VACATION RENTAL PERMIT NUMBER VR09-0027 Watch hot air balloons go by in the early morning hours from this beautiful vintage 1880 Cape Cod style home. This cozy and comfortable cottage style home features three bedrooms downstairs and one bedroom and a den in the upstairs guest quarters. There are two kitchens, one in the guest quarters and one in the main house both featuring a gas range. The downstairs bath features a claw-foot tub/shower and the upstairs bath features a jetted tub/shower. Off the downstairs kitchen through the charming dutch door is a lovely covered patio featuring an oversized farm table perfect for gathering with a delicious cheese board and a Napa Valley bottle of wine on a warm summer evening. Relax in the outdoor hot-tub under the stars at the end of a long wine country day. After you relax, walk to town, where within two blocks you can enjoy the River Walk with great restaurants, a dessert shop, or some night life at Downtown Joe's. In the morning walk to coffee and fresh baked treats at Sweetie Pies or enjoy a full breakfast at General Cafe or Grace's Table. City of Napa quiet times are after 9PM Sunday-Thursday and 10PM Friday and Saturday. The backyard/hot tub is not available after these times.

Rarely do I write a bad review but I feel that that patrons should accurately review properties. The house is cozy, yard cute, location perfect, BUT the house was so dusty that our enjoyment of the house was cut short. I was expecting a relaxing Napa birthday weekend for me and my partner but we ended up coming home with a cough. The dust was so bad we even considered coming home early. The first bedroom was unbearable to sleep in so we had to move to the purple bedroom because it had more windows that we had to leave open at night so we could breathe. The house has lots of fabric, jute rugs, wicker, nooks and crannies that trap dust if not cleaned properly and there was build-up everywhere. We chose this listing for its "cleanliness" rating however it was apparent this home had not been deeply cleaned for some time. The vents were THICK with dust and I was sick to my stomach from the dust and couldn’t use the heater because that’s when it got unbearable. The hot tub was not clean and had a smell that prevented me and my partner from using it. I am an experienced hot tub enthusiast and I can tell when a hot tub isn't clean because it smells... of skin and mildew, the water was THICK. We had to bathe immediately and did enjoy the claw foot tub and provided bath soak. We did travel with our puppy so we mostly wanted this listing because of its lovely yard as he hasn’t touched grass yet. The cherry on top of a disappointing trip was pup coming home with fleas. WOOF.

I booked several nights in this charming home so I could walk to the stores and restaurants in Napa. I loved it so much that my daughter and granddaughter decided to drive up from SF and spend some time with me. Our stay was magical...wifi and tvs for my granddaughter, wifi and quiet rooms for my working daughter, and comfortable beds and gorgeous kitchen(s) for Grandma! Thank you, we hope to be back soon.

This home was just perfect. Beautiful, cozy home, charming describes it! Relaxing back yard, quiet setting with nice landscaping, plants, fruits and veggies spread throughout the property. Everything you need for cooking, entertaining etc. spent my husbands 60th birthday in Napa and this home was close to everything in a quiet neighborhood setting. Don’t pass this one up!

Really enjoyed the location and house/back yard. The only slight issue is that you can only enjoy the back yard until 9 on week days and 10 on weekend due to a city quiet time. Didn’t bother us too much but did stop us from using the hot tub more. Overall loved it, well kept and comfy beds with ample common space.

I spent a wonderful four nights in Nappa at this house with three girlfriends. The house was historic and homey, and perfectly located. We took walks in the morning along the Napa River, which occasionally were shortened by the very convenient bakery nearby. We enjoyed several restaurants as well as great shopping. The hot tub wasn’t in working condition when we checked in, but the owner quickly had it fixed and even refunded a bit of the rent. The house was built in 1880, so the bathrooms weren’t up to today’s expectations, But, all of us loved the house and location so much we would book again without hesitation!

This is our second time stay here and again a wonderful place to stay. We had 6 adults and were all very comfortable with the accommodations. The location is great and we were able to walk downtown and enjoy the many restaurants. This is a place we will always come back too on our future visits.

We enjoyed our stay in Napa and this house was perfect for us. We had 8 adults and there was room for everyone. The only drawback we found was that the noise curfew was so early. We would have liked to hang out outside later but we were worried that our laughing and talking would disturb others. This has no reflection on the owners.

You can't beat the location of this house...just a short walk to downtown Napa and all of the great restaurants! The house itself was cute and nicely decorated, with lots of little touches. We all really enjoyed our stay! One downside is that the city of Napa has strict quiet hours at 10pm on Friday/Saturday nights and apparently one of the neighbors is really eager to call the police for the slightest disturbance. This meant that we were too nervous to use the great backyard, and by the time we got back from dinner, it was too late to use the hot tub. That's not the property owner's fault but I did share feedback that the listing didn't mention that you can't even be outside after 10pm (and 9pm on weekdays). While I would totally be respectful of neighbors, I think it's reasonable for the neighbors to allow guests to still be able to use the hot tub quietly after-hours.

This home nestled in downtown Napa is adorable, well stocked and very clean. The owners were very responsive to any question and provided everything needed. My husband grew up in Napa and we stayed in the house over the Thanksgiving holiday so we didn't impose on my inlaws. It was perfectly located and walking distance from downtown. We would definitely stay here again in the future.

Great house, seemed super clean and I'm kind of crazy about that aspect. All the bedding smelled super fresh. The house is super quiet, the hot tub worked well. At one point the hot tub lost power but we were able to call the owner and resolve the problem over the phone. The upstairs suite was great because it's a separate space and made getting ready easier.

Lovely home with sizable rooms.. it was clean and felt comfortable. Great location. The only issue we had was the second floor bathroom. The water pressure was horrendous. The pipes were banging when you turned on the water. You couldn’t wash your hair… It hardly worked for our party of 6 women. Getting ready was a total inconvenience. Some of the women got ready at the spa instead. If the bathroom upstairs gets fixed, it’s worth the stay. Not sure if I would pay a hefty price for a 1.5 bathroom again.

The house is in fabulous condition. It was built in 1880, and is charming. Downtown Napa is just a couple of blocks away. The house is comfortable and has a lovely front porch and covered back patio, and is convenient to anything one would want to do in wine country.

Very comfortable house, all you need to unwind after wine tasting! HVAC had a hard time in back and upper bedroom, could never get cool enough, but that can be attributed to 100 degree weather, likely fine under normal weather.

Four of us visiting for the first time, this property is in a good location and was very clean. Got in late, but house was well lit and easy to find. Convenient parking so we could walk or uber into town. Hot tub and neighborhood 🐈‍⬛ we’re a nice addition. wonderful stay!

We came to Napa for a friend getaway. The house was perfect for what we needed. We had 5 women staying so only 2 people had to share a room but they had their own beds. The house was extremely walkable to town. We enjoyed the outdoor space for coffee most mornings and dinner one night. I would definitely stay at this house again!

The neighbor was blasting music late at night. Police were called and issue was resolved 2 hours later. Ants, lots of ants in the house. Traps were evident which means it was a known problem. Not easy sleeping in a house with ants. Traps are not a cure for ant problems. Hello pest control! We spent lots of money on this rental. Very dissatisfied!
