About this villa rental

Il Greggio is an 18th-century farmhouse, fully restored, sleeping up to 15 guests on a private three-hectare estate with panoramic views over the Umbrian countryside. The property comprises two separate buildings, both included in the rental. The main house, the original farmhouse of 400 m2, sleeps 10: four bedrooms upstairs, each with its own en-suite bathroom. On the ground floor, a study and guest room with dressing room and private bathroom, arranged as a self-contained suite, with a comfortable 160 cm sofa bed.
The 80 m2 annexe, set between the house and the pool, sleeps 5 in complete independence: a double bedroom, a sitting room with kitchenette, and a bathroom between the two.
This layout across two buildings is what makes Il Greggio work so well for large family gatherings. Three or four families can share the estate without ever getting in each other's way, each with their own space, and come together whenever they like around the long table on the terrace or by the pool.

THE VILLAGE, A SHORT WALK AWAY
Avigliano Umbro is seven minutes on foot, with a supermarket, bakery, cash machine, post office, shops and restaurants. For a large family staying one or two weeks, not depending on the car for bread, groceries or an evening drink genuinely changes the holiday. It is also a real working village, where people will recognise you after three days.

THE HEATED POOL
A 14 by 7 metre pool, solar heated, in a fully fenced enclosure. An electric safety cover runs across the pool and opens or closes with a simple turn of a key at the pool entrance. Maximum depth two metres.
Beside the pool, a shower and WC, a store room for inflatables and pool equipment, good quality sun loungers, and pool toys for the children.
Solar heating makes the pool comfortable from late May, which is unusual in Umbria where most pools stay below 20 degrees until July.

THE ESTATE
Three hectares with 500 olive trees, an orchard and a kitchen garden tended daily, and a henhouse. On request and depending on what is growing, our gardener Antonio brings you vegetables from the garden and the day's eggs.
There is a table tennis table and a table football, along with everything you need to play outdoors: a badminton and volleyball net to set up wherever you like on the grounds, balls, and boules.

THE TERRACE AND THE TWO WOOD-FIRED OVENS
The large covered terrace, adjoining the house, is where life at Il Greggio happens. It has a wood-fired oven and a large traditional barbecue, with wood provided, around a long table where fifteen people dine together. Most evenings end up here.
Further down the estate, a second separate area with a traditional brick pizza oven and a table for twelve to fifteen. This space is reserved for the pizza evening: we bring in a local pizzaiolo who lights the oven in the late afternoon, makes the dough, and cooks the pizzas in front of you, to order, until everyone has had their fill.
A traditional pizza oven needs several hours to come up to temperature and real know-how to use properly. In the hands of a professional the result is nothing like a pizza made at home, and it is the evening our guests mention most often afterwards.
The pizza evening is booked in advance and paid separately. It depends on the pizzaiolo's availability, and we confirm at the time of your request.

THE MAIN HOUSE, 400 M2
Upstairs, four bedrooms, each with its own bathroom:
- The master suite (sleeps 2), with a 160 cm bed and a bathroom with a walk-in shower and a full-size bath.
- Two bedrooms with a 180 cm super king bed (each sleeps 2), which can also be made up as twins if you prefer. One of the two has a trundle bed, useful if you would rather put three children together in one room.
- A fourth bedroom with a 160 cm bed (sleeps 2).
On the ground floor, a large sitting room with fireplace, a spacious dining room and fully equipped kitchen, a pantry with freezer, fridge and ice machine, a utility room, and a study and guest room with dressing room, private bathroom and a comfortable 160 cm sofa bed (sleeps 2), arranged as a self-contained suite.
That makes five separate sleeping areas in the main house, each with its own bathroom.

THE ANNEXE, A SELF-CONTAINED HOUSE FOR 5
Set between the main house and the pool, the 80 m2 annexe is always included in the rental and works as an independent dwelling.
It has two sleeping areas either side of the bathroom: a double bedroom (sleeps 2), and a sitting room with kitchenette, a 160 cm sofa bed and a convertible armchair bed (sleeps 3).
With its own kitchenette and its own entrance, the annexe suits a family who would like their independence, or grandparents looking for a quieter corner.

TRAVELLING WITH YOUNG CHILDREN
The house sleeps a maximum of 15 people, babies included. For the youngest we provide, at no extra charge, two cots, two high chairs, booster seats, bed rails for two beds, and a baby bath.
The master suite has a full-size bath, which makes bathing small children easier.
The pool is in a fully fenced enclosure, and its electric cover closes with a turn of a key. The pool shelves gradually to two metres and has no very shallow area, which is worth knowing if you are travelling with children who cannot swim yet. There is no separate paddling pool.
The nearest supermarket is seven minutes on foot, so you can fetch milk or nappies without getting the car out, and the annexe has its own kitchenette for making up a bottle without crossing the garden.

A PROPER KITCHEN FOR FIFTEEN
This is what our guests mention most often, and it is rare in a rental house. Cooking dinner for fifteen every evening needs a real kitchen, not a corner with a hob. Built-in oven, built-in microwave, large dishwasher, fridge freezer, capsule coffee machine and all the small appliances. In the pantry next door, a second fridge and a second freezer, both independent, plus an ice machine. The pans, knives and utensils are of professional quality, and there is enough china, glassware and cutlery to lay a table for fifteen. The annexe has its own kitchenette with fridge, useful for breakfasts, bottles and afternoon snacks without crossing the garden.

FACILITIES
Air conditioning in every bedroom and in the annexe. Insect screens on all windows. Central heating for early and late season stays. Utility room with washing machine and tumble dryer. Large sitting room with fireplace, satellite TV, CD and DVD player. Fibre wi-fi throughout the house and the annexe. Four parking spaces on the property, two of them shaded.

INCLUDED
Weekly clean during your stay, with bed and bath linen changed. Bed linen and bath towels provided.
A local manager welcomes you on arrival, shows you round the house, and stays reachable on a dedicated WhatsApp group for any practical question or unexpected problem.
Pool towels are available to hire, so you need not bring your own.

ELECTRICITY
The pool and the domestic hot water are heated by solar panels.
An allowance of 300 kWh per week is included in the price, which comfortably covers normal use for fifteen people, air conditioning included. The meter is read on arrival and on departure, and any consumption above the allowance is charged at 0.60 EUR per kWh.
We simply ask you to keep doors and windows closed when the air conditioning is running, and to switch it off when you leave a room. This is a house in the country, not a hotel, and we would like to keep it that way.

ON REQUEST, SUBJECT TO AVAILABILITY
Pizza evening at the wood-fired oven with a local pizzaiolo, to be booked in advance. Meals delivered to the house. Grocery delivery before your arrival. These services are provided by independent local suppliers and paid directly to them. We are happy to put you in touch.

THE SURROUNDING AREA
Todi is about 20 km away, Narni 25 km, Spoleto 38 km, Orvieto 50 km. Perugia, Assisi, Spello, Bevagna and Montefalco are all comfortable day trips. Rome is an hour and a half by road, and trains to Rome leave every hour from Narni-Amelia station. Many of our guests give Rome a day without having to move the car.
Nearby, the Dunarobba fossil forest is 15 minutes away and the archaeological park at Carsulae 19 minutes by car.
Around the house you will find wine estates and olive mills open for visits and tastings, craftsmen, local markets and good walking. The house folder has our own addresses and the numbers you need to book directly.

GOOD TO KNOW
Saturday to Saturday stays preferred, minimum seven nights in high season. Check-in from 4 pm, check-out by 10 am. The price covers the main house and the annexe, together with exclusive use of the pool and the whole estate. There is no other party staying on the property during your visit. No smoking indoors.

We were a party of 11 people including my six year old grandson. The villa itself exceeded our expectations and we were thrilled with its spaciousness. The kitchen was fully kitted out with everything you might need. The bedrooms were beautifully clean, light and airy and air-conditioned, which was a blessing as the the outside temperatures were almost unbearable during the day. Some family members ventured out each day, but we all enjoyed relaxing at the villa and by the pool, which, incidentally, is huge and in the late afternoon its temperature was like bathwater! There is a shallow end of the pool but our six year old couldn't touch the bottom which is something to bear in mind if you have little ones. He was more than happy playing on the steps and jumping into the waiting arms of various aunties and uncles though. On our last night, we'd all run out of steam and made a last minute decision to order a meal to be delivered. Orietta managed to produce enough food for nine people including two vegetarians at very short notice which was superb. Finally, the communications with the owner and Noemi, who was our go to in Avigliano, were first class. Nothing was too much trouble and any questions were answered promptly. If you are considering Il Greggio, we would all highly recommend it. It's not cheap but it is worth it.

We enjoyed a wonderful family holiday at Greggio in Umbria. I would highly recommend this property, it is a beautiful location with stunning views. The property is spacious and well equipped, it is close to a small town with supermarkets, shops, bars etc. The owner could not have been more helpful ahead of our holiday and during our stay the housekeeper, who speaks good English, was always available to answer any questions and give advice. A highlight of our stay was when Leonardo, a local pizza restaurant owner, came to Greggio to give us the full 'pizza experience'! He prepared and cooked an amazing selection of delicious pizzas for us. I hope that we will be able to make a return visit to to this lovely destination.

What a lovely property! We enjoyed our week here so much! Beautifully appointed house set in fantastic grounds. Great swimming pool! Excellent communication throughout- including the great team locally who were friendly and very helpful. A minor problem with an air conditioning unit was rapidly resolved. The house is within easy walking distance of the little town and the small supermarket and bars and restaurants. We would love to return in the future.
