The apartment is small but comfortable, with a comfortable bed, decent AC, and good bathroom and kitchen facilities (though it was an induction hob and not all pots/pans were suitable). The terrace was really nice and private. The apartment was not far from the main train station and was within walking distance of major sights e.g. Colosseum. It was very clean and felt secure.
It is quite expensive, even for Rome, given the space is quite small. A couple would struggle a bit. The only way to access is via a narrow spiral staircase so be careful with large/heavy bags. The host did confirm this after I booked but only because I specifically asked, it wasn't proactively stated when booking. I found communication with the host to be slightly unnerving at times. I was messaged a few days to say I would be moved to another apartment in the building, one without a terrace. It wasn't worded as 'would you like a different apartment', it was very much 'you are being moved to a different apartment. I had to say repeatedly I didn't want to move apartments before he would accept this. He also gave me the wrong code for the key pick-up, I had to call to get the right code. He also kept asking me for a copy of my passport, which is not necessary and for obvious reasons I didn't want to provide. He kept messaging insisting on this. I contacted booking.com about this, and frustratingly they forwarded my message to him. Rather than address the issue he just sent a message complaining that I had contacted booking.com. I didn't provide a photo in the end which was accepted, but it was a weird and slightly uncomfortable interaction.

The owners were communicative and kind, providing thoughtful information about the apartment and area. They were very responsive to all needs and questions. Quiet street walkable to many locations and public transportation. Comfortable beds and air conditioning, as well as separate spaces for my family to spread out.
The building has some graffiti and decor is somewhat outdated.

The property offers great value for money. It’s located within short taxi rides to many central attractions. The apartment is spacious enough for a family and overall comfortable. It’s a good choice for travelers who want a practical base in Rome without overpaying.
Some parts of the apartment are outdated and not well-maintained, with small issues here and there. The design wasn’t really to our taste. it could use a refresh, maybe something more modern or simple like an IKEA white style with some plants. The street nearby has some homeless people at night, which feels a bit uncomfortable, though it didn’t seem dangerous.
