Permit #SLP10215 Our relaxing downstairs 2 bedroom 2 bath vacation home is available all year long to accommodate beachside getaways on the Newport Peninsula. And check out the new transformation of the kitchen: spacious, bright and beautiful! The unit is located one half block from the ever-popular 44th Street beach, and walking distance to several favorite commercial establishments. Park the car in the garage, and navigate the area on foot or on bike like the locals! Here's what you'll find: LIVING/DINING AREA: - Sofa - 2 upholstered side chairs - Cable TV - Gas log fireplace (Heat-n-glo) - Dining table w/ seating for 6 - Sliding glass door opens to front ocean view patio KITCHEN: (Remodeled in 2021) - Fully stocked with dishes, utensils, cookware, bakeware - All major appliances; small appliances - Barstool seating around the island - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: - Bedroom #1: Queen bed; en suite bathroom - Bedroom #2: Queen bed; Twin bunk bed set LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. BATHROOMS: - En Suite Bathroom: Walk-in shower - Hallway Bathroom: Tub/shower combo OUTDOOR LIVING: Front patio: dining table w/ seating for 4; market umbrella; propane gas bbq grill ALSO INCLUDED: - Wifi - 4 low-profile beach chairs - heating; ceiling fans in all rooms - hair dryer - iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING LAUNDRY: Shared laundry facilities located in garage; guests must provide their own supplies PARKING: One parking space in a double-car garage; Fits compact to medium-sized vehicles; small SUV's; Accessed via rear alley; General neighborhood street parking can also be utilized when available (metered and unmetered). LOCATION: Best of all is the close proximity to the popular 44th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day! ALSO: During the summer months, the entire property - both upstairs and downstairs units - are connected and available for weekly bookings to accommodate larger family groups in 5 bedrooms/4 bathrooms. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. I booked this property because of its location and its charm. I loved being able to walk about the door and be at beach in a minute. I especially appreciate the ability to rent beach umbrellas and bikes for a reasonable price and have it delivered by the management company. The place is clean and plenty of kitchen items for your stay. I will note that not a lot of natural light comes into the property, but it might be the case for many first floor units in this area. I would stay again though!

As a former peninsula resident and someone who still comes to the area frequently, I was so happy to find a spot that accommodated our family so well. Both bedrooms were spacious (my kids loved the bunk!) and the living area was bright, clean, and well stocked. We loved being in the area but away from the traffic of the boardwalk. Will for sure come back and stay! We also had 2 minor issues at check in that were resolved immediately-couldnt' ask for better customer service. We had a great time.

Pros: Perfect location, great kitchen. Cons: floor was very dirty upon arrival, having two small kids that was disappointing . Master bed needs a new mattress. But great location and great kitchen with a huge island

This was a long weekend get away for me and my sister and our two 13 year old daughters! It was perfect! The location was unbelievable- just steps from the beach in a great, friendly neighborhood! We loved being able to sit at the beach and “run home” to use the restroom or grab a snack! Sunsets were perfect! Early morning walks were the best! We slept comfortably and it was so nice to have two bathrooms! We ate breakfast “at home” and had a home cooked meal the last night. We became very familiar with the neighborhood grocery store, Pavilions. The kitchen was well stocked with pots, pans and utensils. Some staples would be nice… we left some sugar and some cooking spray… who knows if that will get thrown out?? It was a perfect home base for our trip and we got very lucky with great weather. Thank you!

We had a great time in this house. Enjoyed the neighborhood and were lucky enough to have family over for dinner. Kitchen is well stocked with all the pots, pans and utensils you could possibly need. Would love to stay again.

Great communication. The location will keep me coming back without regret. A lot more requirements than I'm used to with a rental, but they made it easy. Clean unit. Electricity was out for quite a few hours on our second day, but with the beach a block away, we were able to work around it. There was an unfortunate critter in the bathroom on my last day. I wasn't happy about it... it's the beach, I suppose. Again, location, location, location!!!!!

Came from Utah with my husband and brother. Location awesome.House was lovely, clean, could sleep 6. 2 good bedrooms, 2 good baths. Kitchen was amazing. Long Island. Cooked dinner in one night. Rented bikes, Chairs, wagon. Didn't need the chairs as there are plenty at the house. Used the bikes to enjoy AVP tournament in Huntington, awesome. Had a great trip. Looking forward to booking a girls trip with my besties.

Property was great but it would be nice to have a hair dryer , shampoo and conditioner like a hotel and condiments , spices , sunblock and those things that can get pricey to buy and have to throw away .
Bikes to use would be great . For the price you pay it would be nice to not have to go buy or rent these things . If I had a rental I would provide all of it to make it stress free. There’s a lot of waste going on and to be able to leave things for others to use , would have been wonderful.

Perfect location!
Perfect location for a family wanting to enjoy some serious beach time. Steps away from the beach and within walking distance to small shops and restaurants - including a super cute coffee spot! Cute patio for al fresco dining. The only tip I would give is if you are coming with a large vehicle parking is tricky. We were driving a Yukon so it took us a while to navigate the narrow alley and tight garage spot - all of this out of the owners control obviously so didn’t stop us from having the best time. Can’t wait to come back!

Everything was great except having to go back and forth to the property management office.
