About this bed and breakfast
IMPORTANT: IF YOU WOULD LIKE TO BRING A DOG, DO NOT INSTANT BOOK. INSTEAD, MESSAGE ME FIRST WITH INFORMATION ABOUT YOUR DOG. I MUST APPROVE ALL DOG GUESTS FIRST. IF YOU INSTANT BOOK, I WILL ASSUME YOU ARE NOT BRINGING A DOG. IF I APPROVE YOU BRINGING A DOG, THERE WILL TYPICALLY BE A PET FEE OF $75 PER STAY PER DOG. IF YOUR FEE IS HIGHER I WILL LET YOU KNOW WHEN YOU INQUIRE. ALSO, please don't run AC/heat when not in the guest house. When you do run it, please make sure all windows are closed. When you go out, please make sure AC/heat is OFF. You are welcome to open windows and to keep a fan running. Violation of this rule may result in a deduction of at least $100 from your security deposit. Fortunately, I have never deducted from anyone's deposit but please observe these important rules! There are two (2) steps into the guest house. My guest house is a 400 sf studio with bamboo flooring, high ceilings. Cal.King bed, kitchenette (sink, two fridges, Keurig coffee maker, toaster, microwave, two induction hot plates, toaster oven, garbage disposal); 3/4 bath (shower) with stability grab bar. You will have your own entrance and A/C and heat (Nest thermostat). There is a table for dining or workspace as well as a collapsible desk and chairs for work space or in-room snacking. There is wifi access and a TV with streaming content including live tv on Hulu+. There is a HUGE DVD movie library for your viewing. Maximum occupancy is 2 adults. This guest house is private and not visible from the street. The yard, which is shared with the main house, has 12 foot high hedges and a lovely garden with sun lounge chairs. Weather permitting, enjoy the patio with lounging sofas and chairs, or have a snack outdoors at the umbrella-shaded dining table. An outdoor gas grill may be available for use. Guests who stay a week or longer will be provided with laundry access in the main house. For short term guests, there is a laundromat within a couple of miles on Adams Avenue. I try to provide a guest experience that makes everything easy for the guests. I provide plenty of clean towels (beach towels in summer or on request), paper towels, napkins, dish detergent (hand washing only), toilet paper, shampoo, conditioner, soap. I also keep the guest house stocked with other toiletry items including extra toothbrushes and sunblock. I also leave my guests coffee, filtered water pitcher and some snacks. Beautiful neighborhood, mostly developed in the 1920s and 1940s. Flat, walkable streets with lovely homes. Walk to small business district (about 15 minutes) with restaurants, wine bars, brewery, ice cream parlor, independent movie theater, pilates/yoga studio, dry cleaners, Starbucks, pet supply store, upscale grocery (Stehley Farms). About 1 mile to Von's grocery and Rite Aid pharmacy. Kensington is close to other interesting neighborhoods, such as North Park, Normal Heights and Hillcrest. It is immediately off the 15 freeway. I will consider house trained, non-destructive dogs that are not habitual barkers and that do not have separation anxiety. If you wish to bring a dog, you MUST message me before booking and let me know your dog's breed, age, whether neutered, temperament. All dog guests must be current on vaccinations and must not have fleas. I try to make the guest house dog friendly and include doggie poop bags, Nature's Miracle (in the rare case of an accident), and a comforter or throw to use as a doggie bed. I have 2 neutered Westies living on premises, so approved doggie guests must be well socialized,. Large dogs that have a strong "prey" instinct toward small dogs are not suitable guests. However, we have hosted many large and wonderfully socialized dogs. There is a $75 pet fee per do per stay. Sorry, I do not allow cats. Restaurants on Adams include Pappalecco (rustic pizzeria with amazing housemade gelato), Ponce's (family-owned Mexican comfort food - watch out for the margaritas!), Bleu Boheme (excellent French country cuisine), Cucina Sorella (innovative cuisine with eclectic gift shop), Clem's Tap House (brewery), Kensington Café (popular for brunch), Burger Lounge (burgers), The Haven (pizzeria and more), Clem's Liquor (deli counter and largest collection of bottled beers I have ever seen), Vino Volo (wine bar). Also on Adams are the Ken Theater (independent and revival films, excellent fresh popcorn), Moosie's (ice creamery), Bubbles and Babes (pets), Zen Sanctuary (day spa), a pilates and yoga studio, Stehly Farms (an upscale grocery store with deli) and of course, Starbucks. This is a quiet residential neighborhood, so please keep noise levels consistent with that of the neighborhood. No smoking or burning of any materials at any time inside the guest house. You will forfeit your entire deposit if you have smoked in the guest house. No parties in the guest house. The house is about a 0.2 mile walk to a city bus line. It is within 10-20 minutes of all major San Diego attractions and neighborhoods, including beaches, retail shopping, live music and theater, universities, the Zoo, Balboa Park and much more. It's about 1/2 hour to the Mexican border. If you have questions about the house's proximity to something you are interested in, just ask.

We couldn't have had a better stay...Jennifer's cottage is perfect for a weekend in San Diego...clean with everything you might need. And Jennifer is there to help as needed. And her cute dogs were a pleasure to be around. We'll definitely plan to be back again!

Jennifer has the most well appointed room I have ever stayed in. Food and drinks in the frig, tons of current books on the shelves and soft TP! She was an attentive host, too, making for a great stay.

I absolutely loved every minute at Jennifer's and wish we had found it sooner (we've spent a lot of time in San Diego) and had more time there this trip. It's a beautiful, quiet, cozy, very clean and comfortable little cottage! I hated to leave. It's really perfect.

Cozy guest house with nice little garden for my dog and me if it had been warmer weather. Owner is wonderful. Supplied everything I needed including treats for me and my dog. I couldn’t have asked for anything more.

Both the guest house and surrounding grounds/yard were very quiet, comfortable and welcoming. Everything was provided for a 'just like home' experience. Special touches including a welcome basket with an assortment of goodies and various beverages in the fridge were the icing on the cake. The host went above and beyond on every level: - always responsive, helpful and accomodating. I already have my next stay lined up! Kensington is a beautiful/safe neighborhood and the quality of my experience was enhanced by the location. This property is a rare find - enjoy!

Kensington Casita
This is such a nice place with a beautiful yard in a charming, quiet neighborhood, close to restaurants and other shops. Jennifer is very welcoming and gracious. I appreciated the coffee, fresh fruit and other treats she provided. The two adorable Westies were an added bonus. Relaxing and comfortable best describes my stay.

My mom and I planned a little getaway to SD & wanted to find a safe, central location to stay in where we could easily access freeways to get to most of the attractions.. the guest house was stocked with goodies, towels, coffee, books, etc. Jennifer was available for any questions or concerns that came up.. the king bed was quite comfortable with fluffy pillows, slept like a rock!! The yard is privately owned, fenced & a great place to have morning cup of coffee.. overall we really enjoyed our stay here..thanks much for the recommendations to "good food" in the area! Her pup was super sweet & got along so well with my pup.. thank you for welcoming us into your home! 🏡🌞🏝🐕😎

Quaint cozy stay
My mom and I planned a little getaway to SD & wanted to find a safe, central location to stay in where we could easily access freeways to get to most of the attractions.. the guest house was stocked with goodies, towels, coffee, books, etc. Jennifer was available for any questions or concerns that came up.. the king bed was quite comfortable with fluffy pillows, slept like a rock!! The yard is privately owned, fenced & a great place to have morning cup of coffee.. overall we really enjoyed our stay here..thanks much for the recommendations to "good food" in the area! Her pup was super sweet & got along so well with my pup.. thank you for welcoming us into your home! 🏡�🌞�🏝�🐕�😎�

I will start with saying a different type of guest would have a different experience than we did, but we booked this property because it was advertised as "very private" and the picture supports the advertised privacy. The yard was lovely and would have been enjoyable, but it was not disclosed that it is a shared back yard with little to no privacy. The studio is very cute, but cramped with too much stuff. We did not book this as a vacation but rather needed someplace to stay for a few days so without the option to enjoy the back yard or even keep our door open it felt very confining. There was no space in the studio to eat other than on the bed or in sling type chairs, not ideal for eating when you are half reclined. If the door was open the house dog was free to wander in to the space. The internet was inconsistent, we had to use our own hotspots for working, and we could not get through an entire tv show/movie without it freezing up.

quiet, cute, comfortable
good size studio with a comfortable bed, simply decorated, and a newly remodeled bathroom.
TONS of books to read, as well as 100's of dvds to watch.
snacks & wine waiting for us, along with a note to contact if needed, was appreciated.
super easy check in, no issues requiring host contact, there is street or driveway parking, beautiful yard, bbq available, private.
walking distance (maybe a mile?) to adams blvd with a lot of restaurants & nice bars.
def will stay here again.

The space had everything I could need or want. It’s a studio apartment but doesn’t have that feeling. There’s a couple of lounge chairs inside, the large bed is quite comfortable, and the bathroom has a great shower. The backyard is super cute and a nice place to hang out. I will definitely come back.

The guest house was perfect for us. Very clean. Comfortable bed. Surprised by snacks, wine, and half and half in the fridge! Friendly dog on premises, and beautiful garden. Owner gracious and welcoming. We will definitely stay here again. Price very reasonable. If you need a pool or work out room, stay in a hotel.

This was a wonderful stay. Jeanne had many little perks awaiting us. There are DVDs, books etc to keep anyone happy. The guest house is so clean, updated. Very beautiful area. Great yard to sit in and enjoy. All around wonderful stay.

Sweet Place in excellent location!! Great Host!
I live in SD and was displaced due to termite tenting for a long weekend. This place is so nicely done, well-decorated, super quiet and comfortable. It is well-stocked with pretty much everything you need to enjoy your time. I will definitely be back to experience a stay-cation in my own city. The location is spot on. Walk through a lovely neighborhood to Kensington Village for dining, shopping, groceries, movie theater, brewery, and lots more.

Beautiful guest house, fantastic location, and a really comfortable California King bed!
Our two weeks in Jennifer's guest house were great. Jennifer is as wonderful as she can be. Her dog Clyde is laid back and mingled well with our two four-legged friends. Being in the lovely community of Kensington, it was an easy trip to downtown, the beaches, and my son's house in Poway. We were delighted with the whole package. And thanks for putting in the induction hot plate!

It"s like going home to Mom"s house
Safe, quiet and very friendly neighborhood.
Great yard for our little dog to run around in.
Clean, well stocked and all the amenities we could use and a whole lot more were provided.
Jennifer, our host, was very accommodating and friendly.
Also the location is perfect for most of San Diego activities.
Thank you for the opportunity to use this as our base while in San Diego.

Clean and quiet
Great place. Clean and a very quiet area. Easy 20 minute (approx) commute to Navy Pier and airport. We only spoke with the owner once, she is friendly and helpful. She offered us and our friends we were meeting some coolers and blankets for a football game. The home has plenty of towels, dishes, blankets and snacks. We would definitely stay again. Thanks Jennifer for your hospitality!

A great place to relax and unwind
We really enjoyed our week-long stay in this charming guest house. It is located on a quiet residential street very close to restaurants, bars and shopping. It is not attached to the main house and has its own private entrance. The kitchen and bathroom were well-supplied with everything one could ask for. The very large California King bed was very comfortable and had superior linens on it. Everything including the Wi-Fi worked perfectly. The owner was always available to answer any questions. We loved our stay here and we will certainly return.

Beautiful quiet space in the best neighborhood in San Diego
This is a guesthouse that is basically the most deluxe master bedroom you could ever want. A bed, bathroom, closets, plus a kitchen. Hundreds of DVDs to watch. It is a very very comfortable space. The owner is friendly and generous - she left coffee, cream, fruit and flowers for us. I cannot recommend this booking highly enough. I just left and I already want to go back. I will definitely return.
