This lovely 1 bedroom guest house is atop owner's detached garage, with private entrance and parking, centrally located only 5 blocks to Pearl Street and across the street from C.U. and Naropa. A short walk to coffee shops, restaurants, grocery, laundry mat, wine shop, etc... (see photos for adjacent amenities) 500 SF size, with separate bedroom for 2 including queen size memory foam bed, 100% cotton sheets sofa love seat and furnished express kitchen with convection / microwave oven, 2 burner stove, sink, full size refrigerator, sorry no dishwasher or washer/dryer. Full bath with tub/Roman shower combo (please see photo as this is a bit different style and NOT full head height), Smart TV and premium sound with fast WIFI. Convenient and private parking space for one full size car or SUV only, otherwise on street parking - with permit provided upon request. Quiet and efficient wall mounted air conditioning. My wife and I flew out for a few days to see our son, catch Coach Prime and shop in the Pearl. Perfect location, exactly as advertised. We had no need to contact the hosts as everything was as expected. Just big enough for the two us and in a great location.

The place had a lot of nice touches that made us feel at home. It was within walking, biking, or Lyme scooter distance of all the places we wanted to go. Way better than any of the hotel options!

Very nice place, well thought out, well located to downtown, everything we needed. Two small downsides: 1. the "Roman" shower means sitting in a small tub with handheld shower nozzle, with very low ceiling under the roof eves. Fine for those with agility, but not for anyone with mobility issues. 2. We had loud partying noise from neighboring house one of our 3 nights, but the hosts gave good instructions on how to deal with should it happen again the following night--thankfully it did not re-occur.

My stay was for 3 nights. The location is very good, convenient to many nearby attractions. My only complaint is the shower. And it's a big complaint actually. I am 5'11" and had to sit in the tub in order to shower. Only a toddler could stand in this shower. If you can live with this, you'll be fine. But that said, it would be the reason I would seek a different place during my next visit. Greg (the owner) was great, but these comments should be honest. And this one is.

Very comfortable, very clean and conveniently located private apartment. Unless you are very short, you cannot stand upright in the shower. This could be a challenge for older or very tall guests who can't sit in the tub.

Great place that is centralized to boulder. Easily accessed both pearl street and CU campus. Only about a block away from Snarf Burger which was good! The private parking space was awesome and really convenient. The description says that the shower is a roman shower and the pictures accurately desceibe the height. I missed that detail, so dont make my mistake. Still an awesome place!

Greg’s place was perfect for our week long stay in Boulder. The location was great. Close proximity to a lot of dining options, groceries, Pearl Street and the CU campus. The unit was exactly as described and we liked having the kitchen which provided the option to cook in the unit. Very comfortable for both of us and we would stay there again.

For the past two years I have traveled to Boulder periodically for training. This trip I decided to try a VRBO instead of my usual hotel and I am glad I did! This place was in walking distance to great restaurants and shopping. Was private, clean and well stocked with everything I could need. I would definitely stay here again.

Great location for enjoying Boulder. Walkable to CU events and to Pearl Street. Nice clean updated apartment that's fully equipped. Very comfortable for two.

This property is very beautiful. Big windows let in lots of sunshine. Everything is very clean and the property is extremely well maintained. The area feels very safe and vibrant and is sandwiched between, and walking distance of, both CU Boulder and Pearl Street. I definitely recommend the super yummy pizza place down the street, Brooklyn Pizza. I'm not sure which is better - the delicious pizza or the entertainment provided by the curmudgeonly owner! Greg and his lovely wife Jennifer were an extra special feature of the property. We purchased a property while we were in town, moving our daughter into a dorm. Greg was a wealth of information, very much appreciated his hospitality, time, and wisdom. Thanks so much!

Nicely designed, bright and attractively furnished apartment. Very clean and well equipped. Private and located to the rear of the owner's home. Has its own parking space which is a big positive in that neighborhood.The only negative is the shower/tub. Although the shower/tub is attractive and modern, the ceiling height does not allow tall folks to stand fully upright while using the shower. The property met or exceeded our expectations.

We arrived late in the evening and were delighted that the parking spot was well lit. Code on the door worked perfectly and the apartment was very clean. There were plenty of supplies and we enjoyed having a kitchen stovetop to make morning meals on. Pearl street is about a 1/2 mile way, easily walkable. Cute and quiet area. Would definitely stay again if/when we are in the Boulder area in the future. Thanks for a pleasant experience!

Everything about our days in Boulder at this property was great. The property was neat, very clean and well stocked and equipped. We were able to walk everywhere we wanted to go. The owner/manager was easy to work with and very responsive. I recommend this property for those who want to experience Boulder comfortably.

We loved our stay here. It's in a wonderful neighborhood between CU, Peal, and East Boulder shops. The space was actually larger than we imagined and were pleasantly surprised. It has a parking space in the alley and a private entrance to the apartment, which is above the main house's garage. Note, and you can see in the picture, the shower architecture is a bit interesting.... if you like baths you're A-okay. Would return! Thanks for a great stay in Boulder.

This place was perfect. It is close to everything. We rarely drove while here. Off street parking was a plus. Clean, comfortable and bright. For a small space, it is really designed well. Also well equipped to accommodate cooking, yet is close to so many incredible restaurants. Hope to be back again soon!

We loved it, great little place with super comfy beds, enough coffee, plenty of extra linens / towels and very cozy and quiet. This apartment was very clean, clean as in clean like my house clean! Like, very very clean. The shower was a bit of a challenge, but fine. High walkability!
