We are located on the 4th floor in Building 6 (steps to the pool, water park, movie theatre, game room, etc) of Windsor Hills Resort, the closest private resort to Disney, in Kissimmee, Florida! Our condo has been fully remodeled in 2023. So, not only you will be 2 miles two Walk Disney World's main gate, you will enjoy the privacy, luxury and convenience of brand-new kitchen, bathrooms, flooring, paint, linen, decor and more! We can't wait to share our beautiful 2 bedroom/2 bath top-floor condo with you on your next Disney Adventure! You and your kids will LOVE THE PERCH. You can even see the Disney fireworks from our balcony on a clear night!!! The Perch is a top-floor condo with elevator access, not affected by the car park noise or car lights. Why spend more when you can have more privacy and comfort in a resort that's right next to Disney? We also provide: - a stroller - two play pens - and a high chair Our NEW DISNEY ROOM will sure be a favorite with our little guests with their own: - Smart TV - Foosball table - And plenty of room to play and rest! The Windsor Hills resort is the closest privately owned 5 star resort near Disney. Located near all the shops and restaurants of Highway 192 and some of the best golf courses. Windsor Hills amenities include: - Sundry shop, which sells groceries, novelties, newspaper, sodas, wine, draft beer, freshly prepared hot meals, sandwiches and ice cream. - Zero-entry lagoon style pool - Children's fountain area - Large hot tub - 80-foot water slide your kids will love! - 70-seat movie theater with regular - Gaming room with pool tables, arcade games, x-box kinect, ATM, and DVD rental station - State-of-the-art Fitness Center - Two on-site playgrounds - A seven-hole putting green - Lighted tennis and basketball courts and sand volleyball BEST OF ALL, THERE ARE NO ADDITIONAL RESORT FEES TO USE ANY OF THE AMENITIES!

We had a wonderful time staying here for our Disney vacation. Our two kids loved their room, and my husband and I found our room to be very comfortable and clean. We loved this rental and would definitely stay there again. Close to the Disney parks but private and quiet. Loved it!

Good location. Overall this property was just ok. It was clean-ish. It is really in need of a deep cleaning. The unit was very dark and smaller than what the pictures show. The primary bed was rock hard and the pillows need replaces. The water pressure was minimal and the water didn’t get very warm. Pool was nice to have but the water was very cold.

We really enjoyed our recent stay at the Perch at Windsor Hills. The condo was nice and updated and the facilities were well maintained, organized, safe and fun. I would have given five stars if not for the fact that the condo was not cleaned from the last renters. After many flight delays and arriving late in the evening, it was a great disappointment. The owner did his best to rectify it quick, but I received a lot of lip service at first, which was frustrating. Ultimately the condo got quickly cleaned and he bought us dinner for our troubles and stayed in close communication through the process. I understand mistakes happen, but vacation time is precious and folks want to relax, not bop around waiting to relax. If not for this blemish on the front end, it would have been a five star experience. All that said, I would consider renting here again as I do believe it was a complete mistake.

Beautiful, comfortable space. The kitchen was stocked well. There was enough blankets/ towels. I would stay again if going to Disney.

Out stay was more then expected. This was more of a last minute vacation and it exceeded my expectations for planning it last min. The condo was just as pictured, very clean, and has everything you need. We felt like we were home. The grounds are great to. The pool/waterpark kept my kids busy. The game room was also fun for them. We did our grocery shopping at the Walmart about 5 min away so we didn’t have to spend much $$ on dinning out. The hosts were very friendly and accommodating. I would stay here again and recommend this to anyone else looking for a vacation spot

The Perch at Windsor Hills was a perfect vacation spot - the accommodations were immaculate and tastefully decorated - the kids loved their Disney Room. We had everything we needed for a perfect stay. The owner Valeria was extremely attentive to our needs. The only thing we didn’t see that was mentioned in the booking description was the fireworks from the balcony in the evening. Nights were clear but couldn’t see any. Condo is definitely close to Disney and shopping. The pool and water area were extremely busy but it was to be expected during spring break. I would definitely recommend booking this beautiful unit.

Overall our stay was great! Location excellent, very close to Disney and grocery stores. Pool was super crowded and not great for teenagers….shallow but overall I would recomend for families especially with young kids. Host was great!

Very close to Disney, Walmart, highways, etc. Fun pool, slides, and splash pad. Very smooth check in process at complex and good communication with hosts, very nice and quick to reply. Condo itself could use some updating (master bed not terrific, showers need fixing, carpets old and dirty, kitchen doesn’t have any salt/pepper cookingoils dishsoap or dish towels) but if you’re like us and only used the place to crash after long days at Disney then this place is fine.

Overall the property is nice but the mattresses are terrible definitely need to be changed.. the master bed no matter how little you move it makes noises and the mattress is very uncomfortable, same for the sofa bed. Also it will be nice if they can have some amenities available such shampoo and conditioner, body wash, paper towel, dishwasher soap, ect. But overall was nice.

We were surprised that the unit was so bare of essentials. We spent time and money buying simple items that were needed, like toilet paper, hand soap, laundry soap, paper towels, salt & pepper, etc.. The refrigerator didn't even have an icemaker. We also found it odd that the light switches were about 3' above the floor....must have had a midget electrician.

The property is in a great location around Disney Property and other Orlando attractions and restaurants. Space was nice and roomy for the 2.5 year old with us. We had a few minor issues checking in and with the cleanliness of the condo, but these were dealt with quickly and professionally. We would recommend staying here.

This property was perfect for Disney parks, a great pool, and all the at-home amenities you need to accommodate laundry and cooking. The place was just perfect - highly recommend! We loved the pool/splash pad/hot tub... and our unit was very clean, open, and functional. The kids (ages 4, 4, and 2) absolutely LOVED the Mickey Mouse bedroom.. adorable! The ride to/from the Disney parks was about a $15 UBER each way... and under 10 minutes door to door.. Can't beat this - for the price too!

We saw the fireworks off the balcony, which was a nice touch! The slides/splash pad were closed for maintenance, so the kids were a bit bummed about that….but it’s winter in Florida, so we weren’t too shocked by this! Unit is a short walk to the pool, which was great! I saw a review that said the “elevators are far” they are not far at all……I’ve walked further in most hotels I’ve stayed at 😂😂 overall great stay & I would recommend! The property was great. I didn’t like I didn’t have a starter pack of kitchen items. No trash bags no dishwasher items no paper towel. We couldn’t find a pizza pan. Some of the knives were still dirty when we went to use them. . The main bed was nice but was way out of space for the frame. It was hard to shelve 2 people pass on the end of the bed. The frame stuck out a good 6inches from the mattress. The layout of the living room isn’t very good. We had to walk almost against the wall to get outside the sliding glass door. They had 4-5 plastic chairs in the corner you had to squeeze through because the couch came out so far. The shower head in the master bathroom isn’t the greatest. It is just cheap. These are only minor inconveniences. For the money I paid. The property is a 1-2 minute walk to the pool. It is great. It was quiet at night. The owners were very friendly. Let us check in early with no issues. Overall I would rate this property at a 7 out of 10

This place is a complete dump. It looks nothing like the beautiful photos. You will be extremely disappointed. The subsequent day, I had to show my husband the photos for him not to think I wasn’t beginning to lose my mind. First of all, our flight arrived at 11pm, and we drove an hour to the property. When we arrived, there was a police car at the gate. We then proceeded to the parking lot, and my husband noted all the junky cars. We hesitantly proceeded, the elevator was grungy but we jumped in anyway, we used our Clorox wipes to press the floor button. We arrived at the apt, and it was an absolute dump. We turned right around hurriedly to get out of there. We had no where to go with a four year old in the wee hours of the morning. We chose that option vs spending one second in that property. As we were leaving we also heard people in a verbal altercation. I called the owner as we were scurrying through the door. She did not answer. I then called VRBO/Expedia after waiting an extensive time on the phone I got a representative and they tried calling the owner. She did not answer their call either. I own a STR (short term rental) and me or my cohost are available for my guests 24/7 because things do happen. While I was on my phone, my husband was on his phone feverishly trying to find us an alternate place to stay in a strange city. It is unfortunate that a fellow host would choose to post misleading pictures to lure guests. I have yet to receive my refund for the 3 nights.

Great Stay at the Perch
The property is an ideal location if you want to stay off of resort accommodations and have the comforts of home. It was very clean and had everything you would need. The pool and the new water park and slides were great entertainment for our kids. Valeria was very quick to answer any questions we had. A wonderful place.

The place was clean. It did smell like they just fumigated when we arrived. But it aired out quickly. We didn't use any of the amenities such as pool. Clubhouse.

Excellent property
My family enjoyed this vacation so much it was hard to say goodbye. The condo was comfortable, the kitchen had everything we needed, having laundry was a huge plus, the kids loved the pool and waterpark, and the location was great. The property owners were very quick to take care if any problems we had. We truly enjoyed our stay in the condo and would stay again.

Our First Florida Trip
Our trip to Florida was amazing! The condo and facilities looked exactly as it did in the pictures! Having the fully equiped kitchen and laundry facilities was great to have, as we have 3 kids. It saved us money and packing double!
Staff at the gate were very friendly!
We would definitely recommend this place to anyone going to Kissimmee!
