Enjoy this home away from home in this upper-level, dog-friendly duplex, featuring aspen-cathedral ceilings, a massive rock fireplace, a charming full kitchen, and the many southwestern inspirations. The wraparound deck offers a private hot tub, scenic mountain view, and a gas BBQ. The lower level of this home may be rented separately or together to accommodate your whole group. This house is located at the edge of downtown, just down the street from San Juan Historical Museum and the San Juan River. The home is within easy walking distance of a variety of shops, restaurants, and the famous hot springs in town. A short drive will bring you to skiing and snowboarding at Wolf Creek or summer festivals at Reservoir Hill. THINGS TO KNOW This is the private upper level of a house - the lower-level apartment is also available to rent The wood stove is the only heating option for the home. If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog. Parking notes: There is free parking available for 3 vehicles. This rental is located on floor 2. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation. It’s a nice home but could use some repairs and a deep cleaning. The main floor shower didn’t work, leaving us with only the upstairs shower for 7 people. The microwave sounded like it could explode at any time and we had to light the burners on the stove for every use. It could use a good carpet cleaning and the extra blankets were nasty, we had to wash them before we used them. The washer smelled like mildew and good needs to be cleaned and washed properly to get rid of smell. We did enjoy the patio and the fresh breeze the doors provided.

The house is very nice and in a great location. It worked for our group of 6 perfectly. Has all of the amenities that you would need for your stay including a crockpot. Deer visited the yard and a big fox. Has lots of staples in the kitchen for cooking. Would definitely stay here again and would recommend 100%.

Very nice location, right at the entrance to town, very convenient that everything was in walking distance. Quick drive to trails and waterfalls. Would stay here again if the free time should come about to be able to get away again. Thank you!

Lovely home and location, I would definitely stay here again. I loved being able to walk to town. The only reason I am giving 4 stars and not 5 is because most of the blinds in the property were broken. Replacing the blinds would definitely bring this property to 5 stars.

We had a wonderful time at this property. Clean, beautiful views, great location to downtown and the river. Plus plenty of parking for vehicles and a trailer with boats. Super easy to check into the house and the host was easily accessible. Thank you!

Plenty of room for our group of 7 adults. The house was well-stocked with linens and cookware. Beds were comfy. Only complaint was with manager communication. It took several days to get a response on my first inquiry, and and never got a response on my second (no firewood) so didn’t bother trying to reach them when we realized there was no propane for the gas grill. We traded our empty bottle with the downstairs’ unit grill.

We stayed here for my father-in-laws 70th birthday. The house was well equipped and fit the 6 of us with our dogs very comfortably. Four of us went skiing each day while two others stayed behind. It was a great location for all of us. Short drive to Wold Creek and a short walk into town.Only suggestion would be it may be time to upgrade some of the appliances. We like to cook on our vacations, but the stove struggled to even boil water and the microwave is very loud.

We had such a great time spending Christmas at this house in Pagosa Springs! It was very cozy and comfy and had everything you’d need. Close to town and Wolfcreek. Great to be able to include our dog. We’ll definitely stay here again!

Very comfortable lodging just a short walk from shops, restaurants, the brewery and a family of mule deer ... suggest you ask the owner to give you specific check-in instructions ... the entry lock box for the upstairs Lodging isn’t obvious.

This is a nice property with a great location. We walked to just about everything in Pagosa from here. But it was also on the edge of town so very quiet and easy to get outside of town to walk the dog. The house we very clean and comfortable as well.

Enjoyed the porch and wildlife in evenings. Lots of hummingbirds. Short walk to eat and get anything you may need or have forgotten at pagosa springs humane society. House had everything we needed just bought some mugs for a cold beer on the porch in evening. You can view city on one side of porch and forest on the other
