Location very good, thought I had booked 1st floor room but was on 2nd floor. Breakfast very good.

We chose a University room during the holidays, as this property provided access to laundry facilities (with reasonable fee) and also there was a kitchenette....crockery, cutlery, fridge, freezer, microwave.
So we could do simple breakfasts and organize picnic style lunches.
Tea/coffee and kettle in the bedroom.
We only had one comfy chair in the bedroom....this was because of the modest size of the room, plus attic style windows. It was ok for us but it might be a factor for others.
