The Studio is private, has a good view and a fenced yard for pets. The studio will sleep 4 people and game room sleeps 2. See pics! We are located on 18 acres on a hilltop in the beautiful Texas Hill Country,near the city of Kerrville! Approximately 3 miles from downtown and Guadalupe River. We have a swimming pool and game room! Ask about hunting privileges. We’re about 22 minutes from Fredericksburg! A place to relax, enjoy the Guadalupe River minutes away, the Kerrville nature/ bike and riverwalk. Several museums are also nearby, as well as, the Nature Center, Hill Country wineries, annual Arts and Crafts Festival and music festivals. Other activities such Guided Hunts, the Guadalupe River fishing, biking, horseback riding & canoe, kayak, tube rentals are in the area. Less than an hour drive to San Antonio, we are close to Fredericksburg, Boerne, Comfort, and Bandera (Cowboy Capital of the World)! Our Place has a beautiful hilltop view.
We offer a studio which will sleep 4 people (a queen bed and a queen pull-out sofa; a rollout bed and air mattress may also be available). The studio also includes a full kitchen and full bath. Guests may also enjoy a separate game room (which has a full-size sleeper sofa to sleep 2), with pool table, other games, DISH Network, smart TV. The studio and game room combined offer guests approximately 1200 sq ft of private space. Our shared swimming pool is available 11 am - 10 pm for guest use, as well as, fire pit, gas grill and BBQ areas. 46” Smart TV and Wifi internet available. The property has outdoor security cameras for safety. We offer a complimentary light grab & go breakfast and Free Southern Hospitality!!

This stay is the perfect getaway that feels remote hillcountry, but close enough for us city folks to visit downtown and make HEB grocery runs for that 1 item we forgot, cooking oil lol. Les and Lisa had the essentials covered from bed to bath to kitchen and more. We did encounter the wild as it is the hillcountry from deer to creepy crawlies, so best to pack the off and citronella candles! We had a late night bon fire and smore roast, just beautiful. FYI the bedroom window is the perfect place to catch sunsets at! We picked this place for the river and it didn't disappoint. We hung out at Louis Hays Park, 10 min away from the rental. Bring your canopy and pop up chairs/table for some shade right on the river. The pool worked out as we rotated taking showers and making dinner. The game room had plenty to keep us busy including a massage chair. Two recommendations for the rental improvement is to have the game room entry door leveled so it can lock properly at night and do a outter perimter bug/mosquito spray before renters arrive, although the heavy rain on our first day most likely was the factor for our bug encounters. 🪲 Overall we'd stay here again! Even our pup was happy sniffing around the gated area and splashing in the Guadalupe! Oh and one more note Google will take you through a "short cut' way to tje rental, dont do it! Lol I posted the path pic in this review, follow the red path. Thank you again Les & Lisa!

We're going to be back and next time we hope it's warmer so we can swim! Everything was great and the landscape was beautiful! The only 2 things I'd request is 1 a new mattress for sofa bed and 2 maybe a fruit bowl to go with the granola bars and instant oatmeal 😋
