Location, 1st floor, convenience to the beach and view.
The room is very small and bed uncomfortable. I would take out the couch and hide a bed. Replace with high quality king size bed. Add quality bedding and it would become a romantic room

It is not fancy but it had everything I needed. A bigger fridge (I brought most of my food), microwave, full size coffee maker, Wifi, clean bathroom, parking very close, beach access. They even provided dog bowls and a chuckit for ball throwing. The view and beach access are why I'll go back. The murphy bed is fine, nothing special but I slept great. We walked the beach probably 3 times a day, we saw a bald eagle 2 times. I ended up being pretty busy at work and I was able to work at a high level no problem.
Downside (for me), no ice machine or ice trays. I ended up buying some.

Hot water in the kitchen took long time to heat up if ever, and there was a coffee maker ,filters but no coffee?

Beautiful location and beach
Floor of room was filthy. Murphy bed would not stay closed and was dangerous. Back door step was missing. Window screen was torn.
