The helpfulness of the owners and the room was lovely, a good breakfast. The lift was very helpful and the location is great.
The owners got the balance just right of being helpful but not intrusive -

Fantastic location right in the middle of Lucca. Very comfy and great sized room, delicious breakfast, great food recommendations (especially Pizzeria SUD was extraordinary); pleasant walk from the train station

Breakfast was a great bonus, typical Italian style cakes, fruit, yoghurt and cheese/meats laid out buffet style but with a lovely lady in attendance to replenish . Location was good and central, no noise where we were. Bedrooms were in typical Italian traditional style. Not many people were staying there at any one time (I think). Good info on recommended local restaurants . There was a place to store suitcases on final day
Lift wasn't working once during our stay which might have been a problem if you depend on one (we didn't). But everything else was very good

I liked the location even thought it wasn't at the main address, it was very central and convenient and not noisy. The room was great, it was clean and the bed was very comfortable.
The owner was not friendly to me at all. He didn't even introduce himself. He did take my case to where I was staying, which was a short distance from Via Dell'Anfiteatro. I had been to Lucca before so I didn't need any helpful info but not once did he even try to make any conversation about anything, and I speak Italian. The breakfast certainly didn't live up to other reviews here. Perhaps it was because it was off season and in a different address the selection wasn't as good.
