Apartment is poorly furnished and poorly cleaned. The pictures on VRBO do not represent the place accurately. The elevator is very old and rickety. We ran out of hot water the first day making it impossible to shower. Front door lock froze. Problems with dryer. The only redeeming factor was Mariano the concierge who tried valiantly to help us.

Overall a good experience with the stay.

We loved our stay here, nothing incredibly fancy but very spacious with rooms/beds for everyone. The welcome from Mariano was excellent and he was incredibly helpful to have on site when we had questions.

Large rooms, plenty of space. A little bit tired and too much furniture in the lounge area but otherwise great. Functional (and quiet) lift. Friendly doorman always ready to help. Perfect for 3 couples or 6 people willing to share large beds ! There was another bed that could be used but not needed by us. The usual issues we have encountered in almost every rental, no sharp knives or bread knife, not enough or tiny chopping boards. Offset here by great location with excellent dining options nearby. Also a myriad of coffee making options. The property has a great feel to it, go you won't regret it.

Our group of three married couples stayed three nights in September in this property. We were a bit disappointed in the property for a couple of reasons, however let me first highlight the good:
- The 3 main bedrooms were nice, with very comfortable beds and ensuite bathroom access for two of them.
- The location was excellent, right in the middle of Rome,, within walking access to numerous restaurants and sights.
- The unit was basically clean, and well equipped.
Now the bad:
- The online photos were obviously staged as the living area had about twice the furniture as depicted. The couches were all well-used, with one of our group commenting they appeared to come straight from college off-campus housing. There was a table in the middle of the living area, which impeded traffic flow (and was unneeded as there was another large table in the dining room). Large framed pictures sat on the floor, as well as a couple of indescribable decorative items (which were not shown in the online photos). All in all, the living area looked like a used furniture store.
- The hot water was not reliable. Only one of the three showers (actually a tub with a hose which had very little water pressure) had hot water which did not shut off after about 1 minute. I reported this to the on site building manager who seemed unconcerned when I told him there was hot water at the kitchen sink and one bathroom. He never got around to addressing the issue.

Delightful bright, spacious well equipped apartment which was perfect for our stay (5 ladies). Comfortable lounge&dining area with a versatile pull down bed to create an extra sleeping area. 3 bathrooms excellent for larger group. Unfortunately an issue during our stay with no/inconsistent hot water for showers but owner/manager helpful and responded well to problem. Prati is a superb location with all the amenities you need. Lovely river walk nearby, major sightseeing within 20min walk, good bus/metro connections and excellent cafes& restaurants…Palazzaccio da Eduardo (local in Prati) is amazing. Also fantastic gelato on the corner of the street! Good, friendly email communication & support from owner Paolo. Mariano apartment manager very helpful. We had a great time in Prati from which to explore& enjoy the amazing city of Rome!

This unit was very comfortable for our group of 6. Paolo responded very quickly to my emails and Mariano was very accomodating.

The communication between the owner, the manager and myself was amazing. The apartment was as described, close to river and the Vatican with many shops and cafes nearby. The apartment was in an old apartment building with all the charm but with modern conveniences. Lovely old elevator, AC, Washer, etc.
Highly recommend.

We had a wonderful stay. The place is close to so many things. We walked to the Vatican, the Spanish Steps and Trevi Fountain. There was also many restaurants and shopping close by. The gelato place on the corner is so good too.
My flight was delayed a whole day but my friends flights were not. I sent an email and they took care of everything, picking up my friends one day and going back the next day to get us. The place was very clean and we had plenty of towels and never ran out of toilet paper or paper towels during our stay. There was a total of 7 of us and we had plenty of room at this place. I would stay here again if I went to Rome.

This flat is beautiful! Easy check in, right by the river, exactly what we wanted! We will definitely stay again.

Enjoyed the apartment and they arranged taxis as well.

The main plus of this place is its size! Three large bedrooms and three bathrooms. Very welcome after cramming our family into small spaces.
Know going in that this has a vintage vibe. Our teen loved the decorative touches and we had everything we needed including a funky two person elevator.
Great hosts, very helpful when we couldn’t get a few things up and running at first.
Centrally located but at least 20-30 minutes walk to any of the main sites.

Great location, 20 minute walk from Spanish Steps and Castle St Angelo, 20-30 from Vatican. Secure building and plenty of space for 6 of us. AC was a huge benefit as it was very hot during our stay.

This place was perfect for our family visit to Rome. It checked all the boxes for all of our needs. Let me try and list all the positives but I’ll probably forget many.
It’s in a great neighborhood and it’s within easy walking distance of great restaurants, gelato shops, grocery stores, the subway, historical sites, the Vatican, Trevi fountain (many many more things to see), tour pickups and so much more. As I said a great neighborhood we always felt perfectly safe.
The apartment is big and very comfortable with four sleeping areas and three bathrooms two have showers and one has a hot tub. A nice kitchen with modern appliances and a living room with a good big tv with Netflix where you can get shows in English. And it has a very historical feel.
The building has a courtyard where neighbors park their cars and an elevator that runs up the middle of the staircase like I’ve only seen in movies. The big green garage doors are open during the day when Mario the doorman is on duty. Mario is one of the best features of this apartment! He speaks very good english and is a great resource for questions or helping to solve some problems. An example was my son-in-law left his phone in the ride from the airport. We don’t speak much Italian. Mario was able to call the car dispatcher and explain the situation within 15 minutes the car returned and dropped off the phone.
This is a great place to stay in Rome.

Nice air-conditioned apartment in Prati neighborhood, close to grocery store. and walkable to tourist attractions. Checkin process was simple and friendly, apartment was spacious and provided plenty of bed space and restrooms. Washing machine and air conditioning were huge bonuses. The elevator was very convenient for luggage and Mariano, on-site contact, was so very helpful. There is a great little gelato shop right outside the entrance as well. We enjoyed our stay in Rome.

The cleaning crew were very rued and tried to push us out prior tp our check out time.

This was our 4th rental in a 2 wk vacation. The home was spacious enough for our party of 8 although there could have been more space with less furniture and clutter. The owner was a very good communicator as was the front doorman. It was walkable distance to many restaurants and shopping areas. Overall it was quiet enough and then beds were firm and comfortable. They were flexible to let us leave our luggage early and assisted with setting up a private taxi to the airport home. It was very well priced and I would stay there again
4.0
The location of the apartment was great. You can cab easily to many attractions and walk to many. Close to restaurants and the best Gelateria is at the corner of the building. Mariano, the property manager was very helpful and super friendly. The furniture is very old and breaking apart. Too much furniture in the living room. Beds are comfy. Unfortunately washer/dryer didn’t work. The postings says parking - we had 2 cars and it was extremely hard to park. If you stay at this location, don’t rent a car. Cabs are much easier and aren’t expensive to take to attractions that you cannot walk to.

Just returned from a long weekend in Rome with Friends. Paolo's place is just perfect, characterful, wonderfully located / situated and oozing charm and authenticity.
Paolo and Mariano as hosts were always available to communicate with and our stay was seamless.
Highly recommend this accommodation it accommodated 7 adults perfectly, with plenty of space for all of us and as I say no more than a short stroll to the incredible sites of Rome :-)

This property is a nice size for several people and would be great for a family. Mariano, the doorman, was very helpful. The furniture is old and worn, some things were dirty and we could never get the TV to work (we only let them know about the TV towards the end of our stay as it wasn't a big deal for us); those were our main issues. However, it is in a convenient location, we had plenty of room (and places to sit; some places for families don't have enough spaces for everyone to sit but that was not a problem here) and the beds were comfortable. If you are a "person of size", you will not fit in either of the two tiny showers. As a group of women, we felt safe in this area if town. Overall, we would stay here again if we were traveling with a group of people.
5.0
My family and I stayed here for a couple of nights and we absolutely loved everything about it. It is very charming and spacious. It is in a wonderful neighborhood within a great part of town. It is within a short walking distance from the Vatican and a comfortable walk from the major attractions. Highly recommend and would stay here again!

Our host was not there but had his property manager arrange everything to get us in the property. Because of our early flight, they let us store our luggage until we could get in to the building. The location was good bt we felt the property is in need of some improvements. The unit could use a fresh coat of paint and new plumbing as hot water would run out quickly and was scare. The dryer took a long time to dry clothes so we had to plan accordingly.

Wonderful stay, great property with plenty of space. Location was outstanding.

Can’t fault the apartment, beautiful furniture, comfy beds and very spacious.
Paolo was really quick to answer any queries and really accommodating for both ourselves and the next guests. Thankyou!!

Nice apartment had everything you needed but couldn’t find a kettle 😆if you had walking difficulties you’d be better being nearer to the centre

Perfect place for large family and close to cafes/restaurants and the Vatican. Affordable, furnishings could be updated, but overall a great experience.

Spent 10 days here during the holidays. We had 7 adults, though only all 7 were there at the same time for a couple days. Firstly, the communication with Paolo was a breeze. He responded to my emails in a very prompt manner. While at the property Mariano was the contact. Very helpful and easy to reach. Even did an EARLY airport run (for a fee).
Taxi stand about a 5 minute walk.
The lift/elevator was great.
Location great.
The property was just as expected. There was enough room for all of us in the living room. There are a few couches (worn, but plenty fine for us) and chairs. We did use the tv since we had to catch the end of the World Cup. (It could be updated as the red lines streak through the picture. Annoying, but most people aren’t going to Rome to watch tv!).
The bedrooms were all a good size with comfortable beds. All 3 rooms had one king bed in each room. 2 had their own bathroom. Used a fold out in living area for 7th person. This place had PLENTY of room!
The kitchen was well stocked with essential pots, pans, plates…. There were coffee pods, but they didn’t fit in the coffee maker. Wished they’d have salt & pepper. The dishwasher was not working but they have dish washing soap. No laundry soap (but I had some with me).
My only complaints are pretty easily fixed.
The towels, while fantastic in size, were really rough. Don’t know if that’s due to air drying but like sandpaper rough. Loved the bath sheet size! Also, no wash or face cloth size. Seems to be an Italian thing tho.
It would have been nice to have instructions printed out for the washer/dryer and tv. Took us quite a while to figure out the tv. Partly due to an unplugged cord. Whenever you need more than one remote, there should be directions. Including how to change closed caption languages.
Coffee pods would have been nice. Not for the whole stay, but enough for the first morning. Also, a printed list of close grocery stores would be nice too.
Be sure to bring plenty of adapters. Seemed like many of the outlets only had one plug available. And they weren’t very close to the couches in the living room.
This was a big hit with everyone. We would definitely stay here again! No real views of anything, but still a great place.
Thank you Mariano and Paolo!!

Our family group of nine really loved this property. It was well situated and close to many attractions' ones want to see in Rome. Grocery store is close and there are many restaurants walking distance. If you're coming in from the Leonardo Da Vinci airport, the Sitbus drops you off easy walking distance to the apartment.

This was a perfect location for our group to explore Rome. The neighborhood had a lot to offer and it is close to a bridge to get across the river. There was plenty of room for the four of us to have our own space, it was nice to come back after a long day of walking and relax in the living room! Would definitely recommend to others and would stay here again.
4.0
We really enjoyed the apartment! There was plenty of room for the 4 of us, one married couple and two other adults. The location and neighborhood were great. The doorman, Mariano was a true delight. On the downside, the lighting was confusing and some of the fixtures needed repair. The hot water was inconsistent. Would still recommend as a great place to stay in Rome.
5.0
The apartment was spacious, homely and very comfortable. The location was walking distance to some of the sights and to the tour buses boarding point. We had a lovely warm welcome from Mariano, who was brilliant. And much like all the reviews stated, the local gelato spot is absolutely delicious. Our toddler loved the snug elevator. I would definitely stay again and we had a delightful time.

We had a wonderful week staying in this beautiful apartment. It was clean and spacious, with an elevator to help with getting our luggage up and down from the room. Big living room, breakfast nook, and dining room allowed for plenty of space for relaxing together as a group, and the rooms with private bathrooms allowed for privacy. The doorman, Mariano, was very helpful, and both he and the owner were responsive and nice. The location is also handy for walking to main attractions and quick rides throughout the city.

Check in went smoothly. Paolo was very welcoming. Unfortunately we didn’t see to much of Mariano, our hours must have differed. Apartment was very spacious. We each had our own bed and bath which was great. Location was perfect. We walked most everywhere, except coliseum. We used the metro for that. Metro was about 6-8 blocks away.
Would definitely recommend.

Paolo - our host - was always accommodating and answered every question that we had. The apartment was very clean, mini supermarket right around the corner - and a full size not even two blocks away. The a/c was a God send - we were there during the heat wave. Modern appliances and a washing machine made it a fantastic stay with a family and friends - I highly recommend this apartment to anyone looking to vist Roma!!!

Our Rome trip
I stayed with my two daughters. 20 and 15. And a friend and her daughter 20. We loved the apt. Very beautifully decorated. Very spacious for all 5 of us. Location was perfect. We were close to many restaurants and shops within walking distance. Mariano the doorman greeted us on arrival and showed us to the apt. He explained it all and was available anytime we had any questions. He recommended the most delicious Gelato place right on the corner! We toured Vatican and Colosseum and other historical sites. We are walkers so we were fine with 20 mins walk. I would definitely stay here again. We already miss the apt! We called an Uber for our trip to train station at the end of our stay. No problem.

A great location and beautiful apartment. The air conditioning couldn't quite keep up with the heat (at least to American standards). The gelato bar downstairs was phenomenal!

Fun place to stay. Great location, quiet apartment but so close to the sights.
