Zizi Kyoto Gion has a great location. In the heart of the Gion district, so really very convenient for exploring the area. The hotel itself is OK - no extra features like washing machine, nevertheless the room was great! Really huge, taking typical Japanese premises into account ;) We were 5 people - 3 adults and 2 grown up boys and easily fit in. The room looked exactly like on the pictures, everything was clean, beds were super comfortable, bed linen soft and washed, the same with towels. There are a small fringe and a kettle in the room, too. There are plenty food possibilities around, just few steps away is a FamilyMart, our favorite Japanese grocery shop. We even met twice the staff at the reception, but honestly, didn't need his help, the access codes are provided well in advance, and everything is clear and intuitive.

The facilities were good (Dyson hair dryer!) and room was huge.
We booked the room specifically with the Futon to try this whilst in Japan but we didn’t touch this room in the end as there was hairs all over the futon mattresses and unpleasant stains on the quilts in there so we steered clear.

The location was great, we were able to walk easily to Gion and nearby temples and pagoda. We had a big spacious family room with a wonderful large bathroom. Perfect size for a family with room to spread out. Comfortable roomy beds for all.
The stairs. Our room was up 3 flights of narrow stairs without an elevator. It was hard for us to get our luggage in and out of our room.

Room was spacious, nice location and good facilities
Room was a bit worn and some maintenance required. We stayed 3 nights and asked for room to be spruced up after 2 nights but service did not arrive.
