hotel location is a side street next to the center of Vienna old town center, in 3 minutes, u walked into all the access you want from food, shopping, night life, supermarkets ... get Uber is also convenient paying $10~ almost anywhere we went outside of the old town, don't even bother with subway with our 3 people group. the location, we always use "Da Capo Pizzeria" which is steps outside of the back street to the main street, very easy for taxi or Uber drivers to locate.
There are 2 SPAR near by, we made our own breakfast, vegetables, fruits, and grocery there in minutes.
my unit on 1st floor #4 is renovated new run by Airbio, has new kitchen and bathroom, very roomy, the 2 sleep sofas in the living are more comfortable than the american hotel ones usually saggy and soft; we ended up 2 people sleeping in the living room and 1 person sleeping in the bedroom. plenty of towels, new washer but no dryer.
the AirCon is quiet and have separate fans in each room that can set temp differently.
the building itself is old with 1 level staircase or a small elevator,
initially a bit concerned since a lot of reviewers talked about this key retrieving method without a real reception desk; and the Booking.com page does't have the info until the check--in date.
during the check-in date, my trip info did pop-up the key-retrieval info such as code and location but the "airbio" link were removed due to website policy. I contacted the "customer support msg", within 5 minutes, the personal msg comes and we continue even with phone msg in order to avoid system "link removal" issue.
the customer service is the crucial part for the great rating
Booking.com website msg system keeps removing "web links" which is annoying for both hotels and customers.

The appartment was in the perfect location near to public transportation and lots of sights - in the centre of Vienna. It was spacious and provided enough room for my mother to walk with her rollator.
Shower protection was installed wrongly and did not keep in position (rubber sealing on top!) - so bath floor was always fully wet! Bad smell out of drains.
Missing cooking items.
No connection with netflix/Disney possible on TV - support requested - host supported and promised to fix problem but was in the end never provided (feable statement: that it is not a hotel !)
Lift not fully suitable for wheelchair - upfront clarification if the apartment is suitable for disabled persons confirmed by host but not really true.
