Beachside Joy! Adorable, Cozy, and Beachfront -- Not a Condo!!!
About this house rental
Located in Panama City Beach, this lovely house for $225 per night is a great choice for your next trip. We call our adorable and cozy 1BR townhome 'Beachside Joy” -- it is a beautiful gulf front unit that sits directly on the sugar-white sands of Panama City Beach (one of the most beautiful beaches in the world)! Beachside Joy is a NON-SMOKING unit. When you stay here you are on the beach -- just walk down the deck stairs! This is not a high rise condo or hotel; there are no elevators to wait for and you don't have to share the beach with a thousand other condo residents. It's so wonderful to be able to walk right out the door and onto the beach or into the water! Beachside Joy has a spacious living room, very tastefully decorated, with a 43" HDTV and a gorgeous view of the Gulf of Mexico. We have subscribed to over 160 channels (Xfinity) including most sports networks and some premium movie channels. The very comfortable couch is also a pull-out queen size sleeper sofa with a new and comfy memory foam mattress! There's a full bathroom on the same level (with a shower). For convenience, the Beachside Joy has a beautiful, newly remodeled and fully-stocked cozy kitchen (including custom soft-close cabinets, quartz counter top, mosaic glass back splash, and high-end stainless appliances) so you can whip up a romantic dinner to enjoy on the deck while the sun sets over the Gulf of Mexico. It is a challenge keeping good cookware in a vacation rental so we replace all the pots and pans every three to six months. If you book with us and need something that isn't there then give us a call or text (we'll bring it to you ASAP). If you like to barbecue, you’ll find a high-end Weber gas grill ready for use on the gulf front deck -- perfect for adding a grilled steak or seafood to the meal! The master suite, right up the spiral staircase, is bright and cheery with picture windows offering beautiful and serene views of the beach and gulf (including the spectacular sunsets)! The bed itself is king size with a high quality mattress (so you can sleep soundly after a day of fun). And you'll absolutely love the beautiful master bath, with a large dual sink granite vanity and a jetted jacuzzi tub. The TV in the master suite is also high definition with lots of available channels. As for location, Beachside Joy is located approximately 3/4 of a mile west of the fabulous Pier Park shopping resort! You can see the pier itself from the gulf front deck. There are some great dining spots within walking distance of our townhome. Right across the street you’ll find a Wings/Barbecue place and of course a couple of great seafood places (check out the “Sand Bar” about a block away). There is a Winn Dixie grocery store and a CVS pharmacy across the street as well. Just to our east (in Pier Park) you’ll find a world of entertainment, dining, and shopping. The pier itself offers great views and fine fishing! We are constantly updating Beachside Joy. We have updated/refinished the bathrooms, replaced all the windows with crystal-clear hurricane glass, completely replaced the floors with gorgeous LVP flooring, installed new ultra-quiet and very efficient mini-splits, and updated most of the furniture. We contracted with a new cleaning service in September 2022. They are a friendly and thorough service (so you’ll find our home well cleaned and ready for your vacation). If you have any cleaning issues when you check in we will immediately send someone to take care of the problems. We keep our calendar up-to-date, so you can check the available dates. Beachside Joy is a beautiful and comfortable beachfront vacation home, but it is is a small unit which requires a spiral staircase (there isn't room for a traditional staircase because the high ceilings, though airy and spacious, don't allow for enough length). The staircase is 100% in compliance with all building codes and the vast majority of our guests have no issues with them whatsoever. However, if you are elderly or have mobility issues to deal with, please consider the staircase before you decide to book with us. We want everyone who stays at Beachside Joy to have a wonderful time!

This is our favorite place to stay when visiting PCB. The home is clean and beautifully decorated. My husband and I stay with our 13 yr old cavapoo. The home is very pet friendly including a gated deck with a beautiful view. This beach house is our 1st pick whenever traveling to PCB. The owner is very attentive and kind. Thank you for always making our trip special!

Our stay was wonderful. Being right on the beach and not having to deal with elevators or being in a high rise was amazing. We brought our dog and our 7 year old and it was the perfect setup for us. We loved it so much we booked another trip at this unit for June!

Pier with our pup. Great pet-friendly place to stay with a nicely furnished deck for enjoying the waves. We often brought food back and hung out there. Would highly recommend.

Very nice location and cozy. Easy walk to the pier and beautiful beach front location. Only down fall was the neighbors were VERY loud. You could hear everything all night long.

We came down for a quick trip of 5 days and Tim Bougan was so helpful and accomodating! We've stayed in Tim's beach town homes before and it's always been a great experience! We will definitely return.

Parking in this townhome complex is tight, but we had no major issues. Unit 5 is nicely decorated, a little dated, and some cleanliness was lacking. We noticed the start of a dark ring in both toilets, and found a long black hair in the bed (my hair is brown and graying). While sweeping up a little sand we had tracked in, a potato chip and a piece of candy came out from under the couch. We didn’t bring any potato chips or candy. The spiral stairway is steep and became tiresome, but the upstairs bedroom and master bath were gorgeous. I emailed the owner midweek regarding a potential issue, then later sent an update and an apology regarding the same issue, and never heard back from him either time. This really surprised me. We met three different neighbors because the decks are in very close proximity, and not private. They were all very nice and friendly. The view and beach access is absolutely amazing and we had a very nice week.

My partner and I brought our bulldog Winston, we were perfectly located on the beach- the view from the windows, patio, and bedroom were beautiful! I am 24 weeks pregnant and the short walk to the beach made things extremely enjoyable and easy for me. There were plenty of dishes, utensils, soap, towels and blankets provided. The unit has many directions labled for light switches, the door code, etc as well as check out procedures posted, thorough check in procedures and multiple contacts posted for the owners- making everything extremely smooth and convenient. We can't thank Tim & Vicki enough for our unforgettable stay and experience. If you are wondering if you should go ahead and book your stay here- DO IT! You will not regret it!

Arrived for the Seabreeze Jazz Festival. Property well prepared for our arrival. Tim our host was extremely responsive and helpful. Nice deck that leads to the beach. Enjoyed beautiful sunsets and sunrises. The property is location is a plus. Close to everything. Extremely comfortable retreat. Will gladly stay again. Highly recommended!.

I so enjoyed my time in the house, it was JUST ENOUGH. Very clean and on the beach. We accidently found a wonderful Conservation Park within 3 miles that we were able to take our dogs on a walk to. Beautiful paths from 1.8 miles to 13 miles. Having owned a beach home in the past it was so nice to just relax while on vacation, and that is what we did. Relax and look at the ocean.

This was our 4th time staying and it was perfect. They are constantly improving and updating the townhouse and it shows! The unit was clean and well-stocked as always. Tim and Vickie are the perfect hosts and we are already looking forward to our next stay!

The place was in an excellent location! The accesses to the beach & view was amazing! It was very spacious for 2 people. Only down fall was it didn’t meet my expectations on cleanliness. It’s a pet friendly unit & in the notes it said any dog hair found it would forfeit your damage deposit.. Well there was ALOT of dog hair when we went in to check things out.. on the stairs, on the couch arms under the steps, in the floors. I bought Clorox wipes to clean the counter & chair arms off because the dog hair. This unit needs a deep clean for sure!

This was my second time renting and it never disappoints. Love how I can bring my four legged fur baby along for the trip. Such a nice place that’s convenient for the day on the beach and not far from anything else I want to go do or see. Thanks again for having us and letting us make wonderful memories.

All the reviews for this place are accurate so there's no need to repeat them.
A big plus is that the upstairs bed is actually a king-size bed, not a queen size like many other places try to get away with. If you're used to sleeping on a king you know a queen won't do.
And if you like it cold when you sleep you'll love it. The upstairs bathroom has an A/C vent tied to the main unit for the other side and it was enough for us without even turning the split unit on (70*) and you can regulate that just by opening or closing the bathroom door. With the split unit on (as quiet as any house A/C) it will get into the 60's.

Perfect place for the two of us, spectacular views and literally located directly on the beautiful white sandy beach!! Conveniently located close to Pier Park, popular restaurants and the major connecting roads so you can easily access anything in the Panama City Beach area.

My wife, 16 year old daughter, 12 year old son, and I stayed here. We loved the location. The private beach area just down from the deck was awesome. Our friends stayed in the resorts in the area and their beaches were pretty crowded. We would definitely stay here again.
