The house was cute and had an older feel to it (as expected). The bathroom, particularly the shower, was a bit smaller than we expected and the water turned hot very quickly, just something to be mindful of. It is about 15-20 minutes away from the town of Rhineback, where we attended the Fall Festival. The hosts were very kind.

The stay in Kingston was great, except for the weather. We put in a request for sun but our host did not come through for us, but they’re forgiven. It’s centrally located in town so wherever we wanted to go it was not a long trip. Because of the rain we did t get to use the pool or hot tub, but there’s always next time!

The pictures shown on the listing are exact. The place was cozy and clean with many amenities provided, which made the stay quite comfortable. This guest house in Kingston worked out great for our purposes. It was quite private and the greenhouse was a welcome entrance with the beautiful plants. The kind hosts provided very helpful suggestions for places to eat and visit while in Kingston. It was lovely for us to use the outside premises around the pool and gazebo. Having private parking was also a bonus. The weekend stay was perfect!

I had the good fortune to stay at this property for a week in October 2022. Everything about my experience was outstanding!
The location in a residential neighborhood in Kingston cannot be beat! It served as the center of my spiderweb for making day trips to explore the Catskills and the Hudson River Valley. Kingston is a great town to make your sightseeing base as it has plenty of stores, restaurants, and services to meet a traveler's needs as well as a number of historical points of interest of its own.
The guesthouse is a lot of fun! The pictures in the listing are true to what the property looks like. Everything is clean and well-maintained. The guesthouse has everything you might need and a few thoughtful touches that make it feel like home. There are plenty of sheets, blankets, and towels; the kitchen is supplied with plenty of dishes, utensils, and basic cooking equipment. The upstairs/downstairs arrangement make it suitable for up to four people. The backyard with its hot tub, pool, and gazebo are also yours to enjoy.
Sharon and John are outstanding hosts! The booking procedure was very simple, and clear directions for locating the house, parking, and accessing the property were provided. John greeted me upon my arrival and made sure I had everything I needed. The few times I used the VRBO messaging system to ask a question, Sharon always responded with lightning speed. Everything about staying at the guesthouse made me feel welcome -- the little supply of snacks, refrigerator items, and coffee supplies; the way the greenhouse lights and the china cabinet lights are on timers so that there was always light when I came home in the evenings. It was kind of like someone went to bed but left the light on for me. Nice!
I'm very happy to have been able to stay here and hope to again on a future trip.

This is a perfect home for staying in Kingston along Albany Avenue. Quiet, comfortable, easy access to all of Kingston whether up town or along the Hudson. There’s a kitchen area w microwave, sitting area, dining area, beautiful backyard full of rose bushes, bedroom upstairs with comfy sheets and mattress. The hosts are magnificent!!! Quick to respond and kind by providing eggs, juice, water, butter and snacks . We already plan to return next year

Sharon and John were perfect hosts - available and helpful but not intrusive. The space was generous, Sharon provided extras like orange juice, eggs, snacks. And we enjoyed the pool on our one hot afternoon. The backyard is big and rose filled. Just be ready for narrow steps down from the bedroom to the bathroom on the main floor.

The one thing to be aware of is the stairs to the bedroom are somewhat steep. Not Amsterdam steep, but 1860s construction steep. So if you can’t do stairs, you’ll not be able to access the bedroom. We would love to return, but our son is moving to NYC this month so this was our last visit to Kingston.

Cute guest house
The overall stay was very nice. The hosts were super easy to communicate with. The home was clean and organized. There were snacks, coffee, water, spices. Anything you might need was there. A few things to be aware of. As others have mentioned the stairs are very steep and needs people who can easily traverse them. We had no problem but others might. The shower is tiny and my larger husband opted not to shower as it was so small. Also, the water in the shower gets scalding hot so if you're traveling with a child be aware. The hot tub was great! We were snowed in and the host shoveled a path to the hot tub so we could use it after the snow storm. Tons of places to eat within minutes. We had a nice quiet stay. Thank you!!

Hosts were very friendly and extremely helpful. The bedroom is upstairs and the stairs are very steep and narrow, seniors might have a problem going up and down especially because the bathroom is downstairs.

We had a great stay in the guesthouse. While the guesthouse is cozy with a compact kitchen, it fit the three of us comfortably. We appreciated all the extra touches such as the holiday decorations, water, snacks and even masks at our disposal.The Guest House had plenty of utensils though we did not cook. Perfect fall weekend getaway
Sharon and John’s property is spotlessly clean with lots of thoughtful details that make for a very pleasant stay. We stayed two nights with our 2 year old and went pumpkin picking nearby and to the beautiful town in Kingston. Highly recommend!

Charming vacation spot
This is such a lovely spot. The guest house is charming, super clean, and had thoughtful touches (like hand sanitizer and disposable masks...hospitality in the COVID era!). Sharon was so responsive to our questions before our visit. The pool was our primary reason for booking and it didn't disappoint - it was sparkling clean and we all had a blast. We loved spending some sunny pool days and getting to feel "normal" for a few days! Thank you Sharon and John!

Wonderful stay!
So many good things to say! The guest house was clean and had all the amenities you would need. It’s a one bedroom but was spacious enough for our family of 4. The pool was beautiful, large, and clean and there were cool floats for our kids to use. John and Sharon were kind and helpful. There was also a hot tub but it was a very hot weekend so we didn’t end up using it.
I especially appreciated being able to use the pool whenever we felt like it and sometimes our baby was up at 5 am so we took a swim with him. And sometimes the kids had a hard time settling for bed so we took a bedtime swim and it was lovely!
Kingston is a beautiful town with historic architecture. Also you’re close to beautiful nature preserves all along the Hudson valley. Kingston Point beach is close. So this property is a win! Would stay again.
