Very clean, modern and super comfortable stay.
No negative experience at all. The only area to pay attention to would be the free shuttle bus pick up points from Shin Urayasu station back to hotel or from Tokyo Disneyland/Disney sea. Worth studying upfront to avoid missing the bus.

Clean, modern room, very comfortable bed, great shower.
The restaurant food was average (sushi restaurant was closed the night we were there) and the breakfast buffet was very expensive.

Very nice rooms, bathroom was great! Toiletries were generous. Staff were helpful. A short walk to the to the ocean park. They have multiple daily shuttles to Disney land and Disney sea and Shin-Urayasu station that are complimentary. They can arrange a paid airport shuttle which is more convenient than taking the train.
Staff seemed courteous but stressed. No onsen, or pool, or hot tub. Rooftop "bar" closed during the day. No interesting perks. Only one washer/dryer per floor that doesn't lock. No decent low cost dining options. EVERYBODY was walking to the nearby Lawsons for breakfast and dinner. Their breakfast buffet is way overpriced. Almost no restaurants nearby. The company they contract with for luggage forwarding takes your luggage 3 days in advance to deliver your luggage. Everyone else takes only 2 days.
