No elevator but it’s Florence!

The undoubted attraction of this property is the location. It is as close as you can be to the Duomo, without being on the square itself. There is a wonderful view of the Duomo from the bedrooms. The streets behind lead into the old city, endless restaurants, cafes and shopping, and a short walk to the Uffizi and the river. It's about 15 minutes walk from the railway station. It was surprisingly quiet, with very little street noise (thankfully the Duomo bells don't go through the night). Other reviewers have mentioned steps and no lift, but it's on the second floor in an old building and I thought it was OK.
I gave the property a rating of 7 (good), being a balance between 10++ location and Florence experience, and a property that was less than hoped-for. Ultimately, we are reviewing the property, not the city. It could easily be 9+ or even 10 with some simple effort from the owners.
The property was quite basic, and really needs a refresh. The living area is very small, with just two kitchen chairs in a two-bedroom unit, and kitchen facilities and utensils are minimal. The bathroom is small, shower is OK. It really wouldn't take much cost or effort to spruce the place up and add the "feel good" factor that it currently lacks.

Location was great.
Carrying several pieces of luggage up 4 flights of stairs.

Excellent location, and the property facilities were very good.
The location is excellent, and the property itself is very nice. However, dealing with the manager, Elena, was extremely frustrating. Starting a week before my arrival, she repeatedly insisted that I send personal information, including my passport and photos, through WhatsApp, and repeatedly told me that I would not receive the access code unless I provided them. It felt almost like an ultimatum.
Another issue was that my reservation had always been for one person, yet she kept insisting that it was for two guests.
Just before I left, I even thanked her and told her that I would stay there again and recommend the property to my friends. Unfortunately, there was yet another unpleasant incident at the end. She asked whether I wanted an invoice; when I said yes, she became upset again and said that I should have requested it before check-in, along with various other complaints.
The whole experience with the management was unnecessarily difficult and unpleasant. No matter how much I may like the property itself, I would not choose to stay here again.
