dining area, you will immediately notice the custom details and picturesque view overlooking the pool area & lake. The kitchen is fully stocked if you decide to prepare your own meals & a Keurig is provided for coffee lovers. Granite counter tops & large bar area with plenty of seating & prep space help to make this space a chef's dream & perfect for entertaining. The dining table has seating for 10. There is also a wine cellar with bar & cooler adjacent to the kitchen. The laundry room is on the main floor with a large washing machine & twin dryers for guest use. There are 5 bedrooms on the main level and all have luxury linens, flat screen TVs & their own attached bath! Bedroom 1: King bed with lounge area, walk in closet & walk in shower Bedroom 2: King 4 poster bed with separate sitting/dining area. Private access to the pool. En suite with double vanity, whirlpool tub & custom walk thru shower Bedroom 3: King bed with private pool access & walk in shower Bedroom 4: Also known as "The Chill Room" Elevated king bed with starlight ceiling. Large Flat Screen TV with surround sound, leather couch & bath with walk in shower. Bedroom 5: Star Wars Themed Room with 2 sets of bunk beds (full sized beds sleeping 8) There is a dual games arcade system with over 700 games as well as an Xbox 360 (games not provided). There is also an en suite with shower. You can choose from 2 separate staircases to make your way to the upstairs living area. The upper balcony overlooks the downstairs & has seating areas provided. A desk/work space with computer is available for those that may need to keep in touch with work while away. There is a movie room with 150 inch screen with surround sound and seating for 16 on comfortable couches. Also in this room is a pool table, wet bar and total body nautilus machine. This room has a southwest facing balcony that is perfect for watching sunsets. There are 4 bedrooms upstairs which all contain luxury linens, flat screen TVs & their own bath! Bedroom 6: King 4 poster bed with private balcony overlooking the lake & pool area. En suite with shower Bedroom 7: 2 queen beds with access to main upper balcony. En suite with shower Bedroom 8: King bed and en suite with shower Bedroom 9: King 4 poster bed with en suite shower & whirl pool tub. With over 120ft of balconies, outdoor kitchen & infinity pool & spa you may never want to come inside! The outdoor pool area features a paved pool deck with a 55" south facing infinity edge pool with cascading waterfall and integrated spa overlooking the lake. You are sure to see an abundance of wildlife! There is an outdoor kitchen, large dining table with seating for 8, luxury loungers & couches and even a full bath! The upper balcony is 80ft and overlooks the lake and lower pool area. There are couches, loungers and a flat screen TV for entertaining and relaxing. We hope that you will enjoy all the amenities that our home has to offer but if you need to venture out we are less than 3 miles from Disney property & minutes away from shopping & dining. Family reunion week with the younger generation doing 5 days at Disney parks. Great location for everything. Parks, shopping, eating, groceries, etc. The home was perfect for all of our needs. Very accommodating. The experience with Amber was amazing. Highly recommend this amazing home.

The location and mansion was exceptional. However, check in was smooth once we sorted out the entry time misunderstanding. They were great with fixing that. My biggest concerns were the cleanliness of space with dirt and spider webs. The grill didn’t have propane tank so we had to cook the food inside. I didn’t want to be a bother to the owners because I was so busy trying to entertain my wedding party so we all started cleaning. The heating of the pool was not what I expected. We couldn’t enjoy it until the middle of day 2. There were also a number of live roaches inside of the rooms. At the end we had a great time.

We held our wedding here. What an amazing experience for everyone. Ample room for everyone and the pool easily can accommodate all your guests and visitors. The owners were easy to communicate with. We would definitely plan on returning for a family vacation.

We had a graduation celebration and this is a memory I will cherish forever. This house is more beautiful in person. Everything was clean, in order and i had no problems . It was so comfortable we did not want to leave. Amber is awesome and so is the property manager. I don’t have one bad thing to say about my stay.. my family thoroughly enjoyed the whole house. I would recommend this house to anyone. A++++++ rating.

Had a wonderful time, plenty of space. Had to call owner on temperature of hot tub, then felt like there is a camera, & owner could see someone touching switch. Kinda made my family uncomfortable. Also the day before we left, i was checking the doors to make sure everything was locked, & i fell near the front door. I just had a total knee replacement on my left knee, now my right knee. My shoe caught one of the square tiles in the floor, thats lifted just a bit, & down i went on both knees. When my oldest son left the next morning, his wife was walking out, & the same thing happened to her.

The house was nice, but dirty. Property manager was horrible. With a different property manager and a different cleaning crew it would be a great house. Owner was helpful and nice and tried to resolve the situation, but the property manager made a bad situation worse.

As stated before me and my guest stay at Formosa Gardens I can some up in two words. "EPIC and MAGICAL". The house was more than what we imagine it could be. It was very clean more than enough room and equipped with everything that you need. Me and a group of friend and family enjoyed ourselves as my wife also brought in her 50th Birthday there as well. The house is stunning inside and out and the area where the house is located has everything that you need. The neighborhood was quiet and beautiful. Will definitely be using this location again this year for sure.

We had 20 family members staying in the house that attended our son’s Disney wedding. It was a great location for accessing wedding events and an awesome place to hang and enjoy family time. The home is spacious and comfortable and we would stay again. The entry gate system to the community was cumbersome and the heating of the pool/hot tub was a bit difficult since we had to continually communicate with the property manager for adjustments to settings. But, these were minor inconveniences and did not deter from our enjoyment of the rental.

We loved our experience here. We were able to enjoy the comfort of the home, as well as the space for entertainment. My father and brother in law enjoyed the lake for fishing. We were very pleased with our stay at the Formosa Grand.

The process was seamless. Amber is amenable, accommodating, and easy to work with. LOVED, LOVED, LOVED, THIS HOUSE! I was there Sep 29 - Oct 4, 2021. I was there to celebeate my 50th birthday. My theme - Celebrating Fifty with Murder and Mystery and this mansion was perfect! I had 17 people joining me; those that arrived on Thu (Sep 30th) took part in the Soul Train 70s Party in the upstairs theater room. We had Soul Train clips playing on big screen. Friday, Bloodwood Manor Murder Mystery Party took place in the grand formal living area and the additional seating overlooking the pool... victim was murdered in the pool bathroom. Saturday evening was Glow in the Dark pool party - black lights and neon, no need to say more. Sunday - wine down steak luncheon utilizing outdoor grill and topping things off with Halloween Horrors - P-E-R-F-E-C-T! All the space and amenities I needed. My guest were surprised and thoroughly pleased. Pictures are accurate! You get what you see. I had no trouble with bugs, rodents or anything else you might see in some reviews; only a few very tiny geckos that mean no one any harm. YOU WON'T BE DISAPPOINTED! Can't wait to stay here again and neither can my guests!

This was by far the most amazing experience we had in visiting Florida. The property was absolutely breathtaking. The kids had a blast at the pool and we were in close proximity to the theme parks we went to during our stay. The property manager was also very helpful. We plan on staying here any time we are in the area as it was that great of an experience!

This is a very nice (“lavish” some would say) and well laid out property. Lots of nice bed rooms with a bathroom for each makes this perfect for extended families or groups of friends. The game/viewing room was very nice although we had some issues maximizing its potential (had just been reinstalled with updated components). Overall a very nice experience. I would hesitate to stay here again.

Our stay was great! We had a great time! Our only problem was the smell of crabs when we got there. The people who stayed before us had the freezer and outside of the house smelling like crabs and crab scraps outside. The property manager was very nice and offered to come clean it all up before our wedding.
