room 11. beautiful period building, nice big furnished room, including bathroom with a bath and good shower. bed big n comfy.
fantastic lounge area to sit and relax in, would’ve liked to have a glass of wine or a whisky in there. i will next time.
staff were fantastic and accommodating. we arrived early but room was ready ish. we were looked after till it was ready 15 mins later.
accommodation is near to local amenities and a 10 min walk to york place or 20 mins to princes at.
i’m being very picky but nowhere is perfect. the room was a little dated re: carpets but it was a period room so still felt ok.
the breakfast was a modest buffet option delivered to room night before. either a) go all out for hot breakfast in dining room or b) don’t bother and knock £15 off the daily rate of the room

The location is optimal with lots of bus stops within walking distance, perfect to visit Edinburgh on a stop between our arrival and departing for the Highlands. One of the better priced options during the peak season. The room was clean and had everything required, though it would need a bit of love or refurbishing of the dated furniture. Overall pleasant building. Tea or coffee available in the main dining room 24/7.
The mattress was terrible. The shower flooded within minutes which led us to pull a huge pile of hair from previous guests - not nice. The Breakfast experience gave the hotel a low cost vibe. We had breakfast outside and took some of the snacks for our journey. Considering the other hospitable experiences we had in Scotland in general, this one was by far our least favorite. This value might be okay for Edinburgh during the Fringe Festival, but it certainly left an impression of lack and carelessness over all.

Great location.
Very clean.
Very dated and old fashioned. Needs a bit of work spent on it. ( mix match of styles)

Didn't feel very welcomed. Strange system re breakfast which was delivered to the room but very impersonal
