We provide beach chairs and beach towels, 2 beach umbrellas not guaranteed any more due to repeat guest damage that is not reported, beach sand toys, and beach cooler. I pay a little more per month to make sure my internet is faster that what is the norm at South Seas but still not super fast it is the fastest you can get inside the resort Beach: There are 7 total Beach Villas buildings and only 4 paths to the beach, we are located directly in front of a path and steps away from a pool. There are elevators in the building or stairs if you choose. Caution: Two of the building do not have elevators (2100 and 2000 buildings). The beach is NOT controlled by South Seas but you may not use the chairs or umbrellas or towels provided by their staff. That is why we provide chairs Your beach towels are located inside your unit as well. View of the Beach: Direct view of the Gulf. Amazing sunsets from your screened in patio. This unit has only one floor above it so the view of the beach is excellent. There is a screen balcony for which to enjoy the view. TV's: There are 2 televisions that are flat screen. Both have DVD players. We provide some movies for which to watch. Free WiFi is available. Bedding: There is a king bed and a pull out sofa bed, plus a love seat in the living room. This includes the trolly, the golf course, resort restaurants, gym, and pool complex 2 miles down the raod. This property's location is great as you can walk to everything. I also was not expecting to see osprey and bald eagles right from the screened in porch, where we spent our time when not on the beach. The unit has been painted since the pictures were taken and looks nice. Shower area just needs a little bit of work. Communication with Kim was perfectly clear and instructions were easy. I asked her about the contractors working nearby and her answers were accurate. The area is recovering and rebuilding from the Hurricane, so contractors are working in the area, but did not disturb our stay. We enjoyed our time and would stay hear again.

The location was excellent. Communication was quick, but a bit weird. The rooms were clean except for a sanitary liner stuck on the bathroom door. Crazy, but we will certainly stay here again!

Owner reneged while knowing there would be jackhammering above us on tile floor…roofer pounding every day…had to move car to avoid falling items from roof every day! A nightmare..pool was closed upon check in…they put chemicals in, to be opened Sunday, closed permanently on Monday….no rhyme or reason…just sign on gate pool closed! It was a nightmare! Noise, worries about rental car parking… ugly, ugly place

This condo is fantastic! Very clean & beachfront in beautiful Captiva! This is a gem!

The price of renting the unit for June was very reasonable. But, South Seas Resort was not up and open then. We needed to reschedule due to that. The host would not refund any monies. She said her unit was recently updated and not damaged by hurricane Ian. Yet, the screen porch had most of it’s screens missing. We could see the ocean from indoors, luckily. The pretty couch in the photos and a side chair were very soiled. The host replied, It is a rental unit, when I pointed it out. We covered the seating with sheets. To feel comfortable. The two pools nearest our unit were empty. The last pool was not maintained well. We have a pool at home and vacuumed ours. She did warn us that the elevator may not be working. And it was not. My knees ached as I made the steps each time. I am 68 and my husband is 70, but more spry. She met us upon arrival but did not respond to three days of emails to obtain the entry code . The gate guard contacted our host, but we were unsure after flying from IL if we would get in! At least our bed was clean and comfortable. I can’t say that about all of the pillows though.

We were unable to stay at the property. The owner approved the stay late Friday night and cancelled at 1:40a (4 hrs later) Saturday morning so we were left scrambling when we saw the cancellation around 8:30a. She said it was because the elevator wasn’t working and the pool was shut down, however, we didn’t have plans to use either. She could have asked us before cancelling.

We loved our stay. The beach was perfect and sunsets absolutely gorgeous. Kim is a great host, the condo had everything we needed... can't wait to come back!

We had a wonderful time for our stay at Captiva! great location, nearby restaurants were walkable, the beach and pool were right there, easy access, easy check in with the South Seas gate for our gate pass, entry code upon arrival worked perfectly, condo was clean and well appointed, beach towels & the kitchen and such, all the necessities were there, and a great view out to the Gulf!
Looks like some updates have been completed since older reviews such as the shower.
From other personal experience I know tile floors can be extremely difficult to keep 100% clean when you have people coming and going from the beach, but it was clear a good, solid deep clean is done between every check out/check in.
Just to be aware, and nothing the owner can do about this, if other people outside/going to other units are being noisy, you can hear people out in the exterior halls, but generally everyone is friendly and respectful, a very nice family place for a getaway!
Well worth it, we would gladly return in the future!

There was a lightning storm at the beach on Monday night and the timing was perfect I asked my girlfriend to marry me and she said yes!!!! So I couldn’t have asked for a better time.

10 year anniversary trip
This was our first trip to the Captiva area and it was WONDERFUL! Kim’s information about all of the restaurants and shopping helped us so much. We had a very relaxing stay. The condo is exactly as described and was stocked better than any condo I’ve ever stayed in. We were on a tight budget and this place offered more and had an amazing location without breaking the bank. I would most definitely rent from them again. It felt like home away from home.

We could tell from the reviews that this condo was dated. But, we didn’t expect it to have so many issues. Some suggestions to make for a pleasant place to stay:
Floor: floor needs to be deep cleaned and grout re-sealed. Our feet were black with the first couple of hours of our stay. We mopped.. twice. This helped, but the grout is black and not by design. It’s light colored in unused areas.
Shower: The shower ceiling has paint peeling. This isn’t small peels. It didn’t make for a great vacation morning to pick white specks out of my hair.
The shower also needs to be deep-cleaned. My husband was mid-shower with my three year old when he noticed the whole shower head was covered with black mold. This was not a tiny bit of mold. It was absolutely coated. This is a health hazard that can be avoided with a simple dip in bleach once a week/every other week. I live in a high humidity area as well, and this works. Simply scrubbing does as well, which would be beneficial for the whole bathroom which showed a lot of dirt and mold.
Vents & A/C filter: Every single vent was coated with dust, dirt, and mold. In a humid environment, it is paramount to clean these these regularly. I suggest unscrewing the vents and giving them a good scrub with bleach in a sink.
This one is simple, the A/C filter. The closet doors for the A/C vent were coated in dust and dirt. The filter was dated, great idea. But, not so great if the filter is 6 months old. It was dated January. This is July. It was coated in inches of dust and dirt. This wasn’t noticed until the last day of our stay, when I bumped into the door and got dust on my shirt. Simple solution would be to make sure maintenance is performing this task or check-in on the property personally. My 3-year old and I were both sneezing and coughing the entire stay. I had to give my child Zyrtec. This is a health issue. Respiratory issues can be serious.
Furniture: The furniture is aged, dirty, and smelly. I live in a humid environment and with a three year old and husband. Simply vacuuming and light scrubs do wonders. But, the furniture may be too far gone for that. The bed is hard. Very, very hard and uncomfortable. The couch cushions sink to the fold-out bed frame. Patio chairs were even moldy. I suggest soapy water/scrub.
Overall, very disappointed. A vacation should be a time to relax in comfort. This condo didn’t offer that.

Great location and view, but that’s about it. This condo needs maintenance and a deep clean!

This condo really is in a great spot. You can see the ocean from the patio and walk to the pool in under a minute. The beach is beautiful and we saw dolphins almost everyday.
The downside of this condo is that it is showing its age and needs a makeover. The bathroom shower was moldy as another said and the knives did have a little rust on them. The balcony screen has a few holes in it but the bugs weren't bad for us.
Overall it didn't bother us too much since its location is perfect and the beach was phenomenal.

For starters, the communication with the property owners/managers was fast, thorough, and easy! They not only provided all the information we needed about the rental and its amenities, but also included a detailed description of different activities, restaurants, and other things to do on the island, which was so helpful!
The room itself was exactly as described, which was refreshing. The balcony has a beautiful view of the ocean and landscape. The island is very easy to navigate. We saw a lot of people in golf carts, but we never had a problem finding parking with our car. There's also plenty to do within walking distance. The amenities provided provide a lot of flexibility, and save time and money. The beach chairs and umbrella provided are a great example. If it weren't for that, we would've had to rent chairs and an umbrella every day........ and only have access to them during renting hours. But thanks to the chairs and umbrella provided, we were able to sit and watch multiple sunsets from the beach, while the rented chairs were already locked away.
We recommend that anyone interested in signing up for any activities through the South Seas Resort get a map of the resort. It spans over a couple miles, which we didn't initially realize.
If you're looking for relaxation this is the place to be. So much of the island and surrounding water is protected land that it's not saturated with people, or business. There are multiple nature, and wildlife reserves on the island....... which we highly recommend checking out. The national Shell museum on the island was amazing as well.
This was a fantastic experience from beginning to end. We absolutely recommend this rental to anyone interested.

Filthy. Aggressive mold in tub. Floors must have been mopped with dirty water. Furniture is so soiled I put a sheet down to sit on the couch. Patio screens torn. We wouldn’t even unpack. Do not rent this
unit. I’ll be making a formal complaint to Florida DBPR and the Lee County Dept of Health. The conditions here were disgraceful and unsanitary.

The location of this property is great. Wonderful view of the ocean and beach from the porch.
Unfortunately, we won't be revisiting this unit. It's evident that this hasn't been updated in quite some time. The couches had seen better days, and the bed was one of the most uncomfortable I've ever slept in. By the second day we started wearing shoes in the unit because the floors were so dirty. Also, plan to pack your own towels. There were 3 in the whole condo. Looking forward to visiting Captiva again, but will stay elsewhere next time.

Great stay
Really overall everything was great. Constructively, there were some broken drawers, rips in lanai screen, etc. lack of Hangers seems like a small thing, but kind of a pain when you’re a traveler. Only two, no more came. If the little things were fixed, it would be a “10”!

Such a great location, on the beach, walking distance to Andy Rosse Lane, perfect! Condo was exactly what we expected because we have stayed in these buildings before. Great little trip before Christmas. The holiday decorations on Captiva were so fun!

Would return but musty odor in end table drawers and around sofa should be controlled with mildew removers. Having owned warterfront property we managed it.. Despite maintenance responding to a bathroom sink that would not drain well, it was not corrected while we were there so used the kitchen sink. We would return to lovely condo if musty odors could be removed. My allergies were not happy.

Nice beach place
Captiva is lovely at any time! Condo had all the basics, barely. It needs some TLC and repairs. A closet door fell on my husband when we were looking for hanger. This caused the AC to turn off. They did get a repair guy over quickly. Due to the nice weather we didn’t notice for a few days. Many dishes were cracked or melted. Only 3 teaspoons? All the promised beach items were there and in good shape. Do be ware of the hidden fees. We were charged over $100 for ‘Linen’. For that I would have bought a fresh set! Check in was ok but the promised door code did not arrive when stated. This turned out to be a problem with my phone number, but I had requested several times to get the code before it was sorted out. If they had simply emailed it with all the other communications things would have been smooth.

The owner was very unpleasant to deal with. We were forced to change our dates from a Wed arrival to Sat arrival, and the owner did so, but charged us a fee despite having all dates open. Thats fine, it is prob in the miles of paperwork somewhere, but she was very short and rude about the entire process. When we arrived, she had not communicated with the rental company about our date change, so we could not even enter the gated community, and once they let us in our key code to the entry door would not work to get in. So we had to sit and wait until they could change our code to let us in. Once in the condo, there was a used toothpick and floss on the floor right in front of u and sand everywhere. The bathroom and bedroom ceilings have mold on them. The internet is horrible even when it does work. The recliner is filthy and smells like b.o. Everything is terribly outdated. I can go on and on, but the theme here is that the owner needs to treat her guests with more respect and the condo desperately needs updated. We saw several other condos in the same building as guest were coming and going that were very well appointed and updated. The location is nice and all the people in this small community were lovely. I just can not recommend using this owner when there are other owners with better people skills and nicer condos available. Also, be aware that as a vrbo renter, you do not have access to the tennis courts, larger pools, some of the restaurants, or the beach chairs/umbrellas. I have NEVER left a negative review...but I feel obligated to warn others what you are getting into. It is a nice area, find another renter that will treat you well and give you a clean/updated space to rent for your stay.
