Location, price.
It seemed to me that guest parking spaces were occupied by non-guest cars. The kitchen was missing coffee and tea. The microwave downstairs has non-standard controls and three guests couldn't figure out how to operate it.

Very affordable. Big heater.
We were looking for a property with free parking spaces, and was given Acco: there are only 4 slots, one has to look for free parking on the streets. The personnel very politely did not help - we needed actually a parking slot for people with disabilities, and we had to park quite far from the entrance.
The bathroom was really small, one could not even wash properly.
